  • This video explains how to close on a for sale by owner property without a realtor. Learn how to save 6% in realtor fees, negotiate the best deal, and close with confidence (paperwork and all).
    In this video Chandler David Smith is going to show you exactly how to buy a house without a realtor. He is going to explain how to do the paperwork, what you need to do to protect yourself, and everything else you need to know so that you have the confidence to save the 6% in realtor fees and close on the perfect property for you. Buying a house for sale by owner can be scary, but this video will calm your nerves so that you know how to buy a house without a realtor.
    In the last 7 years Chandler has done sixteen real estate transactions and he now own over 63 doors of buy and hold real estate. Of these deals, seven of them were for sale by owner deals that he went through the whole process by himself. These deals were always intimidating because Chandler didn’t have a realtor to fall back on. However, they were also the most rewarding because he was able to negotiate and close the whole deal on his own. Without a realtor and Chandler was always able to find the best deals and save a ton of money by avoiding the realtor fees and separation on the negotiation. Chandler talks about how his first deal was his favorite deal because he didn’t know what he was doing at that point. He found a listing on craigslist, negotiated the deal, and then met the seller at the title company. When Chandler showed up the agreement was already written up. He signed it and handed the title company the check and that was that. Looking back this terrifies chandler because he could have gotten taken advantage of in half a dozen different ways and so this video was made to help other first timers know how to buy a house without a realtor.

    Relationship based transaction so usually people leave the property with you in better shape
    Strait communication so nothing gets lost in the back and forth and it takes less time
    Realtors are great and can deliver huge value but 6% can go a LONG way if you know what you are doing

    5 steps no how to buy a house for sale by owner
    1. Get a good connection with a good title company
    a. They will handle the pay off and make sure title is clean and all good to go in the for sale by owner process
    b. The will also walk you through the for sale by owner paperwork
    2. pre approval letter and/or proof of funds
    3. negotiate with confidence
    a. relationship with title company
    b. pre qualification letter
    c. proof of funds
    d. can close in 10 days
    e. build connection with seller
    f. build value and confidence in you as a buyer in for sale by owner process
    g. finally, kindly devalue their property and put in a low offer. Speaking first where you think the price should be and shooting low to anchor gives you a huge advantage over asking if they will drop at all. Be the kind, likable and professional
    4. Understand the for sale by owner paperwork
    a. Purchase price
    b. Closing date
    c. Inspection timeframe
    d. Earnest money (if you are not satisfied with the inspection you get all your earnest money back)
    e. What all is included in the purchase when dealing with for sale by owner real estate
    f. Closing costs
    5. Deliver on commitments

    I FINALLY closed on my first rental property in Pocatello Idaho 😀. Its kinda of a crazy story for my first rental and the title company said it was a first for them also, but it's true the first one is always the hardest. Know here comes the next stage finding the perfect tenant fit.

    Yeah keep trying to go low when it's not justified and the property will get sold to someone else, just offer a good and fair price and not try and get over or just pay what the seller is offering if it's fair.

    Legally...you need to walk away from the deal within the inspection period, unless its due to appraisal or financing. Seller would have a case for specific performance.

    Question I had a realtor tell me that I wasn't allowed to use a Re 21 agreement form because Im not a licensed realtor and this person said they would be happy to represent me and fill one out for me is this true and if so what can I use in place of a re-21 purchase agreement?

      Okay, here is my situation and I am looking for some advice. My wife and I are currently looking to purchase a house. We were about to close on one deal and after doing the inspection and the appraisal it happens that the appraisal comes lower than the asking price. Long story short, the seller refused to sell at the appraised numbers and we lose money, time, and emotionally disturbed. Now the second time the seller refused to sign an addendum if the appraisal comes lower to then sell at the appraised numbers. Now we like to try looking to by the owner and we have been approved with the bank. Do you have any advice or how can we start beside what you recommend on this video here.     And I am sure you will purchase the property cheaper than if the seller dont spend money to pay agent, because usually the agent can sell with higher price if you sell with agent.

    Sorry if someone coming with no appraisals no 1 page addendum and cash that 1 page addendum going straight to trash won’t even be looked at and you lose a deal in today’s market.the less addendums and no contingency’s gets picked all day before the 1 page rules.

    What if my appraisal came in at 377k and the contract price was 380k with Contingency to Appraisal and the inspection repair estimates were $3,230. When I told the seller she replied with $378,500 and I countered with $375,500. She said she would review it. None of us have an agent involved. Isn't this still a great offer for the seller given that there aren't any agents involved?
