    Sure with high interest rates and high prices seems like the time to stay put. Don't put yourself in a financial bind. You never know what is around the corner. Our house is too big for us and at our age we would love a smaller home but ours is paid off and you could not pay us to buy/sell in this economy. Good luck with your advise. Suckers are born every minute.

      In all reality if your home is paid off and say you sell for $700,000 move to Az and pay cash for the next home at $400,000. At that point, assuming fees and all of that stuff you’d have $250,000 in your pocket. Wouldn’t that put you in a better financial spot in case of emergencies like you’re stating? Also saving in monthly cost since you don’t have as big of a home. Some also saving in yearly property taxes depending on where they are from. Everyone’s situation is different and you should definitely stray from giving advice. Good luck!

      If you have a fully paid off home and move to a state that’s cheaper plus your lucky enough you need to downsize, then you should sell your home. Then you would have money in your pocket plus a smaller place.
      Also, not everyone is as fortunate as you. Many people have to sell due to job relocating, surprise new editions (like having twins unexpectedly so you’ve outgrown the home), needing to move closer to family due to illness and so many more reasons.
      You’re entitled to your opinion but your situation doesn’t account for the majority of home buyers.
