- Magkano nga ba magpa-design sa Architect? Ano-ano ang mga kelangan i-consider para dito?
IMPORTANT NOTE:
An Architect's Design Fee is never absolute. There can be other considerations to take. Not all designs are the same. We architects need to comply with the Standard of Professional Practice set forth by the regulating body in our profession. Our occupation (as an Architect) is a service and NOT to be considered as a COMMERCIALIZED BUSINESS. Therefore, an architect's fee shall be paid in relation to the following qualifications and considerations:
1. The cost and size of the project.
2. The complexity or simplicity of the design (based on the Architect's skills and experience).
3. The client's capacity to pay.
4. The services rendered and the tasks he/she will be responsible for (an Architect has numerous services to offer and not limited to design alone).
5. The scope, skills and experience required by the project.
7. The professional character and special standing of the Architect.
If there will be conflicting onsets to these considerations; the one favorable to the Client will stand since our Architects Credo clearly states that: "An Architect shall ask for a FAIR RENUMERATION for his/her professional service/s from the Client, and hold the Client's interest over and above his/her own interest".

Well said Architect. As a Civil Engineer when someone ask me about a design of their house I always ask them back do you have an Architect? In order to have a satisfying design always seek an Architect. And for the safety of the structure please refer it up on us Civil Engineers. 🙂
I agree with this as well, Engineer. People need to realize that it is not really a one man team for projects. It is a multi-disciplinary team effort. 👍🙂

It had so much rules & regulations for the International Building Code, that I don’t know about anymore-as I am only specializing design in Kitchen&Bath in Computer Aided 20/20 software. It's not a dumb question. There are NO dumb questions when your purpose is to achieve your goals. 😎
You can check on Facebook and any other social media platform for this. That's the advantage of the internet nowadays. Check their profiles and previous works. Contact them via email, private message or mobile phone. Request for their company profiles with portfolio of works. It's like a resume for companies and design professionals. This will most probably include all the necessary details you need to check with them and their work. Don't be afraid to ask questions. Feel free to check with 2 or more architects and see who is more likely to be a match for your preferences.
Do all this BEFORE signing any contract, OK? 👍

I have a drafted floorplan for my house project in a subdivision in Pampanga more likely to start in the year mid 2021. Will you be able to provide me an estimated cost beginning to end vs just construction foundation ? BTW, what is the architects' role in relation to the foreman?

What you can do is have your design checked and estimated by a contractor so that they can give you the actual possible price of the project. To make sure you have the best price have it quoted by 2 or more contractors. That way, you get to compare who has the best price and you can ask them the payment methods. 😊

Thank you for this informative video. One question po re the 15 years liability period. Does this mean po that if something unfortunate po like damages ay nangyari sa bahay, the architect will be liable for it? What if due to natural calamities po? Will that be included?

To explain this further... All of the Architectural and Engineering designs are submitted to the office of the building official if it is at par with the National Building Code and all the standard requirement the law provides. If approved, it is then issued a building permit. Sa puntong ito... Sure ka na sunod sa building standards ang design. Meaning, it can resist or withstand the usual calamities the Philippines encounter annually.
After that you should get a legit contractor to make sure that the construction of your house was built according to the approved designs and according to the building standards.
If all these requirements are met:
1. Getting design professionals
2. Approved Building Permit
3. Getting a Legit contractor
4. Occupancy permits
...rest assured your house is in good condition. And if there will be lapses, it is subject to the necessary penalties and investigation.
Pero if none of these were practice... Wala kang habol in the event na may mangyari sa bahay mo. 😊

This is brilliant information basic info and yet very straightforward and informative thanks for this Karlo. May I ask? How about if you put up a small business such as a cafeteria or a small shop with very easy design, you hesitate to get an Architect due to a small project. Will Architects consider a small project like that with a small budget say less than bet 50K - 100K?

