Thank you for exposing Statewide Mobile Home Sales for either not knowing what the heck they're doing, or just being crooks. She should sue them for reimbursement for every month after she purchased the home that she couldn't live in it plus attorney and court costs.

That’s why you want to buy the land the home sits on. There are parks where you buy the land and, in that, the HOAs are much lower. It pretty much boils down to how the property taxes are being paid, through you directly via your mortgage payment when you own the land, or through the HOA when a corp owns the land.

As seniors we are often targets for the unscrupulous or uncaring sellers, vendors, and officials out there. Even when the sales team has been nice to you, I strongly suggest engaging the services of a real estate attorney in the purchase of any home, including mobile or manufactured homes. Most of the time home purchases are completed with few or just minor issues, but if things go sideways the nominal expense of having retained an attorney will prove to be money well spent.
