  • Modular Homes Are Financed and Appraised Much the Same as Traditional Homes.
    Modular Homes are permanent structures and appreciate in value similar to traditional homes. Which is not the case for manufactured or mobile homes-which tend to depreciate in value.
    They’re super sturdy and build to last and can withstand winds of up to 175-mph.
    FEMA concluded in a study done by the damage done by Hurricane Andrew in Florida (Aug. 2012) that modular homes fared better compared to other construction.
    Prefab Construction dates back over 100 years.
    One of the earliest prefab homes was a mail order pre-built kit from Sears and Roebuck Co. They were similar to panelized homes, but had to be assembled by the buyer. They were advertised as “Modern Homes” with 400 designs to choose from. The materials were delivered in two railroad boxcars with a detailed instruction manual.

    I live in a double wide (3 bd 2 bath) and it’s amazing. It’s was only $168k (in 2022) and was able to finance it with a credit score of 630 and making $24/hr at my current job. It was built in 2017 so it’s practically brand new. Would highly recommend for first time home buyers or small families.

      ​@@amaniiexxchngeSave up and buy the land. You NEVER want someone else owning the land under your home. They can raise rates at anytime and even evict you and a mobile home is mobile but moving it is a nightmare and you cant really store it anywhere so you NEED somewhere to put it immediatly. And thats assuming you didnt jave it put on a permanent foundation in which case you are SOL entirley.

      Thas what I tell everybody. It's great as a first home so you don't waste on renting and it's great as a last home because a lot of people like to down grade. Are you near the ny region?

    We sold our traditional home in the city, bought 20 acres of land in the country and just bought a manufactured home! It’s a VERY cost effective and the second one we have owned since we’ve been married. We lived in our RV for 2.5 years until we decided to save some money and buy it. Home is just home! 😊

      Howis that going i have a 4 br house rn i got from uncle i just gotta pay it off but its in my name but i wanna get and acre or so to get a modular home i have an other cousin who has one and i never knew it was a modular until few weeks ago they are very very nice and built better since i help uncle with remodeling on weekends in alot of new houses and new ones are built like shit i wanna self and buy spot for one

    The building kits you referred to (from sears&roebuck) are definitely NOT modular homes. They were lumber kits which were built on site.

      That’s for sure, I grew up in tornado alley. But disasters can happen anywhere so your house isn’t safe wherever you live.

    Modular homes can’t depreciate like mobile homes can. Only the fact that if that area depreciates. Modular homes are attached to a permanent foundation like site built homes are.

    Yes, I would. I already live in a house exact really such as the one that you described as a modular home in the end but it’s not that is a kit home from Sears home catalog and if you paid an extra thousand dollars, Sears would put it together for you, but most of the prices they were were without electricity or sewer so you had to pencil in an extra grand for all of that

    As a European, used to fully cinderblock homes, and every professional craft part of the house done by Masters of their field (meaning they had completed a 3-4 year apprenticeship and 10 years of work experience before they can apply for Mastership) such as Stonemasons, plumbers, etc (not just trained on the job), American homes look like “rabbit hutches” to me.
    Stick-built or modular, the flimsy wooden construction looks like it’ll blow away in the wind.
    Most crews put these homes together in a half hazard way, especially the so-called framers, that thorough home inspections are a must.
    I just wonder what an American construction crew would think if they were invited to build a European house, where the average time of construction (starting from pouring foundation) is 40 weeks compared to 40 days 😂

    Manufactured homes go up in value too. We bought a 3 bed 2 bath manufactured home with 2.5 acres of land in 1995 for $69,500. We just sold this property for $375,000. So, tell me again how they depreciate? Also, it’s been in a storm with winds of 175 mph.

      ​​@LucasFernandez-fk8se No, mobile homes/trailers are ramping up in value as well. All homes are, and apartments. Got a modern double wide and 10 acres 6 years ago for 80k. The 1 acre lot across from me was sold for 36k this year without a home included lol.

    Nothing beats cement and steel . No insects. High sustainability against winds . No rotting . Prove this wrong and i might be swayed to try a modular.

      @@CarolinaGomez-bo6ur Not true at all. Some areas near washes are prone to flooding during the monsoon season. Some areas are at extremely high risk of forest fires. And you can have both in one location.

    Quit the Corp scene, sold my HOA house & bot 25AC & am gladly putting a mobile on it. Less property taxes & Ins too! Theyve gone up in value bccnew ones are so much more pricey.

    Mobile home is anything prior to june 1976. Manufactured homes today are much the same as any mod. Atleast here in ny you can look to make a profit on a Manufactured home/ aka mobile home. All of the codes here require them to be on a slab with a vapor barrier ao no longer on dirt which was the number 1 problem with the old homes. Only issue now is financing can be a pain in the butt sometimes because banks don't work with them yet. So companies such as first credit co and priority funding are great lenders.

    I'm trying to owner finance a property that's ok with modified development and then eventually put a modular on it. It's really the only affordable way for me to get into a home that I own. I could rent forever but man what a waste.

    Girl in my area Mobile homes had double from 2015. We bought ours for 45000$ we could sell it for 90000

    Wel the manufacturer homes here since everything has really made money just like any other home the ones in the older or newer right now manufacture and modular homes sre 200-300k for just average little house on small lot some are on their own kittle lane but very small space the ones on the community 140-170k or more

    Some flaws with that…
    1 175 mph is a wind zone 3, many manufactured homes can be a wind zone 3 for about 4,000$ extra
    2 manufactured homes appraise in value (yes a little yes)

    When things break on a modular do you call a general contractor like with a regular house? Also, if you want a tub or appliance replaced do you get them from Lowe’s or specialty stores?

      yup! think of modular homes as identical to stick built homes. anything you do to a stick built you can do to a modular. I'm the construction superintendent for a modular home builder and have set over 100 of them over the past 4 years

      The 2x4 or 2x6 constructed homes are built in a factory and arrive 90 percent complete to the job site. typically 2 pieces that are bolted together on the foundation

      Haha you seen the "regular" homes they build these days? They are crap. Regular homes doesn't even have an ounce of concrete/brick in them other than the basement/foundation. They are built to be destroyed. So they are now like to blow away than anything else.

      ralph, nothing substandard about the newer modular homes. They are built in protected facilities and are fully closed in on the day of set so they're protected from the elements
