4 bedroom only 2 bathrooms? I would definitely need a extra bathroom connected between 2 bedrooms and a public bathroom located near living room for guest and a full back porch added onto back of house.Also have to have a larger washer and dryer area Other than this the house is awesome. one of the nicest ive ever seen.
Definitely 3 and a half bathrooms. My son wants me to move in with him and his 2 sons. I'm to the point where I'd like my own bathroom. I have 3 boys, and I'm tired of sharing with boys. 😂😂😂
There is only one thing I would change, I’d put myself in that home lol….. it’s straight up beautiful…that kitchen is an absolute dream, I love all the counter and cabinet space! The swimming pool for the tub is perfect also lol

Well, if you love to cook and have a few kitchen gadgets such as blenders, food processors, sausage stuffers, etc., it would be nice to have a separate pantry area or room to keep the foodstuffs in, being able to keep the gadgets in the actual kitchen area. I know few people who forgot to have a pantry put in their homes when they had them built - and they regret it. 🤪 Pantries are nice to have.
Now that is a home I love! With that said, I would still want to change a few things to 'personalize' it. Can always dream! Thank you Nate for showing it.

Thanks for sitting on the bench! A camera can’t capture the height/depth of something (especially if it’s shiny white with no contrasting colors/designs) so seeing something from a sitting position really does help. Still waiting to see if any RUclipsr will sit on the couch or bed during a tour so we can see the distance of furniture to the walls or TV

I think this floor plan is almost perfect. Love all the closets. I would remove the kitchen island; it seems to be in the way of getting to the refrigerator. I agree the utility room needs to be larger and so does the hall bath. The hall bath needs 2 sinks for 3 bedrooms to use. A half bath maybe where that closet by the utility room is would be nice. Overall this is the best home I’ve seen.
I thought so too. I liked the kitchen, but the island was just a bit too large. I have an ugly, basement laundry room. I’d take that utility room any day!

I would change the stove to a gas stove, square the sinks and I think I would lose the small bedroom and have a 3rd bathroom, put sliding glass doors in dining room area. I was in love with the front instantly! I want board and batten in the worst way! I would’ve wanted the entry way a bit larger. That was disappointing to walk right into a closet door. With that first bedroom so tiny anyway, I would go down to 3 bedrooms to have a nicer entryway. I’m only giving my opinion because I would seriously love to have this home! I know a lot of people don’t like them, but I love my lazy Susan! Two are even better! Manufactured homes, I think, are the way to go! 👍🏼❤
Beautiful home - with a designated entry!! Quality built. Nice to see a solid closet with wooden shelves & rods not chincy metal. I love the crown moldings & was glad to see it continued in the closet. Pratt thought of everything with this home. Great tour Nate you allowed us to enjoy & take it all in. I really loved this hm except the utility rm. But my kids are grown so I could live with it! SOLD Lol That kitchen was divine...my fav kitchen layout! I hope when school is out, you get to take your sweet boy with you. He wants to ride in an Airplane so bad. Make time to vacay and have fun too. This is one of my favorite floor plans of all. Beautiful kitchen…it might even inspire me to cook 🤣🤣 The master bedroom is not sharing a wall with the living room and is even separate from the other bedrooms…and two large closets! I would opt for sliding glass doors in the dining area and a smaller tub in the master bath…with adding on a vanity area. Plus I would screen in half the front porch to enjoy the outside without all the bugs.
I love the entrance, wood stove, great kitchen that is not too open to the entrance and livingroom, just a glimpse, perfect. I wish there was a real pantry though and also that the utility room was a bit bigger, That said, I love that you don't have to go through the kitchen to get to the laundry and that it is on the other side by the bedrooms. I just don't want to carry the dirty laundry through the kitchen, especially during the time of year when the family is getting sick, gotta keep it sanitary. This is definitely going to the top of my list.

