    After beginner years do you recommend getting a real estate license?

      I don't think a real estate license is necessary to invest in real estate.

    Sean I'm seeing some mobile homes available that I think I might be able to cash flow well. Is there a reason to avoid mobile homes or do I just have a stigma?

      Hey Madison, I know several people who invest in mobile home parks because of the higher cashflow. The major downside is that you're dealing with a tenant base that may not be able to afford the monthly payments, so even though the proforma numbers look good, your actual returns will be less.

    If i wanna go to college and and prob gonna get alot of debt… how would i then invest into real estate? Do i wait until my debt is payed?

      I highly recommend to get a stable job first and build multiple income streams such as having side hustles.

    Is it possible to get a house in mortgage and sell that house in profit and pay full payment to the bank ??? If yes then give a example how can it be done ,plz brief it...thanks

      Yes, it's definitely possible. When you sell the home, you need to pay off the outstanding principal balance to your lenders and keep the rest. So if the property increases in value during that time, you'll make a profit!

      @@seanlovesrealestate So there will be no problem of bank ,what if bank ask me that u bought the house in mortgage loan so u can't sell the house before give us the full payment ..

      @@mrneal634 If you have a mortgage for $400k and you sell it for $500k the mortgage get paid off when you sell it and you keep the $100k.

    Any tips on how to save “cash reserve” for each property ?

      I make it part of my savings goal before I buy a property. Then once we own it, we take 10% of the gross revenue and keep it in a separate account so that we have enough to cover any surprise expenses

      I bought my first rental in 2016 for 78,000. I covered the buyer's closing costs so it ended up being around $82k

    I just got out of collage and got a job which pays me around 22000$ i am currently in debt of 157000$ and i know i should start investing but with rent,student loans and other expenses i am able to save very little portion of my money. I took student loan because i was told it was good but now i realise i am stuck in it. I want to get started with investing and real estate but i cant save enough.please can you give me some advice to start investing

      I think your first step is to find a job that pays more than $22,000, especially if your debt is at $157,000. Create a savings plan and stick to it while building up your credit score!
