Hi tj. I have been flipping properties since 2007. Over the years I have flipped over 100 properties. I also have a rental portfolio of around 60 units. I find your channel very interesting. This video makes sense the only problem I see is you are not accounting for vacancies and for defaulting tenants . In the cheaper multi let units I have had many horror stories with tenants not paying and not leaving . Litigation is very expensive . Example I bought a bachelor flat in Durban for 180k . Rented out for 3500 per month . Tenant stayed there for 3 years never paid rent . I spent in total 300k to have him evicted . As you can see by this example things can turn sour very quickly . I was wondering how you are able to avoid these pitfalls ?

Brilliant video......... I like the fact that you compared the different types of property investments. My target is multiple units in a complex but the problem is that they always advertise them as 1 single flat they never advertise a deal of 5, 8 or even 10 apartments.
Try looking for 5+ beds sometimes they like to advertise it as 20 bedroom apartment - but when you check it is actually 10 x 2 bedroom apartments. I think that is the template of Property24
i am trying to get more serious with property, My question is where do you find the deals, have tried to run the numbers on Property 24 and i dont even get the R1000 profit. Am i missing something...

You can do it! it depends on your strategy and how you want to grow your investment and how much money is available. there is pros and cons to both. i dont like buying apartments, your ability to grow is slow or if not limited. good luck
i run all these in a company and taxes are far cheaper of up to 28% of your profit declared... and remember the govt gives many taxes benefits to property investors. in some areas we even get 50% benefit on all building costs. good question.

We use xpello to cover us for eviction costs which helps a lot. Each project is unique but we try to keep things simple for beginners to follow

Its one of the ways to allow growth because remember a company has no limitations in borrowing once you get it right

Do you include transfer cost and lawyers fees with your deals ?
You have to make provision for it when doing your numbers as it will impact your ROI.

I focus on solving the problem that the seller has which is the reason he is selling normally. Once you solve the problem the money becomes secondary
