Now the second time the seller refused to sign an addendum if the appraisal comes lower to then sell at the appraised numbers. Now we like to try looking to by the owner and we have been approved with the bank. Do you have any advice or how can we start beside what you recommend on this video here. Legally...you need to walk away from the deal within the inspection period, unless its due to appraisal or financing. Seller would have a case for specific performance.
Sorry if someone coming with no appraisals no 1 page addendum and cash that 1 page addendum going straight to trash won’t even be looked at and you lose a deal in today’s market.the less addendums and no contingency’s gets picked all day before the 1 page rules.

What if my appraisal came in at 377k and the contract price was 380k with Contingency to Appraisal and the inspection repair estimates were $3,230. When I told the seller she replied with $378,500 and I countered with $375,500. She said she would review it. None of us have an agent involved. Isn't this still a great offer for the seller given that there aren't any agents involved?
I didn't even watch this because its absolutely 100% pointless. Its literally FREE for buyers to use agents. Sellers pay full commission. Theres not one single reason to not be legally protected and represented by a professional for FREE.
