Great info, one thing I would add is installing a keyless entry like the Schlag Encode that generates new codes for guests automatically and also makes sure that code expires when they are checking out aso they cannot get back in. With giving them a hardcopy, they could easily lose it or make copies which is a hassle and not as safe.

Not everyone is comfortable allowing a complete stranger in our homes without any sort of screening process, so I don't think Instant Book is a realistic option for a lot of people. Sure, we are leaving money on the table. But not all money is good money.
I agree. I used to have instant book on, but turned it off. I like to be able to ask the guest how long they are staying, do they smoke, understand that the room in my shared house is only for one person, no guests, parties, etc. I have found that some guests don't read my airbnb listing all the way through. Have had pretty good guests so far for a few years now.

Also guests might get annoyed if they paid 150 per night while those who stayed after them, got it for 95. It just takes one guest to take out their annoyance on low ratings. I do disagree with the picture taking, just hire a professional photographer to take your pictures so the lighting and "the room feeling big" is already done professionally.

I'm doing 2 rooms with queen beds a TV with sliding mirror closets. The 3rd bed room I took off the door and turned it into a tv/office room. It has a desk, TV and wireless printer. I ran into a jam and had to replace my driveway ($5200). I wish I would've just prepared 1 room at a time then I'd be up and running until the next is ready. Any suggestions I'm kind of scared but I'm pushing forward. I'm scared because I'll be about 3k in c.c. debt and not sure of the outcome.

Airbnb takes about 16% The key thing is not great but all your important stuff can be locked in your room. So bitter sweet I guess. Make sacrifice make money 💰
Can you air bnb your spare bedroom if your renting? My roommate just moved for a career reasons and im trying to come up with solutions to have help with his portion of the rent without ending the lease! Not really the type for long term roommates either so hopefully there's a way!
@MARKetingJOHNSON not correct. You must ask the Landlords permission first. If you do this without permission, you will be illegally subletting property that is not yours. This is true for Australia and the EU.
That's a personal decision you have to make. I'm sure if it's neat and tidy people won't care but I wouldn't want to leave my stuff in a roof with a stranger

It’s illegal in the USA to sublet someone else’s property, even if you are renting. In my state you can get sued for it.

As a Host and a Guest, I'd never stay in a room with the belongings of the host, nor as a host do I want a guest to have access to my belongings.
