- In the this video I start the internal fit out of the shed house right up to completion. You will see Framing, Plumbing, electrical, insulation, plastering, kitchen build, tiling, painting and the floor being laid. Mostly in time lapse.
Make sure to watch to the very end to the walk through of the final product. over two years from conception to completion and some of the most stressful times of my life but also some of the most rewarding. It is known by a lot of names shouse, shome, barndominium but what ever you call it I think they are a great thing to live in. Enjoy

Word of advice from a cabinetmaker……. Wait till everything in the bathroom is done. Tiles layed, grouted etc. not a great idea putting cabinets straight onto bedding. But your place still looks amazing! SHED LIFE DREAM !!

Great vids mate! Just for reference for next time you build 😉 Always place joinery on top of tiles! You don’t want to install joinery and then screed/bed around it as the moisture inside the bedding will cause the joinery to rot! It makes it very difficult to remove joinery when bedded and tiled around! Food for thought mate!

This is 100% correct. that tile screed will be full of water in 2 months and that joinery will be buggered. Joinery is always installed after the tiling

Great content. I can remember as a kid (I’m 50) Dad straightening walls with a tomahawk by hand except back then framing was made with green hardwood so it made it extremely hard yakka I reckon he’d have loved an electric planer.

Gold Coast and Good Tradies do not go together. I think almost all of the trade contacts i have are not local GC people, they have moved in from other cities. Currently going through a painful process of getting failed concrete stairs removed and refunded. Yay...

I ended up spending a lot more than I thought so unfortunately I still ended up with a mortgage but only a small one so hopefully won’t be long and that mortgage will be gone. More money for toys then. 😁

Hard work and doing most of it yourself is so satisfying, even tho it can be a long journey, I wouldn’t worry about the Vanity to much, it can be done either way as long as it’s all waterproof ed correctly, the benefits leaving everything out and tiling first is if you ever need to replace the vanity you can do so without destroying the floor etc, great job tho mate well done 👍🍻🍻

Thanks mate. It cost more than I thought it would that’s for sure. I’m on a trip around OZ for 12 months and don’t have all those details but just for the slab, shed and fit out it was around 200k. Being to class 1a the prices go up. As for the shed builder I won’t be recommending them to anyone. If you follow me on instagram send me a private message and u will tell you more if you wish.
Congratulations, I thought that you would of made your bedroom and ensuite up on the mezzanine floor so 2 kids bedrooms are down below. Also I thought you would of put a doorway between the living area and the shed beside the sliding door, so you wouldn't have to walk outside on a freezing night or when it is pissing down. But great work achieving your dream.
There are a couple of reasons why there are no bed rooms up stairs. It meant a lot more cost to engineer the flooring to support it, she’d had to be higher and I needed up stairs for storage. I didn’t do the internal door as I have young kids and I want to be able to leave power tools and other dangerous stuff out without worrying that they will go in and play with it. The framing is set up so I can easily add a door which I may do when they are older. Everything is a compromise.

I've built hundreds of sheds contracting and I've seen some nice designs and colours, yours looks like it's ironstone or close to. Definitely a good choice of colour, one thing I will be doing when building my house shed is double wrapping the east and west side as well as the roof with that silver insulation and reason being is I've had my frozen water bottle single and double, let's just say the double wrap made my water stay frozen all day in 40 degree heat 🤷🏼♂️

Great job mate, I have been thinking of something Shousy myself. It’s a credit to ya.
Do consider some Solar & maybe a battery while the rebates are still ok as it can make a huge difference & also helps cool ur roof area with shading as an extra bonus, we noticed a huge difference in cooling over summer as it covers our main kitchen/living/lounge area which has an insulated Skillion roof over it.
I have 10 kw of grid tied solar in Hervey Bay area + 30kWh battery and another 5kwh Hybrid inverter I set up that could run the house for 3-4 days. 320ltr HWS on timer 3hrs/day with the original instant gas system used as a backup, 3 x split Aircon’s, 4 x TV’s, 4 x fridges/freezers, lights, water pump & Microwave use about 20%-30% of battery each day/night.
I charge the battery 100% from excess solar daily & get about $50/month back from power company, definitely worth considering, I got the cheapest on market at the time, they did a good job of installation & have not had an issue with it since installation 3.5 yrs ago.
Solar & installers can be dodgy, but just because you pay more, it doesn’t guarantee a better system or installer unfortunately. Havta check out ur other vids. Sub n like. Cheers

Hey mate, hopefully going to do a similar shed home. If it's ok to ask what would the same size shed cost fully installed. Love your work.
There are so many factors that determine the cost. On my site which was a difficult one it was $137k for the pad to be cut, slab and shed built. I guarantee it would be more now.
No doubt all in hand, but just a few things to be mindful of.
As a habitable space you’d need:
Smoke alarm on the upper floor area
Maximum 125mm sphere to pass through any stair components and balustrade
Minimum -50mm step down to external paved surfaces from the main floor
Appears to be in a bushfire prone area so compliance with AS3959
Thanks for the tips. All that stuff is sorted. The bush fire compliance was a pain in the arse. Had to have extra flashings around the whole place so there were no gaps.