Architects are flexible. If there's already a finished (complete) architectural design like the ones with blueprints and good enough to be submitted for building permit application... Yes, you can hire an architect for the remaining items left undone (if any).
But if the architectural design you are talking about are those taken from the internet and other social media networks... It cannot be used to apply for building permits. The architect still needs to redo everything from scratch to be able to qualify for building permit application. These drawings and other engineering designs and documents need to be submitted to the office of the building official in your respective municipalities or city hall to be able to have it approved for construction.
In short, kahit na meron ka nang pegs or photo inspirations na nakuha sa social media networks... Hindi mo ito pwedeng isubmit directly sa cityhall at gamitin para mag apply ng building permit. Kelangan pa din ang mga documents na provided ni Architect at ng mga Allied Engineers. 😁

Normally its by progress billing with an initial downpayment. 😊 I can't speak for all. Because it may also depend on the project and its scope.

Pano malalaman kung yung presyo na i chacharge ng architect e abosado? Yung simpleng bahay lang na worth 1m i chacharge ka ng 100k kahit na binigyan mo ma siya ng kopya ng design na gusto mo na nakita mo sa internet kung ilang kwarto saan ang parte ng kusina, sala etc. Yung tipong hindi na niya kailangan mang interview ng life style mo para i base kung anong design dahil meron na siyang design na gusto sa bahay niya.

I have a few queries din po:
1. Dun po sa sinend niyo na design, is it detailed? Or Building Permit ready?
Kasi if not, then the architect will have to reproduce the entire set of Architectural Plans. Which is like doing it all over again. Even though, you showed him/her a design that you'd like, the Architect cannot just send this to the engineers for the engineering design. Neither would this qualify po for building permits. So technically, the designs you showed him (the architect) will be recreated to qualify the Philippine Building Standards and our Building Code or else, this will be rejected for Building Permits. The design you showed him will be a mere guide of your preferences in the house.
2. Iniisip ko lang po yung ibig niyong sabihin sa "Simpleng Bahay" ? Because as individuals, we all have varying opinions kung ano ang simple at komplikado at kung ano ang maganda sa hindi. Hindi ko lang po nakita yung nai-send niyo sa kanya (kay architect) na sample ng Simpleng Bahay na gusto niyo... pero it may have been a complicated house in the Architect's evaluation. Kaya siya nag-charge ng mejo mahal.
- Tandaan po na ang 10% cost of construction na basehan namin for design charges is a recommended cost only. Pwedeng masmababa siya dito, pwede din naman po na tumaas pa dito lalo kung madaming kailangan gawin para makumpleto ang project itself. Also sa cost ni Architect na 10% kasama na din po jan ang Structural Engineering Design, Electrical Engineering Design, Mechanical Engineering Design (if required) and the Plumbing and Sanitary Design... in some cases, this may also include the Fire Protection and Sprinkler Design, Security (CCTV) Layout, etc. So, paki-clarify na lang po kay Architect niyo kung ano-ano ang inclusions sa fee na sinisingil niya.
3. Reasons why an Architect may charge higher than expected:
A. Your house may be complicated to design. It requires special details and designs. Example: Your house may require complicated structural support design because your house maybe built on loose soil or hanging on a cliff or on top of a mountain or something... (I know mejo crazy pero it is a valid factor po)
B. The Architect you hired is a very experienced Architect or he maybe well known in the industry which is why you're in capable and good hands. Parang nagpa-design ka ng bahay kay Louis Vuitton. :) Architects also have classifications and level of capabilities and competencies.
Overall, my suggestion is that you discuss with your Architect, why he is charging at that cost he/she gave you and what are the inclusions in his design package? I'm sure he'll be able to defend the price he is charging if it is reasonably priced. If ever you think that it is unreasonable... I trust your judgement and you may look for another Architect to do your house. Pwede naman po magpa-quote din sa iba. :)

A bungalow design is cheaper. Because it uses less structural supports and details when it comes to its design. It can also reflect on the construction as you need more materials to build a 2nd floor due to the stairs and other structural supports which are not included in a bungalow.
A bungalow also favors convenience especially for senior citizens. They dont have to worry about climibing stairs. 😊
The advantage of having a multi storey house is you get to utilize/maximize your property more.

That would be perfectly fine. Every one thinks that approaching an architect means to build a house. No. It is not like that. You can always hire an architect for design purposes only. And have the design built eventually. This is more appropriate. You can have your house estimated in detail because you already have a design to refer to. 😊
