In California, regarding signed Buyer Broker Agreements, Realtors are now required per the settlement(as you know), and as of Jan 1 2025, all licensed real estate sales agents will be required to have an agreement to show property. (Subject to the law being signed, which it looks likely to pass). So that will be a more even playing field. Also, last month Broker to Broker Cooperation was completely removed from our revised listing agreements. There is no mention to compensation sharing. Buyer compensation must be requesting on the offer using a separate form: Seller Payment To Buyer's Broker. Good times. :)
As A Realtor- I think the new agreements are good. Non-serious, looky-loo buyers have been taking advantage of Realtors to go show them a house for years. Or getting an agent to open a door, and then have their friend write up the offer.... It's good to get some commitment from a buyer and filter through some chaff.
I love Colorados stance in this matter. Here in California they went the opposite way and said all licensees, not just Realtors. Becomes law Jan 1, from my understanding. Its already past minute six, we got this, lets continue to serve our clients at the highest level above all else.🔥🔥💪🏼💪🏼
what platforms do the non member brokerages have for advertising their listings other than a website? Also are their listings on Zillow and the other apps?

You can always go independent and use a third party MLS. It feeds the same and has many of the same option. Just remember "Coaches" were used in the lawsuit, so your coach should be saying "Be Independent"
Not forced to be a member. MLS is not a public utility. Also I would like all the benefits of AAA, AARP, and Costco without paying their ridiculous membership fees. (sarcasm)
Don't fully agree seller paying agent goes away. Serious sellers like builders for example always give incentive to stimulate interest. Sophisticated sellers do the same. Realtors should stay disciplined or they will end up working at McDonald's.

I'm forced as an appraiser to join NAR and my states AR to get the MLS. I've never sold a piece of RE.

In Ohio real estate agents always had a choice not to join NAR. You could hang your license with a brokerage who isn’t a member.

Absolutely agree, I don't want to be a NAR member, but is MLS a NAR's product? if not then I don't want to be a member
Some MLS' are owned by NAR and others aren't.
@@JaredJamestoday I've heard of a small MLS in northern Florida that isn't part of NAR but I am unaware of any others in any other market in FL.
If NAR membership is decoupled from mls access, I think NAR loses at least 1/2 of the members if not more.
In the Tulsa Realtors Association, the right to call yourself a "Realtor" is a fee. Fill out a form and pay the fee!
