Amen. I taught myself everything through the years. No more hiring guys who don’t show up, and do crappy work. I’m in the process of building a bedroom, bathroom and laundry room off the back of this house. Doubling the size. By myself!! The market is amazing right now. I buy very low end houses. On quiet streets. Takes some hunting. After this house I’m gonna proceed to start buying lots of unrestricted land in the mountains and building offgrid cabins, ready to go and selling them. I just sold a piece of land in the North Carolina mountains a year ago and the guy I sold it to turned around and sold it for a triple of what I sold it to him for! There’s a huge demand.

    • @pmgodfrey
      @pmgodfrey 2 года назад +1

@@matthewstrothers7991 -- With the right bank it can be. Before getting into it though, I'd recommend becoming very familiar with property inspections, code requirements and occupancy permits. You don't have to know everything, just the basics of what they'll be looking at.
I've been doing this for almost 10 years and I'm mechanically inclined so over time I've picked up on what to look at when buying a potential property.
I can't run the business side of the business like accounting, paperwork, etc. That's what my wife does...I just fix the things. :)

He did so poorly, they revoked his license to post.
All kidding aside, I used a study guide called “Technician exam TruePrep” did some of the modules, then skipped down to the EPA Core questions, then the three types.
Once I had those fairly well down, I got the SkillCat app, selected “EPA 608 certification” selected “EPA 608 Universal” did it’s programs and then took the test.
Did the whole certification for free in some spare time. I just ordered a permanent card for $50.

    Talking about the TRACE GAS....
…“To cause the least amount of damage to the environment, newly installed systems should be pressurized with dry-nitrogen for leak detection purposes. If an electronic leak detector is to be used, a trace of the system refrigerant can be added to the system along with the dry- nitrogen. The trace gas should be the same as the refrigerant the appliance is going to be charged with. A leak trace gas is not considered a refrigerant under the EPA’s refrigerant management regulations”… pag 12
…“For example, an R-407C system should be leak checked with pressurized dry-nitrogen and a trace amount of R-407C2…pag 21

That fact that oil is miscible in the refrigerant is something so many people forget. When we run the refrigerant through an actual reclaim rated machine, "clean/oil free" that someone pulled out as vapor still has a ton of oil in it we get out. Usually about 1 qt every 50 lbs! When it's sucked out as liquid, we sometimes see 2-3% of it as oil.

For the using of R22 as a leak trace gas, I was seeing and informed recently of it actually being specifically for a question on the test that is asked a lot, but they actually were meaning to say “it’s okay to use a trace amount of the systems refrigerant with an inert gas, even if it is R22”

Hi Bryan, Great stuff here but can you clarify on 2 points you stated & I have not
read/heard of before. 1) @2:45 you say that if you have the 608 Type II cert. then
the 609 MVAC card is not needed (as of 01-29-1998) 2) @17:38 you say EPA allows
small amounts of R-22 to be used with Nitrogen as a trace gas for electronic leak
detection? I thought you're supposed to only use whatever type refrigerant is in
the leaking system (410a for a 410a system, R134a for a R134a system, etc.)? Can
you elaborate or point me to where you found these 2 pieces of info?
