    As someone who is interested in buying a condo as a first-time buyer and needs a punctual "things-to-know" overview as a starting point, I appreciate and thank you for sharing your advice.

    Thanks for your videos! I bought a condo when on a 9 day vacation to the area. I never regret things in life , I'm not a " hand wringer". I believe many of these people would be unhappy ANYWHERE! But one thing that I wish I paid attention to was whether the Condo allowed renting . Since I wasn't planning on renting, I didn't care. Only to find out that most of the owners lived out of state and didn't really care or knew what happened. They even rented to Section 8.

      @@Madskillsuniversity Yes, if the place is majority rentals with absentee owners, you might as well live in a rental with an on site management office. I knew I was sunk when one of the largest slumlords vetoed closed garbage dumpster lids ( despite numerous complaints from the neighborhood) because her " disabled" government assistance tenants could not lift the covers ( not true- they just saw nothing wrong in living in filth).

      @@kellygreen5556 Wow, feel for you. I'm glad you brought this up, I am changing my mind about condos. Maybe I will look into Town houses, instead. I just don't want to own another house - getting old and too much work. Good luck with your situation. I cannot believe one person had that much juice about the lids. There should be a law regarding that, anyway.

      @@Madskillsuniversity Each unit owner had one vote on issues. So these absentee rental owners had multiple units and thus controlled what went on. Since they were only interested in government money and never planned on actually living in the Condo, you can imagine the results. I finally sold at a loss. But please don't be put off about buying a Condo- just investigate beforehand. I wish I had done so.

    Jerry any advice on VA home loans for high-rise condo on the beach? Is that possible. Is it a long process to get a condo VA approved?

    So if I am going to buy an oceanfront condo to live in full time and I have to put 90% down what is the minimum dollar amount that I can finance?

    I just spoke to a local realtor there in Myrtle Beach and she said 90% down for full time condo living is not true. So I wonder who is right?

    90% down for owner occupied? Can I assume this was a mistake?

      You heard correct! The Realtor you choose and the bank you use, have a direct correlation to your direct out come for sure!. Not all real estate related services are equal.     I’ve been looking for some great insights your video is the best so far and I subscriber, my gf and I been talking about buying a condo in the island instead of buying a single house. What’s the pros and cons if we buy it in bahamas for instance?

The answer to pros and cons of buying in the bahamas would depend if you are paying any taxes in the USA. I'm not an accountant or an attorney, but there are huge advantages to reducing your income taxes if you do buy in the states. There is a lot to talk about...and theirs no way to cover it in this reply. Maybe I need to do a video on that subject?

      Jerry Pinkas that will be perfect that’s my goal and I’m actually taking my real estate license in New York my goal is invest in New Jersey I went to bahamas before I loved it down there I’m thinking if I own a condo down there I can go there for vacation when I’m not there I can use it for vacation rental or Airbnb. when we went there the ticket wasn’t that expensive but the hotel we went was really expensive, since condo do maintenance that will help out if I own one have it there for passive income I know a lot of people will love to go to bahamas
