This is really great information because this happened to me when I bought my first home. Chase gave me a preapproval that was essentially not worth the paper it was written on because once my loan went into underwriting there were all kinds of issues that came up and I ended up having to go with a different lender to close.

I think this is such an important topic, especially for new homeowners going from renting to owning because expenses change in a big way. Soon as you're a homeowner there's the additional utility costs to consider that may have been included with your rent previously, unexpected home repairs, etc. I'm hoping to buy in a few years and every time I see a potential mortgage rate, I'm not comfortable with keeping these other expenses in mind, I stop looking at that property. No one should be upside-down when it comes to having a home, especially if one can avoid it.
I get your point. Lenders will only really look at your documentation once you are going to close a house purchase with them. If some lenders don't look at your documentation until you choose them, then what is the value of the pre-approval letter they send you? It's not worth anything at all. How do you as a buyer get a REAL pre-approval document?
Work with a lender that actually will underwrite your preapproval . I do this on every loan and am licensed everywhere but Utah and Rhode Island. I am at 707-478-0637

Hello I have a credit question I hear some experts say you must have at least one of the big banks on your credit report but what if you do not have either of these cards but your credit is good thanks for the much appreciated content you put out

I love your videos but think it’s the titles and thumbnails that aren’t getting you the views. You should put the key words at the beginning. “Pre-approvals explained: guide for first time home owners” or “pre-approvals are traps!”

Have you ever seen like a big loan like 300,000 wind up being only like 1,500 a month?
Is the interest rate is under 4% then you would be under $1500 without property taxes and insurance. We are nowhere near 4%
