Some tenants really are this nasty. I had a family in my brand new home who signed the lease, paid the security deposit, 1st month's rent, and moved in. I didn't accept any form of payment besides money orders, bank checks, or cash. They paid with a money order and had the place they purchased it at stop payment on it after reporting it lost/stolen, (up until then, I never knew rhat was possible, lol) Even though I had the proper verification to prove it wasn't, I never received the money from the company. The tenants never paid a penny, and it took me 8 months to get them out through the court system. They changed the locks one week after moving in, locked the garage door, kept all the windows locked, and the blinds closed so I couldn't see inside the property. They finally moved out during the night when they knew the police would be removing them the next day and left my house looking worse than this one. Yeah, it can be worse. They bleached parts of the carpet and dyed others. They had a fire in the kitchen, shattered the glass shower doors, and wrote all over the walls with a black permanent marker. They also had pets that weren't allowed, oh that refreshing smell of dog and cat crap when you enter a closed up house. That's just a little part of what some people do. Even if I had received a security deposit, it wouldn't have been enough to cover rent, let alone any damages or attorney and court fees.. I sued them, but they didn't leave a forwarding address with the post office (big surprise), so my house was the only address. They didn't show up, I received a judgment for a whopping $5,000.00 (small claims max.), I have yet to see a dime and never will. What I did receive was their never-ending stacks of bills, letters from law firms, and collection agencies, none of which were on their credit when I did my background and credit check on them. I found out after they left that they had at least 9 people living in the house and only 4 on the lease. That was enough for me, I sold the house and moved on. I know some landlords are terrible also, but it's getting harder for property owners to have and keep their property decent due to tenants like this. If the legal system doesn't start helping owners when they are in this type of situation, there will soon come a day when rental property will be gone. Not all owners are in the business just to make money, I had a home that due to some changes, I was not going to live in and tried to give a family that may not have been able to buy their own home a nice place to live. It doesn't pay to be kind to people anymore when this is how they return that kindness. And YES, respectful tenants deserve the same respect from landlords.
@DL-ep5uk I used a product called "Kilnz". It's a stain blocker for walls. It took a few coats, but I did get it to work. I used the same product on my floors under the carpet, but it's called "stain and odor blocker", it's sold in the paint department. It stops the smell from the pet urine and feces from coming through the new carpet or other flooring. There are cheaper brands that say they do the same thing, they don't work, I tried them. I know I didn't mention this in my short book, lol, but I also hired an HVAC duct cleaning company to clean all the duct work. No matter where the vents are located (floor, walls, or ceiling), the smell and hair from pets get in them, and every time the heat/AC kicks in the whole house would stink. Hope this helps.

I know that you can do a credit check, but there needs to be a national "Do Not Rent To" registry to prevent renting to animals like this that destroy your property. When you have nothing, you have no respect for other people's property. Many years ago, before I owned my own homes, I lived in rent. Any place I left looked much better than when I moved in. Keeping a clean home is a reflection of who you are.

to all landlords and tenants !!!! that’s are idiot landlords, there are ok landlords, and there are great landlords. i’m the best landlord. you can ask most of my tenants lol you can’t make everyone happy no matter how great you are. goes with the territory. same goes for the tenants. one thing about tenants. most, not all. most means a whopping 95 %……most tenants are dirty. i’m been in this for 35 years. 95% do not clean, and if they do, might as well not clean. i’m lucky right now, all mine are clean. i mean clean. they all live like humans and not animals. take pictures and make sure the date is on each photo. take pictures of everything including ceilings, floors, walls, windows, inside closets, storage areas if any, and even the parking area to show if any oil spots. take pictures as close to the move in date as possible. the day before is perfect. this goes for both landlord and tenants. if the phots don’t match, then it will be very easy to prove who is not telling the truth. a video of the utilities like the stove, sink, toilet, shower, lights, doors and windows opening and closing, will show the working condition of everything. again this will make it very easy to prove what worked, what is still working and what is not working. if the heating systems run in oil, the landlord should fill the tank right before the move in date, and keep the oil bill in the tenants folder for when he/she, or they move out to prove the tank was full before occupancy. this will squash and doubt about how much oil was in the tank. the tenant is to “fill or top off” the oil tank within three sets of moving out. if you do these things it will make your life really easy on the move out day. put all this information in a folder specifically for that apartment. do this for each apartment,every time someone moves in or out. it takes one hour, and it is worth its weight if the time was to come that it is needed. your welcome !
I’m not sure if justice was served here. The Defendant was definitely shady. The Plaintiff couldn’t really communicate effectively. It wasn’t very clear when the pictures of filth were taken. I myself believe the place was ransacked, things were thrown everywhere. Then before moving out the plaintiff cleared the place. I believe the plaintiff should have paid for the broken toilet and other damages and given some money to recover what he lost during the illegal eviction. I’m not a judge, but that’s what I heard, seen, felt.