This home is almost perfect, one thing that I'd request is that the toilet in the master Water closet be centered in there. I would want this in a 3 bedroom if possible and that way the other two bedrooms can be larger. I saved this to My phone. Of course I know other finish color's are available and I would choose something different for the fireplace color and cabinets and shower wall and floor. The flooring in the home was fine for me and I liked the layout of the kitchen (just wish it had a step in pantry over the pantry cabinet (might be a option) and wish it had more upper cabinets. Liked the dining area and the single door in the middle, I would get it like this home had it. The living room has good wall space and like that the bedrooms are definitely separate and have a good separation from the living room and laundry too and the laundry room is nice especially since the water heater and HVAC system are both located in there and are easily accessible. Love that the vanities in Both Bathrooms have 4 drawers and obviously that the kitchen has the appropriate drawer over doors cabinets. The refrigerator is in a good location for easy access from the dining area or living room and still easy enough access to the stove. The seating at the island is actually on the correct side of The counter compared to another home (s) I've seen. This home had nicer window treatments too as opposed to some that still have "trailer" drapes like some still do. This home feels like a home and not a trailer or modular home. Love the Windows above the kitchen sink, might consider deleting two of the windows on the left side leaving one in the middle and having two more upper cabinets in their place. Do you know if the home is well insulated top (roof) sidewalls and floor?
Hi Nate. Love the way you do your videos. You accent all the great features of a home. Love the kitchen, and the dining area is definitely big enough for my table, hutch and freezer. The closets in the master are great, I need something like this for my craft supplies. but this room would become my office, the small bedroom would be a library, the bigger of the three bedrooms would be my room, with space for my two dogs to sleep there, and the middle size bedroom would be for my crafting business I'd add a big screen enclosed back porch for days when I can craft outside, and air-dry projects. Yup, all around perfect.
Hello Nate! Wow! What a place! Love the front porch! We'd continue with the porch all the way around the house to the garage though. Some enclosed and some just covered! What can I say? We love our porches! I'm gonna type as we go, probably after two or three rooms, with my 2 cents worth. #1) I like the coat closet in the foyer. I also like that Living Room. I love the wood-burning fireplace! We'd have carpet in the Living Room. #2) The Dining Room is really nice. There's room for Grandma's China Cabinet on that wall; probably have to move the dining table a tad closer to the kitchen to fit it without being in the way of the table chairs, but that's okay, as long as I have a place for it. That's a must for me. We'd probably build an enclosed deck/porch outside the door there. #3) I love the Kitchen for the most part. Love that it's a U shaped. Love the backslash behind the cook stove. I'd want a Gas Cook Stove. I'd probably do away with the island, or put one half that size in there. If I did keep a small island it would have wheels on it so it t could be moved when needed. The microwave is way too low where it's located, even if I kept the island; so I'd move it over to the countertop somewhere; not sure if I'd put it by the stove or by the refrigerator. There are a lot of cabinets, so you could use that one set of shelves for a pantry, as you said. I would change the sink to be level with the rest of the countertops though. I'd also go with a darker cabinet color. That light color is pretty, but it would show the dirt and dust really bad! If that space beside the refrigerator is big enough I'd put a small upright freezer there. #4) In the Utility Room I would wish there was room for a folding table but...the water heater and furnace are both in there where they belong! Yay! We'd build a Garage outside that back door. One wall of it would be one wall of the enclosed deck/porch off the dining room. I'd have a Storage unit built into the garage and probably a Big Pantry and a place for a chest freezer, even if an upright freezer will fit beside the refrigerator as I hope. #5) The smaller Guest Bedroom would be left as is, with carpet in this room. As for the Guest Bathroom , it would be left partly as is, except for maybe the shower/tub; see #7 below. #6) The other two Guest Bedrooms would be converted into my Library Music Studio Office Rooms with a small sitting area in the Library and a small gas fireplace in the sitting area with carpet in that area as well. Of course, the Music Studio part would have to be enclosed and soundproofed. #7) The Master Bedroom is really nice! Would have carpet in here. I love the his & hers Closets and the fact that they are in the bedroom, not the bathroom! I might or might not have carpet in the closets. But that Master Bathroom...it's great! Almost perfect! I don't like that the commode area is so completely enclosed, but there does look to be room, if we move the commode a tad more center on that wall, for me to sit on the Commode without touching a wall. And that is saying something as that doesn't happen often. But it is so enclosed that it would make my claustrophobia kick in very quickly! Wonder if I could get the wall removed completely, or just make it a half wall? At the very least, that door would be coming off! Love the Tile Shower! There's a bench And a door! I like that tub too. But I need a Handicapped Tub. So...I think I'd replace the shower/tub combo in the Guest Bathroom for a Handicapped Tub. That way we can just leave the Tub as is in the Master Bathroom. As I said at the first, What a place! Thanks for showing it Nate. Very good video! God bless you and your family!

I love Franklin homes and this layout is their best, IMO! I know other places do the wrap around kitchen, but Franklin has all windows that open! A must for kitchens!
