I am interested in buying a plot which is apparently kabaka land with ndagaano do I still ask them for a copy of land title and verify with lands ...in fact does it mean they have a title for it or not

Well the word ndagano means deeds/ agreements. You basically have a sales agreement between buyer and seller in the presence of witnesses mainly area first chairperson, neighbors and kabaka's representative in that area.

But of late you can get a 49 year lease title on the land after obtaining your sales agreement.
