    What a great idea about getting a different number. When I try to sell bigger ticketed items, the about of people that call my cell is unreal and most of them are not serious buyers. Thank you for the tips

    This is easily the best FSBO video I have found. Spot on advice that will help you in almost any state. We live in Virginia and while some of the references are different (we use title companies vs real estate attorneys) I had no trouble applying his advice to our location. I also emailed an inquiry to his office and Doug was nice enough to call and spent about 10 minutes going over his advice again. Why does he do this? Easy, most people who try FSBO end up giving up and then work with a realtor. If that happens to us, I certainly won’t go with a guy who gave me bad advice. However I am very likely to go with someone who gave me great advice and helped me make the most of my FSBO opportunity. Finally, we went to several open houses after watching this, and you could tell most of them followed the advice here.

    Thank you so much for such a great video
    I am in the middle of selling my parents house... (my mama just died a few months ago)...
    What my problem is... This is a House 4 bedrooms one bathroom with almost 3/4 of an acre...
    This is the country (barely) ... residential... but in the last 7 years... all around us is taking the farmland and and making it commercial...
    Across the street that used to be a simple two-way street is now called a Highway!!
    Across the now state highway... is a huge Commercial place putting up HUGE Big Metal Buildings... 3 of them!!! ... and even though it is only across the street, that is in the CITY while we're still in the county...
    I have been told our house/land could be commercial too.
    I think that is a total Game Changer... The person that might buy our house/land could also make this commercial... make this 4 bedroom 1 bath into an Airbnb ... or whatever...
    Also selling commercial I feel we can ask for "Cash" and not have to jump through hoops if it is someone residencial buyer, that is not thinking about improving or investing for the future.
    I have bought and sold houses... "Flipped" them but this is the biggest one I have ever undertaken. ... I don't know HOW TO Sell this... Commercial or Residential. Don't get me wrong, either is fine... but you know that when someone buys Commercial there is usually more money to be
    and my problem is this house is old and needs to be updated.... and I do NOT have the money for that... at all.
    I feel bad that I can't put a lot of money to just clean this up... it breaks my heart.
    I don't know what my question is now... I guess sell it as Commercial or sell Residential ?

    Real estate commissions in my area are 8-8.5%. 😬... And I've seen their listings: incorrect or missing information, pictures taken with a cell phone, etc. We are in a rural area so we feel FSBO is unfortunately our best option. Thank you for your video. Class Act!

    Interesting video. I've sold my own house and have never paid a commission, not seller's agent or buyer's agent. I especially do not see a reason to pay for the buyer's agent....seems very unfair as the buyer is the one looking for a house. I've done it different ways....before the internet, I use the paper. Now I use Zillow. Works very well.

      We will be selling our house in the next month or so. Planning on FSBO. If I am selling it FSBO, can’t I set the rules and guidelines of what my expectations are as a seller? As in I can say that the buyer will pay buyers fees and whatever else? I will pay for or half of my real estate attorney fees?

    This is great info! If you're going to FSBO it's important to be good at negotiation because if you're not you could get steamrolled in the negotiation process.

    Just watched your video. Thank you. We are trying to sell our home. A little background. We had a contingent offer on a home we wanted, but we had to sell ours first. We had 20 days to sell on our own or we had to sign up with a realtor (the same one who was the seller's agent). Well, we ended up signing a listing contract after 20 days and all she wanted to do was open houses, We disagreed with this marketing tactic. She also refused to try other marketing to sell the home. She had two open houses and no luck. We JUST paid her $1200 to cancel the listing contract. Our thought process was to be able to lower the price if we did not have to pay the 5% commission. We have a unique home and there are no comparisons in the area. How do we price to sell a home when it is one-of-a-kind?

      We have specialized in unique homes for the entire time we've been in real estate. Also, this is a more difficult question to answer here. Curiously, why would you have to pay 5% commission?

    "For Sale By Owner" MEANS THAT... NO AGENT. NO ATTORNEYS. I tell prospective buyers, I will accept your agent, but Im increasing the price 3-4%.. See how fast they change their tune.
    Pricing, check Zillow for what homes sell for in your neighborhood. House clean up, inside and OUTSIDE.... MOVE THAT RV or tent trailer... Mow and edge your yard. Also, the 2 or 3 ugly houses on your block, talk to the owner/renter and see if your gardener can mow and edge his lawn too.. have him plant some cheap flowers/color... It improves the whole neighborhood, and it might only cost you $200. your house will sell faster.