Shed is 19x9 with the living area being 7x9. No plans to give out as it varies a little from the original. Thanks for watching the build.
He mate new sub.. can you go through the planning/design stage of the shed, how you go with approval and if it’s okay the cost.. love the shed and this is something I’d like to do here in central Queensland
That’s a lot of info you’re chasing and a lot of it is site specific. So what I went through might not apply to your build. I used a draftsman to do the floor plans etc for council in conjunction with the engineering plans from the shed builder. Then I used a certifier to get the building approval. Whole process is a nightmare. Getting the pad cut, shed built and fitout cost me around 200k.

Thanks mate. If bedrooms went upstairs it meant more engineering of the floor. Shed had to also be higher which adds more $. But most of all I wanted all that space for storage and maybe a future bar. 🍺

Could you do a break down video of costs and how far the good old budget got blown by 😢, just about to undergo the same with a smbi (southern Moreton Bay island) build, great for fishing but a little more costly to do a build. Not looking forward to the extra grey hairs lol
It’s definitely a stressful process as an owner builder. Because of my site I had a lot of extra costs. It’s 250m from the road so just getting power up the hill cost 26k and I budgeted 15k. I will put a cost breakdown in the description of the video when I get a chance.

Who cares what they think...it's his property, his life, living it the way they want. Rather this than a boring cooky cutter house they produce nowadays..
It is acreage but it’s all Koala habitat so each block has a dedicated building envelope. So this was the only location I could put it. The neighbours always knew something would be going there. I also kept the height down a little to try not block their view too much.

Just wondering what state you live in? My husband and I want to build a shed house too but have had conflicting info on whether we can or cant in Qld? Also any advice on anything you would change with layout or size? Great vidoes, house looks amazing.
I’m in QLD on the Gold Coast. You can do it but they have to comply with the same standards as a house would. There are a couple of things I would change. If I did it again I would make the shed bigger. Also I should have put a dishwasher in the kitchen and I would have made the windows larger. 🍻

I was just wondering why you didn’t go the rooms on the second floor as you got the mezzanine floor, you could have had 3 decent rooms and a bathroom up there. And hello from Shailer Park.
I just wanted the space for storage. The shed would have had to be higher too and extra engineering of the floor. All of which adds $ to the build cost. I went to Shailer park high. 🍻

Yeah mate I did the owner builder course and did 90% of the fit out . It was all done through the council which is painful.

Hey mate thanks for watching. I’m travelling until the end of the year and don’t have the plans with me so can’t help ya right now. A lot of the plans are site specific anyway so probably wouldn’t be much help besides the basic floor plan.

@@AusAdventure Yeah, that design and layout of the cabinets doesn't leave any options for a fitting a conventional dishwasher! You could potentially fit a single Fisher and Paykel dish drawer under and to the left of the sink but you'd need to get creative with the cabinet front arrangements.

Yes it was difficult. Had to comply with the same regulations as a normal house. I am in a bushfire area too so there could not be a gap bigger than 2mm around the whole building so it has extra flashings everywhere. It went on and on. Pays to do your research on your local laws before undertaking anything like this. Thanks for watching 🍻
Should have had alfresco kitchen connnecting it to the outdoor patio area where lounge room is .
We did consider that layout. I just wanted to keep all the plumbing close together and I didn’t want anyone walking through the lounge room while your watching tv.

Any chance you could break down all the costs and how much you saved or borrowed to do it all? I'm guessing 30k for the land, 50k for the shed kit, 30k for the ground work including rock wall and utility lines, 20k for the slab, 10k plumbing 10k electrical, 10k drywall, 10k kitchen, 10k windows, 10k patio, container 5k, tools 5k. So 200k all-in but totally guessing of course. I'm curious what was budget and if you went over it. And I'm wondering when did you pull the trigger. Was it when you had your budget and then some or was money not an issue?

@@stewatparkpark2933 wow i could understand 200k if it's in a really great area... but not much more because of the slope and ground work needed.. i figured maybe he got a deal because it was a tricky build site... with planning issues... my first guess was 50k for land and 30k for shed kit but i swapped them.. i seen a website with 19k shed kits but that was starting price.. i figure it has to be 50k for that kit.. it's a lot of metal

Great build. I did a similar owner build about 8 years ago. Was an exhausting year juggling work and building, but well worth it.
Question about your driveway. I also have a shared driveway with multiple easements that allow 5 properties to all access one shared concrete drive. According to the easement documents, we're all equally responsible for a 20% share of any maintenance/replacement costs for the driveway. Is there a reason that you and #73 didn't use the concrete driveway that the developer installed that runs all the way up to #71's front boundary line?
If you have a look at your easement documents, you will likely see that you and your 2 neighbours will each be responsible for 1/3 any maintenance costs of the entire driveway, even though it looks as if #71 is claiming exclusive use of the top 2/5 of the driveway. Might be worth digging up the documents from your solicitor, so that you know what you're responsible for, and what your access rights are.
Cheers its was hard work. The driveway is complicated. It definitely would have saved me some money if I could have used that section of the existing driveway but that section is the easement for 71 only. All of our blocks actually run to the street but the developers only put the one driveway in
@@AusAdventure As a surveyor, that doesn't make any sense. #71 can't stop you from using part of an easement that benefits your property.
Easement A over lot 93 should allow for lots 160 and 161 to use it for access. Easement B over your lot allows access over your land for lots 93 and 161, and Easement C should permit you and lot 93 to access that portion of Lot 161's land, because that's where all your services run.
I'd suggest having a closer look at your easement documents, so that you can see exactly what the easements are for. Even though #71 is currently claiming exclusive use of the top portion of the driveway, you and #73 will be liable for any repair of replacement of the concrete in the future.
