I just watched this enlightened video of Mactan Island. I was interested in a possible condo at the Amisa Private Residences, but I have questions as well about the typhoons that hit the Philippines every year. With this stretch of land, it seems to be vulnerable to lots of damage from typhoons due to the lack of protection around them. typhoons never bothered me, it was the aftermath I don't care about. Has there been any history of major damage due to bad weather since they built these condo's. I still plan on moving there, just want to know what precautions I should keep in mind. Loved the video, lots of places to look at. I plan on renting there for the first year just to be satisfied in the area.
As typhoon Odette hit Cebu and damaged a lot here in Mactan, most of the condo units as far as I can see dont have major damages. I lived in Mactan but not in a condo but close enough to Amisa. Punta Engono dont have a lot of traffic since its like its own community.
Amisa is good. Only the condos in Mactan Newtown are damaged by typhoon ( you can find videos in youtube). I don't trust megaworld cheap construction.

Hello swissypoo. Since these are pre-selling, condo dues are not yet declared, but estimate would be starting 80-150 pesos per sqm

Hello Ian. As these are all pre-selling condos, (not yet completed) condo dues are not yet finalized. But starting prices for these fees begins at 150 pesos per sqm.

Mandated by plumbing law, lahat ng condo units may grease trap under the sink to capture oil/grease. Hope that enlightens you.
@@DeniceManubag And Instead of just relying on that grease trap ,it's still better to put the used oil in a jar or container before disposing it to disposal area /garbage. Ang mga mentality ng mga Pinoy dapat mabago sa mga basic na chores katulad ng laging maglinis o i maintain ng lugar ng condo unit nila o sariling detached family houses nila..

When or if you buy a condo in Cebu or Lapu Lapu, here is a question, as the Condo is on a lease hold and like not so long ago the strong TYPHOON that ripped across Cebu, leaving condo windows blown in and exterior damage of roofs and side walls and panels, as a lease holder do you just pay for your own windows that are blown in, or is it a collective on the whole building, even if you are insured. would the price and the Collective of any costs make a loop-hole for any Philippines insurance company to slide out of, and the lease holder could have bills for Millions of pesos, as CLIMATE change is happening ever faster now these TYPHOONS will become more frequent and even stronger, simple lang . Ray in the UK ....will be back in CEBU this November for 3 months..
In the Philippines, condos are not leasehold, its freehold, meaning you as owner are provided a condominium title registered under your name. This title will attest your freehold ownership.
For common area damages, it is covered by the developer’s insurance. For interior damages, it is the buyer’s own insurance. But there is one generous Cebu developer who generously paid and replaced the roofs and broken glass windows of their projects FOR FREE when typhoon Odette hit Cebu. The only developer who ever did this is Cebu Landmasters, the top 3 condo in my video.

Cebu Landmasters is the #1 developer for Visayas & Mindanao today. They have subdivision projects and condo projects. When typhoon hit Cebu, CLI is the only developer in Cebu that offered free repair for all their existing projects, be it house&lot or condo.

I consulted with the developer Robinsons Land and the feedback is that the final number of buildings will be four and not six, the last would be Tower D, so they can focus on the redevelopment of the amenities and the first 3 towers. Please understand that Amisa Tower A, B, and C are over 10 years now. Completed 2010. Rest assured, RLC developer stands to bring quality residential living at Amisa and to all their projects in the Philippines.
@@DeniceManubag Is that why the current unit owners are being charged a massive increase in Amisa Admin Association dues by board members entirely staffed by Robinsons people, (as told to me by residents), to include special assessment for CAPEX Projects in order to accomplish and execute the proposed projects of the Amisa Private Condominium Corporation (APCC)? Surely the redevelopment of the Amenities should be paid by the developer since the project remains unfinished. I feel sorry for the condo unit owners due to the dilapidated state of the current amenities and being charged by APCC Robinsons Directors. Doesn't look good for future condo unit buyers does it?😟

@@peteredwards49 hello Peter. Amisa Towers A, B, and C are already turnovered to the unit owners. Unit owners form a condominium corporation, they are the ones who decide what to do with the condo, not anymore the developer. RLC admin said AMISA tower A, B, C are currently in the process of repainting. Condo dues are still 70-80pesos max. If there are other fees added, that is up to the condominium corporation’s decision which actually are the condo unit owners.

I went to your transcripts, which I can get through 10x faster than watching the vid and I dion't see any price mentioned. 😢😢😢
I do like your condos. The glass doors and large openings are great compared to the condos I've look at on youtube, the Alcoves.
I did go back and I went through the 1st couple mins. There was an image on the screen. It was light in color, a little hard to see and moved fairly fast.
Condos start a 16k for 43 months. This said 43 months is way to long.
I, hopefully, will be in PI towards the last 2 wks in January. It'll be my 1st trip, so I need the ultimate in flexibility on my commitment. Since I can't tell if I will like PI or the place I'll stay at I need the flexibility.
I'm thinking about IT or Business Park. Last I looked was at the Alcoves. They didn't have any daily, etc.
If you know this area you be able to find what I need. I'm not helpless on this but but if you have any resources it might help.

@@MS-oz2wu Hello. Condos featured are "PRE-SELLING" hence turnover will be 3 to 4years from now. There are Ready for Occupancy units now such as condos in Mactan Newtown and Sheraton Residences.
Not showing prices should put up a red flag. Beware
