    I competed with 15 to 20 buyers on each houses. That is the reason my high offers still not high enough per seller agents.

      That sounds about right! Varies per area/neighborhood, but seeing 8+ offers on a home has been the norm for a while now.

    In general, you are right. Spring time is the most competitive period in buying house. But I do not think this winter (Feb 2024) is a good time for the buyer. I made an offer three times in eight days. My offer were declined even though I offer $100,000 more than listing price. So, Is this Winter special?

      Winter being competitive is hit or miss. But wait til Spring and it will be even busier with offers

    You just can Refi if the price of the house raise…
    If it drops you will be stuck with the high rate for ever!!!

      Also on a 800k house property tax alone will be 10k/year.
      Which is 10% of the average household income in so call

      For that reason I decided to buy rentals in AL. With just the down payment for a house in San Diego I bought 10, yes 10 houses in AL which is enough to cover my rent here with some slack…

      A little confused by that, but I think I get what your saying! If you buy at the higher rate with less competition you can refi when rates tinker down - then when rates drop down you'll have to pay a higher price for the home since there is more competition.

      San Diego is way overheated. If you aren’t in the market can’t get in. Shitty trailer park houses listed for 400-500k 😂 Correction is inevitable

      How about homes in the ghetto where it’s dangerous and known gangster area. Those houses are going for 800-900k and some are even a million, in the ghetto!!!

      10 years ago was the best time to buy - chances are we’ll be saying the same thing in 10 years from now
