i’m going on a listing presentation to a fsbo. now let’s try to convert them over to a listing. i’m going with one of the agents in my brokerage. if we get the listing, we're splitting the commission

I haven’t used RPR but I know some agents that do and they really like it! So I guess just play around with it and see how you feel the most comfortable running comps that are accurate!

What do you think about those bullshit fluff pages in the "seller's package/cma" ?

Some of these questions during step one are good, but you can shoot yourself in the foot by asking will they be “interviewing other agents”. If they are not under contract already. Assume the sale! Asking how much they want to walk away with doesn't matter! The numbers are the numbers, tell them what they will get so they don't anchor themselves to a number and set themselves up for disappointment. Just my two cents!
Anytime an agent ask me if im talking or interviewing other agents i instantly know this agent isn't for me (it hints to me they are afraid of competition) any agent that welcomes competition speaks confidence in their ability for me to see how clearly they are better than the others.
This method i use with car salesman/ contractors/ and any type of services/products providers almost leads me to the top guy/woman every single time.

people still do hard paper copies? Sounds like a huge waste of paper.
Why not just email them the attachment and they can view it in full color on their phone/pc ?
Yes, there are still older folks that don’t do email and need hard copies.
Thank you for this but my seller didn’t question my commission but thought it was going to be 1.5%
I laughed it off and said I’ve never heard that before. But ill lower my commission a bit more if I also bring a qualified buyer, how does that sound? He stayed quite so Then I went on to explain the commission that it’s not all mine I have to split it with the other agent I have to pay for marketing, open houses, I do all negotiations making sure the buyer has proof of funds
I was lost I felt I had nothing else to say, yet I know all the things I have to do and pay for as well but really didn’t want to get into all of that with him.
thank God he finally stopped me and said that’s fine just write in the commission
I said are you sure I’ll also note down my discount if I procure a buyer as well.
He said thank you, so i tried to end our meeting with just normal chitchat we talked about food, health and so on. Finally he said he had to get going but had a great feeling about this meeting will review the contract and let me know.
I know at this point because it’s a probate he’s still waiting on his court letter so we can’t do anything anyways without that.
We just wanted to meet and talk and see how I can help.
Just a waiting Game from here.
Next time I will do all you said of sending things out before hand.
But how do you handle commission objections?
