You are right, but these kind of words can get kasrah when they are definite nouns. Or when they are in possessive case/مضاف إليه.

Can't we say hadeeka, baab instead of saying hadeekathun,babun? Why should we add "un"? Can someone please explain?

You can say while reading, but when you write you need to write "un". Because the nouns don't get sukoon, they can only be fatha, dhamma or kasrah.
