For the first time, the way Trevor's conversation with Josh was very much normal compared to other characters he encountered ended up mad or comic relief.
13:07 - Trevor: Where you know her from? You, uh, you ain't the pimp type Josh: Pimp? No, she's my wife. Trevor: ... Funniest part of all the Josh missions.
He brought this to himself. He tricked Trevor to mess with his wife, ruin his friend's life, and torch is used to be house. In the end, he tried to get rid of Trevor, but then got killed by him instead.
Some of the random characters that Trevor meets and do their favour are a bunch of wolves in sheep's clothing(Although they look innocent and normal people, they prove and reveal themselves they are real heinous sinners as worse than Trevor's standard). People and villains think Trevor is a psychopath but they are most ruthless in their minds and actions as worse than Trevor when he saw them.
This is why the game is a satire of capitalism, a sheepfold with wolves in the form of sheep, acting as innocent citizens. In reality, they are driven by strictly personal purposes and ambitions ; what the game depicts is this individualism, but also opportunism. In this case, it is a boon for Josh to meet Trevor in order to achieve his ends by overthrowing his competitor Lenny, just as it was a chance for Franklin to get to know Michael by a certain coincidence of circumstances. Let's see what happens in the latter case ; Franklin has risen socially, which Lamar blames him for because he no longer comes to the hood, and this is further characterized by the acquisition of his mansion overlooking Los Santos and its slums, which he has nevertheless known. And his social ascension is dirty ; what Franklin has climbed to get there is above all a pile of cadavers. The moral is the one given by Michael at the end of the game ; when together, with Trevor and Franklin, they realise that their practice of capitalism is no better morally than Devin Weston's, he points out that the virtue of civilisation is hypocrisy. And Josh is just one hypocrite among many, all fighting for their own interests and thus revealing a cruel and unhuman nature.

Why almost? You don't have to kill Beverly, Abigail and Josh. It's entirely player's choice. The only ones who die in any case are Dom and Joe & Josef. Tonya, Cletus, Hao, Barry, Mary-Ann, Maude, Omega, Nigel and Mrs. Tornhill do not die in any scenario. This is not "almost everybody being killed".
Alright. It finally showed up once I was well on my way back to Sandy Shores by car, the chopper having disappeared after I flew to Los Santos in it, landed it on Franklin's aunt's house and went and initiated the final Nigel mission.

All Josh wanted was the insurance money. Josh was using Trevor as a scapegoat for the house-burning incident, so that he could convince the insurance company that his house was really destroyed by an "accident" or by a "third party", and not because he staged everything from the beginning. If he could convince them that, he will receive the insurance money at the cost of making Trevor as the perpetrator behind the house-burning incident.
