Like, it's SO hard to like a landlord in any capacity but Calvin manages to at least be a decent person to the Belchers. He doesn't charge them extra for their frequently late rent, he gives them a lot of opportunities for free months, and it seemed like he actually would have been willing to sit down and listen to Bob if he'd came to talk to him about the rent hike.

My point is that everyone was played and now we have teenagers on tiktok bragging about murdering disabled younger siblings and attacking their parents(this stuff happened, look it up.) In the real world Fischoeder would have been arrested multiple times. In Family Guy he would have started out like this before becoming an iredeemable monster/pervert further down the line. But here he remains gleefully cheerful and able to get off the hook largely by leaving the room at the right time. There's a great bit in the new series where he's managed to get baked on mushrooms and is trying to fight the clouds.
I always loved the under the pier scene because Mr Fischoeder knows the whole time he wont die there but Bob is scared for his Life. And Fischoeder has way more to loose than Bob by dying. "Bob i think were coming off as a lil disparate."

My favorite bit of his was when he was talking to Bob behind the bleachers at the baseball game under the rollercoaster, and loose nuts and bolts would come raining down on them every time it’d go over, and he’d just kick them into the water.
Other than the main cast: him, Regular Sized Rudy, Teddy, Nat, Gus, Gale, and Mickey are my faves. ...that's kind of a lot... let's go with Rudy, Teddy, and Mr. Fish. This show has so many great characters
I really like Critter too and Zeke. The lady that runs the sandwich shop bob meets on his day off was cool too. Plus the celebrity chef Kumail Nunjiani plays is great. Damn I have to stop. This show is amazing. ...Ron and Trev are great too... last ones I swear
I don't see Calvin Fischoeder as being "evil" Persay. While he does some pretty unethical things he lacks the Malicious intent to truly be "evil" and it is balanced out a bit by the few moments where he shows genuine kindness and respect towards people. He seems more out of touch with reality than anything else, and unlike Grover and Felix who have been shown to be willing to attempt murder to get what they want, he never takes things that far (at least that we know of) and seems to cut his losses before resorting to tactics that would seriously hurt somebody. Which is not to say that I believe he is "above" doing those things persay, but that he does not have the kind of thought pattern where killing somebody or purposefully harming them is a thought that would present itself. Whereas felix attempts to murder his brother and bob before ultimately being unwilling to go through with it, and Fanny and Grover are shown to try to kill children with very little remorse in order to get what they want.
