  • Is this a $100,000 Shed? | Cost Breakdown
In this video we answer the most asked question throughout our build - "How much does it cost?" This is a two-story japanese-style shed that we've spend the past eight months to build together as a couple doing it all ourselves (diy). In this video, we'll go through each step of the build showing the costs at every stage to construct our 2-story cabin / shed.
Let us know what you think - how much would you charge or spend to have a shed like this? What do you think it cost us to build? Did we spend too much? We'd love to hear from you!

Hi, so pleased I have just discovered your channel, I am just about to start a full design and build a complete Japanese garden that will include a shed/workshop disguised as a Japanese tea house 😊
My house won't be finished being built until April and because it's a new build I will be working with a blank canvas.
I'm excited to get started as it has always been a wish to design and create a Japanese garden now that I have retired from work I have time to focus on more pleasurable hobbies in life 😊
Lovin what you are doing and how you are presenting your channel, so I have subscribed and will be binge-watching from the beginning 👍🏼

$25-$30k max, just for the shell only. Completely finished out, maybe $55-$60k finished. building only. Not including septic/well/power. My dad just did a 22ft x 40 ft complete with septic and a $20k solar power system. Hardwood floor (whole building), tongue and groove ceiling/walls, 6x8 stained) stressed exposed beams. $75k total.

Cost of goods for that out by me, for the way you did it, would probably be closer to $8-10k. Out here, you couldn't get away with that foundation on a two-story accessory structure & if this was being built as a job, things like the windows would be expected to be at least builder/contractor grade, not custom made from single-pane plexi. Not to mention, all the cedar would have been purchased ready to use (rather than remilling from fence boards) & presumably the top roof would also be done in cedar. All that together, you're probably looking at closer to $20-25k in materials depending on the specifics. Pricing would be something like:
    1. Materials: $25k
    2. Stamped drawings & Permits: $2k
    3. Framing & Sheeting Labor: $7k
    5. Siding & Decorative Labor: $7k
    6. Roofing Labor: $1.5k
    Subtotal: $42.5k
    w/ Overhead: $48-52k
Now, all of that would be very contingent on a lot of details I don't have here, but that's probably low-end. Could easily balloon up to a $70k+ job.
Kudos on the work. Looks like it came together very nicely

Thank you!! We love this detailed information! Thanks for sharing!! I hope others see it as it’s super informative.
Yeah, we really wish we could have done sonotubes or poured concrete footings, but code doesn’t allow it in our area for an unpermitted shed. As it was explained to us by our chief inspector - the 2nd story is technically an attic space (unfinished, under 6’ in height), allowing for this to be built … but, it has to either be on blocks or a flat gravel bed (too much of a slope to go for this option).
All that said, it feels extremely solid and we don’t have concerns about it going anywhere. A good bit of houses were built this same way 60+ years ago in our area. We’re happy with the end result & especially the end price.
At $40k-$70k, maybe we should go into the shed building business. 🤩🤣

@@buildingmodern "At $40k-$70k, maybe we should go into the shed building business." As long as you can find folks looking for this kind of work and willing to let the build take 8 months, you should be golden. 😋
In all seriousness though, there's certainly money to be made for those interested in doing this full time. But, like most professions, for many reasons, it's usually less glamorous as a job than a hobby/passion project.

This video by it's self did not show much of the building in it's entirety, I'll go look for previous videos... You two work very well together, "cute couple." I would have to agree with the comment below something like this built for you would cost approx 30K in today's market. To me that's expensive that's why I do DIY as well. and the feeling you get from a job done well can't be beat. Thanks for sharing.

Ps, I’d give most anything for a shed like that. I’m presently needing a storage shed. I think a contractor would not pass on any savings for re-upped scrounged materials. The many personal touches you included is where they would charge the big bucks. A simple framed building in your dimensions would probably be cut & dried. It’s the finishing touches, details & personal problem solving you did that they don’t seem very flexible on. $$$ creativity is sometimes a rare commodity these days. That’s why there’s prefab…

Ha, we weren't really counting the hours. Recording videos adds a lot onto it as well. I don't really have a clue on the hourly breakdown. If we made it without breaks, 5 days a week, and without recording videos, and without other work, it would probably take us 1-2 months as a 2-person crew. A lot of the time was taken up milling wood and doing what we could to save funds.

Nice video. I think your contractor friend pointed out a major issue in home improvement, building, and renovation services. They have rapidly become prohibitively expensive to hire for 95% of homeowners. In other words, builders and renovators are catering to the top 1-5% of homeowners who would not think twice about dropping 100k on a shed. And you can't really blame the craftsmen, can you? They are just trying to make money, improve their lives, and provide for their families. BUT professional contractor services are now a luxury service reserved only for the very wealthy.
And this is why, now and in the future, at least in the USA, homeowners MUST become DIYers if they want to see significant improvement to their properties.

    • @buildingmodern
      @buildingmodern  8 месяцев назад

      Thanks for watching & commenting.
We see your point, though we've always preferred to DIY. We feel we have more control on the level of finish due to more time to work on the project. Coincidentally, cost is also much lower as our labor is free-to-us.
Even if hiring a contractor, we're still big proponents of knowing the steps in the build or project you need to have done. Not everyone is physically capable of doing it themselves, but having the knowledge will let them know if it's being done correctly and any particularly difficult spots that might have to be worked with.
      That's our 2 cents anyway. Cheers. :)

Considering how fancy your "shed" is, yeah, it's rather costly. Doing it yourself instead of contracting it saved you a lot. Contractors take their time (high labour costs) and they usually waste a lot of material (higher material costs). Also, I think you live in California, which is outrageously expensive anyway. I'm building a 12 X 16' shed (tiny house) and am at the framing stage. So far, I'm under $1,000. I do have one advantage you don't: no required building permit (log cabin rule).
