very simple,
if you give what ever bribe they ask you can get approval in 1 week, if you bargain and reduce price, you may get approval in 1 month, if you dont give bribe, you may never get approval at all. market bribe cost is based on number of kitchen or number of floors based, which ever is higher, so bribe for each kitchen / floor 50000 to 80000, plus government fee is 30% of total bribe.

Sir could you please make a video on ECR Palavakkam, Kottivakkam areas how much FSI we can construct for 2400 sq ft. 500 meters from sea side plot.
So many restrictions are there due to CSR zone.
0.8 fsi only.. only 40 percent coverage allowed in a plot. That is if in a plot of 2400sqft , you can built max of 1920 Sqft ( 0.8 fsi) with ground floor being maximum 960 sqft. Setback should be minimum 7 feet all around.
