Very close to Chembarambakkam lake(increased risk of flooding) and price of 3888 per sqft seems high for the locality. Also it requires you to travel through old town with un-maintained streets which could be potentially risky while travelling late night. Purva Raagam around the same price point (not recommending in anyway) seems to be a better deal, its right on highway, at a safe distance from the lake.