True story: My sister rented out a condo where the tenant gave her notice on the 5th of the month via text he'd be moving out the following month. My sister showed up on the 1st of the following month to find not only the front door locks changed, but multiple boxes packed. She changed the locks and put the boxes in the carport storage AFTER she contacted the family of the tenant who claimed they didn't know where he was and they wouldn't take his belongings. The tenant took her to district court as opposed to small claims and actually won $100k... The judge told my sister it was a bu115hit verdict, and she could appeal but it would cost even more if another bleeding heart jury made the same ruling. This was in commiefornia.....

most, not all. most means a whopping 95 %……most tenants are dirty. i’m been in this for 35 years. 95% do not clean, and if they do, might as well not clean.
i’m lucky right now, all mine are clean. i mean clean. they all live like humans and not animals.
take pictures and make sure the date is on each photo.
take pictures of everything including ceilings, floors, walls, windows, inside closets, storage areas if any, and even the parking area to show if any oil spots.
take pictures as close to the move in date as possible. the day before is perfect. this goes for both landlord and tenants.
if the phots don’t match, then it will be very easy to prove who is not telling the truth. a video of the utilities like the stove, sink, toilet, shower, lights, doors and windows opening and closing, will show the working condition of everything.
again this will make it very easy to prove what worked, what is still working and what is not working.
if the heating systems run in oil, the landlord should fill the tank right before the move in date, and keep the oil bill in the tenants folder for when he/she, or they move out to prove the tank was full before occupancy. this will squash and doubt about how much oil was in the tank. the tenant is to “fill or top off” the oil tank within three sets of moving out.
if you do these things it will make your life really easy on the move out day.
put all this information in a folder specifically for that apartment.
do this for each apartment,every time someone moves in or out.
it takes one hour, and it is worth its weight if the time was to come that it is needed.

I’m not sure if justice was served here. The Defendant was definitely shady. The Plaintiff couldn’t really communicate effectively. It wasn’t very clear when the pictures of filth were taken. I myself believe the place was ransacked, things were thrown everywhere. Then before moving out the plaintiff cleared the place. I believe the plaintiff should have paid for the broken toilet and other damages and given some money to recover what he lost during the illegal eviction. I’m not a judge, but that’s what I heard, seen, felt.
it woulda ended up the same exact way. if the plaintiff was given money for his damaged/lost property and the defendant was given money for damages to the property, it wouldve been a zero sum gain anyways. neither one of them deserved a dime bc they were both lying.

Both litigants had really good cases but were so sloppy with being prepared that neither really capitalized. Changing the locks is a pretty serious offense and that place looked like a disaster.

No it’s not, insurance is worth every penny in the event you need it. Car wreck? Insurance. Items stolen, insurance, dead insurance for your family to bury you, etc. Any time I cheapen out in insurance I’ve always regretted it.

My sister rented out a condo where the tenant gave her notice on the 5th of the month via text he'd be moving out the following month.
My sister showed up on the 1st of the following month to find not only the front door locks changed, but multiple boxes packed.
She changed the locks and put the boxes in the carport storage AFTER she contacted the family of the tenant who claimed they didn't know where he was and they wouldn't take his belongings.
The tenant took her to district court as opposed to small claims and actually won $100k...
The judge told my sister it was a bu115hit verdict, and she could appeal but it would cost even more if another bleeding heart jury made the same ruling.
This was in commiefornia.....

Illegal eviction and he claimed a lot of expensive personal property was missing....didn't matter she tried to deliver his stuff to a relative.
What sucked was HE changed the locks at some point during the lease when he wasn't supposed to, yet she was guilty for changing them.

wonder if the pictures were taken before the tenant cleaned it up, and because the tenant wasn't savvy enough to take his own pictures he lost out. but the property manager is a scammer he said he had changed locks illegally before, so how many tenants rights had he violated.
If the plaintiff was more savvy, this would have been his best argument. Not sure it is true. Defendant definitely got a shady vibe, so perhaps the judge would have bought the argument.
Antwon didn't leave the place like that. Those pictures were taken in October for the first court date. Antwon and his wife cleaned it up.
