M3M Soulitude still lacks RERA registration for many plots. If they now apply for RERA, which set of regulations do you think will apply: those from before 2023 or those from after February 2023? Ideally, construction on these plots should not have begun before obtaining RERA registration.

I think it won't impact this project. Its mainly for those individual plots where small builders constructed 4th floor without approvals aasuming they will get it passed once 4th floor is allowed by government. Those illegal 4th floors should be demolished asap otherwise anyone can assume anything and break laws. For DDJAY project before Feb 2023, they dont have any issue. But point is, many of Brokers sold 50% frozen units from day 1. It was fault of buyers who bought without knowing DDJAY policy. Sellers will sell anything for huge brokerage they get. For SW 89, Every broker was just interested in their brokerage only. Now those who bought frozen ones, couldnt get BBA, thus couldn't even got loans. Brokers blame 10:90 plan when people didn't receive BBA, The plan 10:90 was excellent but for legal 50% unfrozen units, rest was illlegal.
