@alvinsingh9750 Yes, but you still want to pick the best streets that you can. Bellview heights is a better neighborhood than ensley Highlands. The housing stock is better and the percentage of owner occupants is higher. There are other good c class neighborhoods to buy in as well. If you are not local a good way to get to know the different neighborhoods is to look at the map on say redfin and see where the standard 3/2 renovated houses are consistently selling around $150k and above.
I completely agree... I would say that D-class areas, in general, are very risky, especially for out-of-state investors who don’t understand the street scene of these neighborhoods. The numbers may look promising on paper, but investors need to be super careful

I like the blue too! But personal taste shouldn't be a factor matter it comes to renovating a rental property. It's better to go with the market and choose a style and color that appeal to the majority of people

I’m a d class investor but I live there too, I’ve lived in the hood for a long time. I absolutely don’t recommend it for everyone
If the school is highly rated i would buy it and probably thehouse next door.
