Anthem Henderson, NV - Community Tour (Top Las Vegas Neighborhood)

- Anthem in Henderson NV is one of Las Vegas' premier communities. This high-end neighborhood includes Anthem Country Club (luxury), Coventry at Anthem (the more "affordable" homes), Sun City Anthem (55+), Solera at Anthem (55+), and Anthem Highlands.
Anthem is built around 2 golf courses and the community is extremely green. As it's tucked back into the foothills, many homes here have sweeping views of the Las Vegas Valley.
The first neighborhood we tour is Coventry at Anthem. While this was first built as the more "affordable" part of Anthem, these are very nice homes. The median sales price in this neighborhood is $450,000 (42% higher than all of Las Vegas) and the HOA $197/Q ($66/mo). There are parks and walking trails throughout.
Anthem Country Club houses the community's most prestigious and luxury homes. This neighborhood is guard-gated and built around a beautiful golf course. Many homes here have golf course and/or Las Vegas Strip views.
Homes range from $400,000 to 7.5 million, but the Median Sales Price is $824,000, 162% higher than Las Vegas median
HOA dues at Anthem Country Club start at $188/month (paid $565/Q). Double gated communities can be up to an additional $250/mo.
Residents also have the option of obtaining a golf or social membership. The Club is an exclusive members-only Clubhouse that offers indoor and outdoor pools resort-style pools, cardio fitness room, free-weight facility, exercise classes, sports courts, restaurant and events on the lawn
Tucked into the southernmost part of Anthem is Anthem Highlands. This is in fact the most affordable non 55+ part of Anthem. The neighborhood is very secluded and quiet as it's tucked into Sloan Canyon. This is a bonus to some people and a downside to others.
The median sales price in Anthem Highlands is $369,500 (17% more expensive than Las Vegas as a whole). HOA dues are $190/Q.
The area shares Anthem Highlands shopping center with the neighboring community of Inspirada. The shopping center has a grocery store, gym, bar, Starbucks, etc.
Sun City Anthem is consistently ranked as one of the top retirement communities in the nation. This 55+ community appeals to the very active retiree. There is an incredible number of activities in which to take part. The clubhouse here, which includes pools and a fitness center, has breathtaking views of the Las Vegas Strip. In fact, many of these homes have golf course, mountain, and Strip views.
Home prices at Sun City Anthem range from the high $200s up to a million. Median Sales Price $400,000 (27% higher). HOA dues are $303 a quarter.
Solera at Anthem is another retirement community in Anthem. It appeals to buyers who don't need all the activities offered at Sun City Anthem. The community center is smaller but still has an indoor lap pool, fitness center, and an outdoor spa. There are still great views to be had at Solera. As it is a newer community, there is more desert landscaping as opposed to greener Sun City.
Homes here are newer and more affordable than Sun City. The median sales price is $325,000...only slighter higher than the rest of LV (and actually lower than Henderson's median sales price). HOA dues are only $186/Q.

I’m looking in Vegas to move and didnt see this area when I was there in August 2020. Will be in Vegas in April, will need to take a drive through!! I can definitely live in Anthem Highland, Sun City, and Solera!!

Grand Hills is probably the most exclusive community in all of Nevada. And most beautiful imo.
Would you like to do more 1) life in Henderson? Where to hang out for locals? I have been to new home areas and they are way too remote. 2) Can you do a drive through 1) with map reference? Kind of like a more systematically walk/drive through say from strip.

In the 7 years I’ve been selling real estate, I can count the amount of scorpions I’ve seen on one hand. Of course this is the desert, so they can technically be found anywhere, but you’ll generally find them in areas in which their habitat has been disturbed. Like new construction in certain places. I don’t think anyone can guarantee a scorpion free community in Las Vegas, unfortunately. The non-native ones were brought in on palm trees.

Is Anthem's walking trails accessible to the general public, or is the community closed to non-residents?
Hi Jeff. Technically most are accessible to the public but there is only one area we know of that has the public park the cars (it is a designated car park) and it’s for a hike called Black Mountain Trail, but generally the area is free and clear.

How long before you run out of water?
Las Vegas has water for 40-50 years, but we obviously need to continue to conserve and shift. New laws going into effect soon restricting new swimming pool sizes. In addition, all common area must be desert landscaped by 2025.

Big Flip Status unless you are part of a team, It doesn’t really matter which one you join. Being self employed everyone has to find their own business. Whether that’s from door knocking, cold calling or advertising. We were originally with Berkshire Hathaway as we thought being with an internationally known agency we would get business from it. How wrong we were.

What the hell. $200 a month with $2000 down what what the heck and then you’re required to buy food I need you’re basically paying them to just operate. Like that’s ridiculous that’s sickening. I don’t know what kind of laws are in Nevada but this is pretty disturbing. Isn’t there any place to just have a home and be out away from everyone else good grief
