Happy for you guys!, 285k usd in canadian $ 400k, you couldn't find a house or townhouse in Canada for that price, and Zaragoza beautiful place, closed to everywhere...plus your house comes with the option of growing mango, banana, coconut papayas trees ect if you decide to. I don't think you could you that in Canada...

Me encantó el video y lo bien que explicaron todo el proceso desde que vieron la propiedad, presentaron la oferta y entregaron la reserva de los $5,000 o arras que se entregan cuando se firma la Promesa de Compra-venta, que es muy bueno que exista ese documento porque de esa manera ambas partes están protegidas y se esta garantizando la negociación. Soy agente inmobiliario y a veces cuesta que los clientes entiendan lo de la reserva y las ventajas de este. (cuando me vuelva a suceder, los voy a enviar a que vean su video, con su permiso :) Verdaderamente si estoy impresionada, manejan muy bien los términos de Impuesto de Transferencia (su pago al 100% y cuando se divide en 50% USUFRUCTO y 50% NUDA PROPIEDAD) derechos de Registro y muchas cosas más. Los felicito! y Bienvenidos!!!
Definitely building a house would be less expensive I would guess. Congratulations folks. One question: whats the cost of living there in El Salvador and what kinds of jobs you guys are going to have there?
People have lots of dogs because of any intruder that might want to brake into your place, they'll let you know when the intruder is being chewed 😂. Also they're a pretty good company.

An advice for people who are Salvadorean and want to buy in El Salvador. Get the Chivo wallet, start depositing money using a credit card o debit card to build cash, you can have in US dollars or transfer it to Bitcoin if you are into it. Also, open a bank account in your next trip to ES. It is becoming easier to do it now. I faced all those issues, 3 years ago, when buying 1.7 acres (una manzana), en La Palma, Chalate. Hi, Great info and really appreciate all the details of the process. Did you guys find the house by yourself or you had a realtor showing you properties? I'm visiting el Salvador in the next couple weeks and the idea is to look for a property. Hope you can answer my question. Following your steps.

Hola de acuerdo a lo que he escuchado en las noticias, en el Gobierno de Bukele: Si eres Salvadoreño o hijo de Salvadoreño ( tienes que adquirir la ciudadania creo) y quieres transferir capital hacia El Salvador con intension de residir en El Salvador, Las transferencias de cantidades importantes de dinero desde el extranjero para inmuebles, casa, carro etc, son libres de impuestos, NO TAXES, por favor pregunten sobre el programa de migración inversa. Pues nosotros estamos siguiendo la información de ES con el fin de retornar en un futuro. Tengo entendido que aun el ingreso de bienes es permitido sin taxes, claro existe un limite. Saludos los mejores deseos.
Sí, es correcto, no hay impuestos para traer dinero o activos al país si te mudas aquí desde la diáspora. ¡Sin duda fue un gran incentivo para nosotros!

Por lo que veo el precio de esa casa esta muy bien porque no es pequeña, el terreno para jardin es amplio y asi como estan de caras por el momento las casas por ejemplo esas casas que hay en opico literal son cajitas de fosforo super pequeñitas y creo que andan arriba de los 40 mil dolares! La casa de ustedes tienen un cocepto como las de condado santa rosa pero esta super grande! Asi que si hicieron buena compra.que bueno!

I live in the Toronto GTA.. one of the key questions is .. how did you do to move a great amount of money to El Salvador? I know it can be done through wire transfer, but . Did the government of Canada ask any questions? Any imformacion will be appreciated.

Great video. Once theres no more diaspora to buy up property the home will drop. Foreigners will not pay for those overpriced properties unfortunately. Also after Bukele leaves what happens to the country? I foresee drastic price drops. Just my opinion.
i got lost about the usufructo law but regardless what your home value in a few years will be worth a lot more. for sure. that's why I keep telling friends don't sell your property specially if you live in San Salvador arounds.

I have a question about the canadian retirement plan.
Like so many I have given Canada a lot of working years.
If I was to immigrate to a country such as El Salvador like you guys have, would I be able to get my cpp?
Are you guys still paying into your CPP or did you lose your contributions by moving abroad?

Hi Jeannette, that's a really great question! I checked this on the government of Canada website because I was also curious about the answer. Yes, you can retire abroad and still receive both your OAS and your CPP payments, however the government will keep 25% of your benefits as a "withholding tax". I can understand them keeping 25% of the OAS because we don't contribute to that, but not the CPP, which we had to put money into from every pay cheque with the promise that we would receive it, so thats kind of BS! But yeah, so you would keep 75% of your eligible benefits, but at least here the costs of living is lower and your money will go further.

I thought you would lose the OAS, I wasn't sure about the CPP.
In Canada we live to pay taxes, doesn't surprise me leaving the country will cost you 25% of your pensions.

I am also going to follow your footsteps. I live in Kitchener Ontario and also from El Salvador love your videos
I'm fixing to come look at properties in February next year. I feel like El Salvador is on a good path.
My problems are:
1. I don't speak any Spanish
2. I have no connection to El Salvador what so ever
3. I have small children and a wife
4. I need to relocate my company there
Also, how are the connections of the major airports? I have my own company and I need to fly quite a bit in a year so it's important for me to be able to get to a major airport quickly. How is El Salvador for raising a young family? How are the hospitals? Can you pay for private health insurance and get access to healthcare that is on par with what you would expect from a 1st world country? I have a lot of these questions that are hard to find answers to when you don't speak Spanish.
Do you see any risks of the crime wave returning once Bukele resigns? I want to move there and have it be my forever home. I already moved from continents once and I have lived in a couple of different countries. It's a lot of work to get used to all the new systems and ways that things work. I don't want to be doing it again in my 40s or 50s.
How receptive are the people to foreigners moving in?
I want to live next to the sea somewhere around Surf City to get to do what I love doing most in the world outside of my family - surf and ride motorcycles.
Of course if I do end up there I will take Spanish classes and learn it up to a level where I can carry a conversation with somebody even if I will probably never speak "academic" Spanish :).
What web site did you use to find the house?
I am in Canada, what website is best to look for homes in this area?
Also are there any current homes in area for sale for that price range?

Did you guys pay for the house outright, or did you take out a mortgage? If so, what are the interest rates and down payment percentages? Thanks.
We paid for the house outright. We were in a position to do that because we sold our home in Canada and had enough equity to do it. In El Salvador you can buy a cute little house for $180-200,000 and live comfortably in a nice residential - with no mortgage or rent!!! (bonus!!!)

Visit the county. Ask lots of questions before you decide to come to El Salvador. Diffrent driving rules and diffrent culture.

There's no Dog Catcher's in the country so beware when walking around there are mobs of dogs in the streets.

I think it’s not the diaspora only riding the prices up. It’s the rich investors that buy the best houses and hold them to invest as the value of the dollar is so low
