    My brother and I are in the process of buying a new build house in Newcastle. We both are on skilled worker visa with a validity less than a year. We received mortgage offer from Barclays for 10% deposit. I guess with an excellent credit score and financial stability proven throughout your time in the UK should get you mortgage without any hassle.

    I have a different view in regards to buying property in UK. I live in a high rise in London near Canary wharf and I was looking to buy a flat in my building(a 2 bhk for now). I checked on multiple homes available for sale(in my building) and could see that the property rates have not changed significantly from the time it was build(2008) till date. Many 2 bhks that were sold at around 450K at that time are listed at around 520K currently i.e. a appreciation of 70K in 15 years.
    Say, I go ahead and buy a flat for 520k and deposit 20% i.e. around 104k and finance rest from bank. The EMI that I will pay would be same as rent so that would not make much of a difference on me financially.
    Now the 104k that I paid from my pocket(not even considering other fee), I can invest in some other asset class and I am pretty confident that in 15years, I can grow it to atleast 280K i.e. a profit of around 180K(being conservative and considering return of only 7% per year).
    Buying your own place have attached emotional values but in my opinion if someone is not sure if they want to settle here, please do consider this before deciding on to either buy or rent.
    **This calculation might not hold true for all properties but it is the case for few areas that I am looking into.

      Pretty much in the same boat. Live in London in a high rise and 2BHK properties that we are looking in our area in Zone 4, Riverside is around 750-780k.
      We are looking to live here for prolly another decade. In our case we may end up paying a little more than rent and even the luxury home build quality is not all that fantastic and things start breaking down after a year or 2 or less than it. And in the name of service tax collected by the estate agents is ridiculous & is a highway robbery! Current owners had an increase of service charge by 170% .. ROFL ...
      For now it looks like we'll be on rent for few years as it'll give us flexibility to change homes every 2-3 years and go to a new build or move out of London (if NHS posting happens elsewhere for one us)
      Properties appreciate in London (and UK) not more 3% at the best case? Don't quote me on this :D
      Fantastic video for people who are looking to buy elsewhere in London. But buying properties for the sake of investment and making a profit is a terrible idea in here or so it seems to some of us. Totally agree with Ankit and his investment strargery.

    Hi Gaurav, thank you for sharing such a helpful video. Just to add that you can get the mortgage by 5.5 times. There are many lenders who consider 5.5 times on skilled worker visa. I just got mine :) also it is not mandatory at all you must have 2 years on your visa expiry date, My current skilled worker visa is expiring in July 2025 and I just got my mortgage approved.

    Along with 10% down payment, and solicitors/mortgage advisor fee, we need to keep money for stamp duty also for houses above £425,000

      Yes but if you don't have that money then better buy house under £425,000. Remember first thing is to get up the property ladder. Generally first home buyers buy under £425000 so they don't have to pay stamp duty.

      Tax will be deducted through PAYE for primary job and for self employed you have to fill self assessment for any Earning minus expenses: whatever the profit you pay tax on it.. better to check with CA so you do it correctly

      Hi book a meeting with a good reputed estate agent in your area and their financial advisor.. it all depends on your salaries as well and the budget.. but if you have minimum 2 years left on skilled visa and completed atleast 1 yr then you should be able to get mortgage.. also with 25% deposit you shouldn’t have any problem..

    Hello! Bhaisahab! I have a curiosity about IT jobs in the UK. Hey! Could you please let me know if some IT jobs such as- Software Developer/ Web Developer / Software Engineer are available for a guy who is having 5-7 years of experience with great learnings but, not having a degree/certificate in Computer Science or Computer Engineering or any kind of degree in especially in Engineering background? Rather, he is having a simple graduate degree in Bachelor of Arts from a reputed college of a University like Delhi's.....

      Absolutely! there are so many roles available that don't require a degree in the same field if you have good experience and can clear the technical interviews

      Usually, when you sell your main home (or only home) you don't have to pay any capital gains tax (CGT) due to private residence relief. However, you'll usually need to pay capital gains tax on property if you're selling a buy to let property or second home

      You don't need to have a spouse to own a house in the UK. If you fulfill all the requirements then you can buy a house in the UK.

    Kindly guide me. We me and my wife recently moved to skilled and dependent visa . My wife is working from January 2024 to till now with 40K plus which now increased to 50k and me on student so i am earning 10k early. We just apply for Halifax mortgage but rejected. Kindly need advice. We are here in uk from September 2023 and my wife December 2023.
