    So I can have an outbuilding that goes right up to my neighbours boundary but can't go over 2.5

    Can you talk about an outbuilding occupied by family only, that cannot be sold but can be a separate dwelling? What is that called - certificate of development?

      An outbuilding that is lived in full-time needs to legally comply with building regulations. Our brand The Annex by Green Retreats does comply and will be legal to live in full-time. We know that customers often use our Green Retreats garden rooms for occasional accommodation. A certificate of lawful development is a document for peace of mind that your building work is legal which can be helpful to provide to neighbours or potential future buyer of your home. This is not the same as planning permission, but because our building generally do not require planning permission and can be built under your permitted development rights then a certificate of lawful development can give reassurance that your investment is legal home extension.

      @@greenretreatshi I would like to get a quote from you who do I contact? If the building is built within Regs and building control do you not need to still apply for planning to allow someone to sleep in it overnight?
