This is the 14th episode in a new series following the construction of a small, but very stylish, vacation home for one of our clients step by step. We are calling it The Modern Mountain Getaway, and it features vaulted ceilings, a huge wall of windows, and lots of outdoor space for the owners zen garden! In this series, we will highlight building techniques, building codes, order of operations, cost, building materials and tools used, and also even talk about the problems we run into during the build! This is going to be good fun.. And the best part is that YOU can rent this home for your own mountain getaway when it is complete!!
On Episode 14 Jaime, Erik, and the Perkins Crew Take this home one step closer to being finished. We start out with prepping for and installing the tongue and groove ceiling over the covered porch and zen seating area. This is a pine tongue and groove finished with an exterior deck stain (we did this in our shop). Next we move to the inside to prep for the floating shelves that will replace upper cabinets in the kitchen. We are installing brackets that we fabbed-up in the shop that fasten to the framework to make for super-strong floating shelves! Next, Erik and Jaime modify the exhaust fan shrouds for the bath and dryer to look up to par! We take out the ducks and put decal blocks behind them for a fit and finished look. We find that it’s the small things that make for a quality job!
And as always, we include footage of the Perkins crew enjoying life here in the Great Smoky Mountains of North Carolina. There is tons of great information about how (and why) we are doing these processes the way we are. These videos paint a very real picture of what it is like to on the job with our crew for the day!
We are building this home on a budget of course, so we will also be discussing how we choose materials (and designed the house) with the budget in mind! This is a huge part of any build, and one that I think is overlooked in many RUclips videos.

No, you don't want to really do that. These guys are twenty plus years into the process. It's not anywhere even close to as easy as they make it look in these videos.

I gotta say that I really appreciate your attention to detail in so many aspects of the construction process. You guys apparently really care about what your customers/clients think about your craft, not only at the point in time of them taking possession of their house, but also years down the road after they've lived in the home for several years. Bravo to y'all for all of the minute details that I have always considered important and many other "contractor types" thought were way too much trouble. But, I firmly believe that if you are being paid good money for a job, then you should be as attentive to every small detail as possible in order to continue your chosen vocation. Great job, gentlemen. And, Ray, Diabetes isn't a joke. My wife has had it for years and it's a constant reminder that we have to take care of ourselves and our loved ones. God bless all you guys for the fantastic job you do.
Totally agree. My OCD means these little things are important to my mental health, otherwise I would go crazy having to see a crooked light switch or vents that don’t line up!

I used to work at Lowe’s in the “outdoor power equipment” or seasonal department in Laurinburg, NC. Had an older gentleman come in and was looking at the chainsaws. I walk up to him and as I’m walking up to him I notice he is a below the knee amputee. I strike up a conversation with the gentleman about what he’s looking for and what kind of work he’s looking to getting done with the saw. I swear to god, he tells me, “I’ve got a stump I need to take care of.” I sold him a Husqvarna.

I’m a very “attention t deal” master Electrician, and I’m very happy that you both spent time on those outside vents and some discussion on making things look good. It’s so easy to take care of things, but so many guys are hacks.

9:00 Excellent tips on that hole saw drilling techniques. I'm a newbie and experienced those issues before (smoke, hole stuck in bit...) and just thought that was how it was supposed to be. Thanks for passing along some handy knowledge.

Jaime, pro tip: just hold your block of wood up to the siding and cut from there using the oscillating saw. No need to mark it and hope you hit the line… speaking of the 4” hole repair. And use a small piece of flashing above it!

Love the attention to detail. I'm looking at an uneven set of light switches while sitting here in my recliner. Been driving me nuts plan on changing it around when I redo the ceiling fan and foyer light in the house we just bought. Keep up the great videos.

good tip is to pre cut all you penetration blocks and hand them to your trades or install then before your trade is there so you dont have to hack up weather barrier and can flash it properly

I’ve used a 6 1/4” hole saw for bath vents and that really snaps your wrist sometimes also it’s better to use insulated flex for your vents as it reduces the chance of condensation in cold spaces … it’s code in Michigan

Unfortunately that’s about as good as it gets for “finish work” from mechanical subs. Your version looks much better and will last much longer. Great video this week.
I'm curious as a GC would you have any conversations with the sub concerning their quality of work or charge for the rework you had to do or is this just a standard issue you have to deal with when building high end custom homes?
You could mount the blocks and drill the holes beforehand, that way the mechanical subs will know where to put the vents.
Great tips n tricks! May steal some of them.

I think you should be using the teco replacement screws #9 on the metal bracket for floating shelves. Those deck screws aren't meant to take lateral displacement and will sheer

It's a bit weird I know, but I'm "housewife"..... at home watching bunch dudes building houses...Why? Because You guys remind me of my older brother and he is an amazing builder. I haven't seen him in 7 years (we live in different countries) and he was supposed to visit us this year, but due to COVID, everything had to be canceled! I love the details and care you do with your builds, maybe one day when I'll be building my dream house, I'll have your advises to go along with!

Those air vents being uneven would’ve drove me nuts as the home owner. Nice work guys.
Just a rookie tip on using those big hole saws. To avoid it spinning the drill on you and potentially breaking your wrist set your drill on "screws" setting. This way drill will just start skipping when the hole saw binds instead of spinning on you!

I’m glad to see he’s such a good sport (on camera at least) about his hand. I’m sure it’s still hard on him. I don’t even feel sorry for him, I’m happy that he can come to terms with it, joke abt it, and most importantly, get back on the horse so to say... Great House!!! I just stayed at the modern mountain get away. This particular exterior drier vent is already plugged up with lint. The mesh square mesh screen is not a good design.

@@PerkinsBuilderBrothers You are welcome! I also noticed the back French Door probably came out of adjustment as the house settled. There is a noticeable air gap a the bottom jam where the two door sections meet.

I'm really loving this series guys - super-entertaining and very educational! Quick question: When you were installing those pieces of wood to fix the vent holes, how come you didn't paint the sides/edges of the wood before caulking and installing them? Curious as it looked like you guys did that with almost all the wood (and wood-like products) you used on the build.
OMG when the board was put on not lining that big hole up for the vent. I was almost yelling at the screen.lol
