@@marcuslane3 he lived in the unit for about 2 years. We were over there around the 5th every month for the last 6 months trying to talk to him about the back due rent. His kid would sometime stay with him and the house was in order. He lived in another one of our buildings until he got divorced and he was a good tenant so we gave him this unit. We expect he got into some harder drugs as he used to be cool 😎

This idea that you know who you're renting to or how they're going to react by researching them is entirely false. Obviously you are not a landlord yourself. I leased to a woman who had her life together, a good government job, no pets, no significant others, no kids, very responsible. After she lost her job to a government layoff, she developed a drinking habit, stopped taking care of herself and the property. And by the time I got her family to get her out I had two completely strip the place down to drywall and subfloors and redo everything because she would get drunk and soil herself. She literally left all but half a percent of her possessions in the property and at one point had adopted a stray dog which she also left in the unit for a few days by itself after moving out. By far my best renter on paper, and my worst eviction
