      Finite supply is good. Big Business speculation out there but likely to be regulated heavily by governments moving forward and unlikely to have widespread utility (like its' original intention). More going to just be held as a paper asset. Not my type of investment personally, for a decent chunk of my net worth. If you had lots of spare cash, I guess why not

      @lukewiles1 hoopers, werribee, frankston as examples 🫡..
      There's not a lot of co-relation particularly in recent history on proximity to the city and capital growth (yep co-relation doesn't = causation 😀)..
      There's definitely some opportunity in Melbourne though at that "affordable" price point, as you say it comes down to someone's brief 🙏

      @@jefmiles8296 appreciate the examples! nice to get a direct response haha. The main reason I ask for distance, is if you don't quote suburbs.
      It's all about like you said the finances (ie "afforadability") and the overarching strategy.
      Those examples do look like the have a lot of surrounding land supply, just at a glance. But I'm no melbourne guru lol.

      @@lukewiles1 haha gotta be a touch careful of narre warren it is close by and does have potential land supply.. vital to dig into the BA (building approvals) side of things

      @ For sure! There's always a deal to be had, anywhere in my opinion. I just happen to specialise / focus on Brissy with my investments + business.
      Always enjoted listening to your podcast. Mainly while doing driving around!
