  • How do you go about finding a place to rent in Ireland. It's not easy and it's getting harder; finding a place to rent in Ireland. And finding something to rent in Dublin the capital city is next to impossible for many.
    Hopefully, this video will help you get to the top of the list so you can secure a letting. It is the honest truth by an ex-agent, I am not trying to offend anyone, some tips are just harsh truths which won't always apply. I shouldn't even have to make this video, renting should be the easy option, its crazy the situation is so bad now.

      Yes rates will have an impact. Landlord can claim back the interest element. But if rents are capped that that causes them concerns

    Hey Shane! thanks for the information. Just wanted to ask about accommodation. Where is good to stay with family with small children besides Dublin?. Are there other cheaper cities in Ireland that are better to live in? Do we need a PPS number to rent? because we are in Sweden now..

      You will need a pps number for the lease to be registered but not to sign a lease and start living in property.
      There is lots of great cities but location would really depend on employment and where you want to send your kids to school. Much more options in Dublin

    I think that the biggest problem atm in Dublin are the apartment with 1 room 1 bathroom and 2 rooms 1 bathroom. There is thousands and thousands of people looking for this kind of houses and the stock is ridiculous, and where are talking that the rent for those apartments is between 1400-2100, so is really really expensive for a young couple.

      Thank the Dubliners for objecting to Apartment Developments because they don't suit the locality and block sunlight .

    Hi Shane, this is a great video and helps to understand better the landlord perspective. We’re a family of 4, 2 adults and 2 kids (4-5 years old). We’ve been renting for the past 9 years in Dublin and got good landlord references.
    From your video, we understand landlords shouldn’t discriminate but we wonder if mentioning 2 kids in our initial message put off agents and landlords and might be the reason why they don’t reply. If we don’t say we have kids until we are offered a tenancy, can the landlord withdraw the offer after everyone signed?
    We prefer to be transparent from the beginning but we also struggle having a first response and get a viewing. It’s been several months.
    Your video is really useful, we’ll mention our mid term mortgage plan in our message now to inform we’re not staying forever. Thanks again.

      Thank for the feedback.
      If they withdraw because their are kids that would be grounds for discrimination.
      It depends on the type of property if set up for family and kids should be ok to mention it.
      It’s you and your partner that are on the lease so that is all they really need to know at the start. The kids down sign the lease.

      Highlight how stable you are & your long track record with other landlords. I wouldn’t mention children until asked. Remember that agents are target driven & always looking for the path of least resistance. Keep your language simple & revenant & answer any queries promptly.

    I would not beg to rent in a market where house prices were deliberately inflated. Inflating the housing stock in this country has cost 200 billion euro, all of which has been borrowed. At least by emigrating, the property owners themselves will have to service the cost of inflating their houses.

    Hi Shane, my wife and i are moving to Ireland in July. We are cash buyers and were going to rent while we find our property. I've just read that you need a PPS Number. As a British citizen is this true? If it is true do you have any suggestions around this problem other than airbnb? Thanks.

      Hi Andrew. You will get a pps number quickly when you arrive, but it should slow you down renting or buying. The landlord will need the pps number to register the lease but should should be able to get that with a few weeks.

      You can apply for the pps number in advance I believe. You just need to explain why you needed it.
