- This is it! An exquisite house with an impeccable floor layout. This delightful house spans 207.18 sq.m and boasts a generous front porch and a rear porch that allows screening, providing access to an inviting outdoor firepit. Too much patio and porch? Says the guy allergic to nature.
"Allergic to nature" or not, far too much interior space sacrificed for far too many open, outdoor areas, wi5h the same large, overall footprint and not even a covered carport. Sorry. Nice, but needs a lot of "tweaking."

Great features, but too many choke points. Traffic is squeezed between walls and the backs of chairs in both the dining room and living room, while the corridor is inaccessible from the foyer and unusable!
Remember, this is their decor. Utilize own decor to have better accessible areas, i.e., less dining chairs or use of a room to fit your lifestyle.

I actually like this home. As I want an open floor plan, a bit of the wall separating kitchen from living room could be opened up like a pass through so that I, as cook I could have some interaction in my U shaped kitchen with plenty prep space (island would become part of the U). Love the master and as we age, moving downstairs to the extra room could work. Very nice! And an office too! Also, opening up the wall where the stairs start going up will help for more even heating and cooling of the home.

Love the porch and patio and the placement of the laundry room off of the outside door - i would add a small wall around the outside patio so no one would fall off in the dark evenings😊

I love the basic idea of this design. I just don't understand why you do not design adequate storage into your plans. For me, add an attached garage to the side and more square footage to the back of the house. Lovely big primary bedroom, with too small closet space and bath. More room would fix that and allow for a laundry room as big as the beautiful pantry, fixing storage issue.

I would happily change that side porch to a carport for a direct entrance into the kitchen and put the laundry where the butler’s pantry is so you can eliminate that extra corridor and possibly make a third bedroom that Jack & Jill’s with that full bath.