      So you don't pay the buyer agent commission? You may think you are saving money but you are only losing a lot of money here. Because every buyer agent will steer their clients away from your property so you will have far less offers. So what ever you did get offered for your property, it was much lower than it could have been (as you could have had many more offers bidding against each other) which most likely would have given you a higher price which would have more than covered any buyers agent commission

    Hey Doug. Thanks for the video. So you are saying that if I sell my home without a realtor and the purchaser was using a realtor to find the home, I as the seller are responsible for the buyer realtor fee?

      That is correct Kevin. But remember, fees are not set in stone. Realtors and more importantly their brokers, can agree to take a lower percentage of the originally agreed to fee of either 3%, 2.75% etc. Thanks for watching the video and commenting!

    This video really helped me a lot. I just went through a divorce (finalized a month ago after a year - don't be sad for me - I'm not) and now I'm trying to sell the house with as little extra costs as possible as I cannot afford a whole lot after the divorce. This video was great! It's given me a good starting point as I have never sold a home before. The one thing I can't seem to find is a link or information on the 1-800# mentioned in step 10. Could someone help me with that part?

Regarding the 800 number, we've discovered that the better option for sellers was for them to get a cheap flip phone with a pre-paid plan.     So a real estate attorney is required for FSBO but an agent who spent approximately 30-40 hours of training can handle the transaction?

      @Willio Jean Paul, don't even get me started! You're 100% correct! The incredibly low barrier to entry is one of the biggest problems in our industry. Unfortunately, it's designed that way from the top.

    Good info but no mention of closing costs and what if any is different for a FSBO vs a seller with an agent

      @1947dutchman, thanks for commenting. All closing costs will be the same with the exception of the listing agent commission which you won't have to pay. Most likely you'll stay pay a buyer's agent commission.

      Cynthia, they all do pretty much the same thing. You want to be sure you get your home shown to the greatest number of prospective buyers. Ask the one's you may be considering for a list of all the places your home will be seen. Hope this helps.

    I have a question about fsbo, we have a newly renovated home in florida panhandle..thanks to hurricane Michael lol. How many days notice for showings is appropriate? We have a handicapped child and need some warning. Also # of days for accepting offers before reviewing? Sorry if I've asked the same ?'s for the umpteenth time. I appreciate your time!

      M M, Whether selling with a realtor or as a FSBO, it’s completely up to the seller to say how much advance notice is required before showings. You can set up any showing parameters that work for you, just be clear with what times are available. You want to encourage the greatest number of people to see the home, so the shorter the amount of required lead time, the better. Try your best to keep the home in “show ready condition” every day in order to accommodate most showing requests. If possible set up a block of time when all occupants can leave the home and allow all showings by buyers who are accompanied by a licensed realtor. Do not allow unrepresented buyers to tour your home alone. I recommend reviewing all offers upon receipt. In this fast-paced market, waiting to review an offer leaves time for buyers to rethink their offer and possibly cancel their offer in order to move on to another home. Hope this helps.     Great info! Not sure if I missed it, but how do I get the Call Capture 800# that you mentioned as the last step? Liked the idea of not having to put my personal cellphone number out there, everywhere.

      Thanks for the kind words Jean! We've found that it's easier and faster response times by using a pre-paid phone that you would get from Walmart or Target. They're around $20 to buy the phone plus whatever minutes package you need.

    Thanks Doug for some really great tips! My favorite is the 800# as I really don't want to give out my home/cell phone numbers as there are a lot of SPAMMERS. Not to mention the call capture feature and the fact most potential buyers will be from out of state. I live in Sun City Center FL (a Del Webb 55+ Retirement Community) with 19K year round residents and swell to 40K with SnowBirds and is a very hot market. Also gave you a 'thumbs up' and will be contacting you shortly for more information!

    Great Video, good information. Nothing against FSBO, but I'm trying to convince my 82 yr old father, (who lives 500 miles from me) NOT to try to do this alone. He is not physically able to do many of these things. He whines and complains about the commission and fees, and believes that he can put a for sale sign in the yard, and then just walk away with the cash. I'm hoping to show him this video next week, to convince him, that no.. at 82 yrs old...it's going to be a huge PITA and complicated for him to try to do this alone. Thank you.

      Hey George, thanks for watching our video. We found out through user feedback that the lag-time was too long between capturing the message and getting it delivered to their phones. We've been recommending that folks get a cheap pre-paid phone at Walmart and trash it once the property sells. Hope this helps.

    How do you go about listing a house that you're living in for the next 5-6 months. Also, would it be wise to pay for an appraisal prior to listing? When I used the VA Home loan, neither the seller or the buyer could know the appraiser, but perhaps it would help to make sure you're listing fair for both the buyer and seller. It might change next year, but if you're selling within the next few months, how drastically could it change in the short time period and different appraisers. Perhaps if it's 2 different appraisals, split the difference and list that?

