      yes. comparably 1st floor construction cost less than ground floor. some builders accept this, and some don't. coming to price point, for ground floor 2000 rs and first floor is less than 1800 rs.

      (UDS x Land price)+(Sft x 2000)+amenities = Flat price. in case of Flats its bit confusing. because most builder have their own way of calculation. flat price are driven by demand in that area.

    You said per sft 2000/- can you explain this more details like what doesn't include in that?

      2000/- includes basic construction with red brick, false ceiling with paint work, electric work with lights not fans and basic sanitary. Definitely not include interior wood work, kitchen appliances, any thing which cost a bit.

      there is no proper calculation for re-sale properties. land value is same according to market value. but construction cost is depends on building present strength and area demand.

    Nowadays independent house cost minimum 1.5cr anywhere in Hyderabad for 150sq yd. I don’t think this cost will not be justifiable if we go with calculation

      this calculation can be done on any independent house. even though it is 2 cr property, valuation should be done based on plot value and construction value only.

      it will happens when property age is above 20 years. it depends on building strength too. if building design is too old. not suitable for modern use, then building value is not considered.
