When I establish an offer between the seller and the cash buyer, how would the buyer obtain the keys to the property? Also how would I deal with a buyer wanting to inspect the property? I was tad bit confused about these situations.

Hey Lili, I’ve been looking to get into wholesaling real estate recently. I was wondering if you have a contract template that you use or do you have to originate different contracts for different deals. Do you put a contingency in the contracts saying if you can’t assign the contract it drops or how does that work if you cant find a buyer?

I have a question , is it possible to close a deal with no proof of funds letter, also if you don’t have the money right amount of money in your pof letter how do u ever close a deal ? If that make sense
Lili "HELP!!!!" I finally got my first wholesale deal but I ran into a problem, I had no idea how to put together the contract for the deal. I had to call another wholesaler and sell it as a lead. I need to see a video on how to put a contract together and how to find a title company or attorney to facilitate the deal.