    This was awesome! I work in marketing for real estate agents outside the state I live in. I’m planning on listing for sale by owner. I have the marketing side and this painted a great picture on seller responsibility. I’m excited to jump into this adventure.     If an agent is selling your home and helping you purchase the new home is it likely they will reduce their commission since they are essentially making two commissions?

      @Jolena - The choice to sell comes down to seeing if your current home provides the utility you need. If not then I would take a look at the reasons why, prioritize them in a list and re-evaluate. Could you make your current home work? Renovations, modifications, etc.? Understanding your "WHY" will give you clarity so you know what direction to move in. I recommend interviewing 3-4 realtors in your market to find out the pros and cons of selling with a realtor vs FSBO. When it comes to selling an asset worth a few hundred thousand dollars, I would personally leave it with the pros! 😃

    Some good information here. I am not sure what a "good" real estate attorney does for me. I have spoken with two, who admitted that they use a generic RE Contract that is no better than I can find at a Staples or online. They could not name one other thing that I would need them for in a straight forward sale with clear title.

      @Mark Polakovich, we discovered that using prepaid phones was much better at providing direct contact between prospective buyer and seller. Accordingly, we started recommending that FSBO's go to Walmart, Target, etc. and purchased pre-paid phones.

    The buyer's agent asked for over 8K from me to help cover buyer's closing costs. Is that normal? that would be like paying another agent... I think this is a business technic to get the home price down while apparently the buyer offer to pay almost the full price. Also buy letting the price high the agent gets his full commission but lower the price by asking for "help to cover the closing costs". I am an accountant, we call that "reclassify transaction", LOL

    My next door neighbor's daughter and husband are very interested in purchasing my home to be close to Mom and Dad. We all met yesterday with a friend of theirs who is offering to be a dual agent. Her title is "Realtor/Notary Public/Loan Signing and she works with a major Real Estate broker. She proposed a fee for her would be 3% split between the buyer and myself. I've been reading the "cons" of dual agency, but, I'm also trying to avoid the 5 - 6% seller/agent fee to be paid by me. Since this would be a transaction without listings, home viewings, photos, and etc... Could you offer any other way of selling my home other than "by owner?" I keep reading of "real estate attorney." Could a real estate attorney take care of everything?

      @sunking2001 Regarding dual agency, the most important thing is to get the home priced right at the onset. In this particular transaction, is the agent proposing that the buyer pay 1.5% and you pay 1.5% commission? Have the daughter and husband made an offer or discussed price when you met? Depending on the state you live in a real estate attorney can absolutely help you with all facets of the transaction but keep in mind that these fees can easily run into the thousands depending on the complexity of the transaction. What state do you live in? With a little more info we can help you to break this down even further.

Today, 3/19/19, I learned the young couple (next door) would qualify for a loan, but, could not sustain the monthly mortgage payment of around $2,770...based on their expenses. So, I'm back to "square 1." I live in Pittsburg, CA. and am the original owner for going on 17 yrs. I spent some time trying to contact a "real estate attorney" and had a bit of a hard time getting in touch with one. Is there a specific title or category of attorney I am to explore...other than "real estate attorney?"

      ​@@sunking2001 I’m a little confused. How is it possible that the young couple qualified for a loan but didn’t get it because they could not sustain the monthly payment? When any person or couple is being qualified, the mortgage broker takes into account their debt to income ratio along with their monthly expenses. Maybe they qualified for a lessor amount? How much are you asking for your home? With regard to your attorney search, one of the challenges you're likely running into is the fact that many attorneys think of FSBO's as being cheap. Additionally, attorneys tend to stay away from a flat rate fee structure with FSBO's because they know from experience that no two transactions are alike. Meaning the possibility of a transaction being complex and requiring a lot more of their time is very high. What I would recommend is to call some attorneys near you and let them know you have a budget of $1,000 to spend on an attorney who can assist you with your FSBO transaction. This should alleviate their concern about you not want to spend some money to get the transaction over the goal line.
      Alternatively, (and I'm not sure about California law) you could check with some local real estate agents and ask them if they would act as a Transaction Coordinator or Transaction Broker. A typical fee for this is 1 percentage point of the sale price. If you would like I can call a few people in our network and have them reach out to you?

      I would highly recommend to anyone thinking to sell to a family/neighbor/friend that you make them offer on the house competitively, meaning you list on the MLS and accept all offers including theirs. Chances are their offer isn't competitive and they just want a deal, and you should make sure their offer is competitive unless you are OK selling your house low. It only costs a few hundred dollars at most thru a flat fee broker to list on the MLS
