After 35 years of being a roofer, fixing leaks, whether it be on chimneys, skylights, vents, air conditioning curbs, drains, or walls, the flashing has been causing the leaks.
All these items mentioned above relate to the transition from a roof to an object. It is rare to see a leak come from the roof membrane itself. EPDM rubber roofs leak more than all other roofing systems from the seams.

How to repair flashing that causes leaks on a flat roof:
1. Use an angle grinder with a stiff wire brush to remove any tar, caulking, and paint that has been used by others to make repairs
2. Use masking tape to tape off the wall approximately 21/2 inches above the flashing and 21/2 inches below where the metal meets the wall
3. Use a disposable paintbrush and apply 1 coat of Super Silicone Seal covering the area between the 2 masked-off areas
4. Embed the 4" polyester fleece into the freshly painted Sealant
5. Apply a topcoat of Super Silicone Seal covering the fleece
6. Use a dry rag to wipe off any spills on the flashing
7. Remove the masking tape while everything is still wet

Hello Sir, excellent work! But i have a question. I have the same Problem with water coming in from above the flashing. But my house wall is insulated with styrofoam panels. So directly above the vertical metal bar are the styrofoam panels and they are 15 cm thick coming out. So i have no space to seal the flashing. I hope you understand as my english is not the best. I am from Germany... And also i would need to know what ingredients are in the sealant that you are using because here in germany we will not have the same products..
I hope you could answer me, because all companys who where lioking for my flat deck dont want to repair it they want to make it completely new but i am sure its exactly just this problem thank you very much
I built a shed and i just have plywood for the roof it does well but in between the ply wood water rain water goes threw what can I put in between the plywood to waterproofing to stop the water?

The flashing should be done over again. There needs to be a curf cut made and the flashing should be embedded into the curf and sealed properly...surface applied flashings are a sure failure

Ok we see, we see it. Lets see how to fix the issue.
You didn't fix the problem you put a band-aid over it. To fix it right you had to remove the metal then you could fix it the way you did. The cap sheet underneath the metal is still separated from the wall the way you did it. It might not leak now but if you get a heavy rain fall with 6 or 7 inches of water it will. So to save 2 or 3 hundred dollars you did it over the metal and your the roof Dr. Just put on another band-aid on it.
Thats not right. I have repaired my flat roof exactly this was 3 years ago. And since then no water damage came back. And i live in aregion with regular heavy Rain.
What do you do if there’s weep holes above the metal? Cover them lol
