I understand that someone with seven properties totaling $6,000,000 in value has some cash flow and gross net worth on paper, but how many of these properties are owned outright and how many of them were purchased with very little down to be paid off by renters over the next thirty years, or possibly sold off for a profit IF they appreciate reasonably enough? Being a landlord is an investment or so im told. Every investment has risk. Too many landlords wanted to complain that the essential good they have had....guess what....risk. The risk with real estate is the people you rent to can lose their job, die, get sick.

Times like these will demonstrate what kind of landlord you've been. If your tenants respect you, they will work to pay you back. If you've done them wrong, they might not pay for months and prolong an eviction process.
I had one affected by COVID-19. I told her don't worry about April/May, they'll be no late fees and we'll work out a payment plan. To my surprise, the tenant completely caught up in mid-May. If you are lucky enough to have a good tenant, it absolutely is worth it to work it out with them.
I do AirBnB, That is dead stopped. But....I have other long term renting. Multiple types of rental income is key. But, having a reserve for the SHTF takes the stress off. Having that in cash, commercial credit, personal credit are all last stands if needed.
My friend is a landlord and he freely gave his tenants a two months free rent forgiveness as a no fault of their own without punishing them in the future by forcing them to pay more to make up for this. So hes eating the cost just like he would if all the appliances became faulty. He handles the job as a landlord just as he does with everything else in life by refusing to be taken advantage of but still finding honor in kindness. His tenants will probably never leave. Though I understand what this video stands for I also can appreciate that us people can accept that this isn't our faults. So it's nice to see my everyday folks out to help, so no digs at you but I definitely think you would recover much quicker than your tenants would trying to scramble to make up. Course I still dont look down on you either, just because you have money doesn't mean you should be punished either BUT i do believe as landlords you have responsibilitys to the families in which you provide for, I mean that is the "job". Regardless it is a crappy situation for everybody. We dont ever get anywhere on our own, the world needs more help, love, and understanding- on both sides. Also please dont take this as I'm saying everything must be free and taken from the rich and all that junk as I am a believer in hard work for what you want and need, no handouts, your not being ugly it's just this topic made me think of other ugliness in the world. Your friend is doing something commendable and that is great. Don't get me wrong, I sympathise and acknowledge the misfortune of what is going on right now. But I wholly disagree with your standpoint about what a landlord's job entails. The job is to maintain a property so that another who desire to rent it can do so. Their "job" isn't to provide for, or even care for, their tenants beyond that. It's like buying food from a restaurant and expecting them to give them out for free. You make quite the humanistic argument, but I just don't agree with putting contractual obligations on par with acts of kindness. They're two different things, and to some, rent might be their way of surviving. Aside from that, I have no objections. Take care!

Most likely due to the lack of employment and hard work, but at the end of the day they are providing a good and they're self-employed. Ask for a rent reduction due to the lost value like not being able to use most facilities such as swimming pool, gym, barbecue area, etc. that’s assuming that you live in a compound and still have money to pay the rent but want to save some.

There are legal ways to do just what you say. I hope if anyone withholding rent for lack of repairs is doing it the proper way. One of my tenants called me on April 4th with the news that she had a reduction in her pay and hrs and that her husband was laid of. She has been a tenant for 4 years; we explored best, and worst case scenarios together and came up with two plans that will allow her to get back on her feet along with meet her rent obligation by spreading out the May rent over the remaining term of the lease We actually just put up a video discussing how the market and these conditions are uncharted yet with a level head we will all come out of this ok
I think it's important to consider the tenants financial status during these time especially as landlords. Holding that landlord-tenant relationship is important and key, and coming up with a plan is the goal. Goodluck!

I emailed my landlord about my April rent. He didn't respond and I made a partial payment on-time, then a follow up email. The landlord responded demanding to see January's bank statement. I don't see what January has to do with April and also don't feel like my bank account is any of his business... So I'm electing to take the late fee. I have no doubt this will be reported to skiptrace and expect it to be harder to rent down the road, but, I can't make money appear when it doesn't exist... as a tenant who has never talked to the landlord *or the property management company* since the lease began , this is frustrating. For context: the property management company that now holds the account had purchased the account several months ago. The only notice we got to the effect was a note on our door and it was confirmed by the previous company that we made our payments to. Literally the only communication I've had with the new owners is when they asked for my bank statement from an irrelevant time period as "proof of hardship." I love the building, I love the area, and I think my rent is fair, but I miss the days when you could talk to an actual person...
I hate to break it to you, but almost any time you ask for financial assistance, it is likely you will asked for a copy of bank statement/proof of income.
I feel for you. Nowadays we have a lot of foreign and domestic investors buying up property and choosing to hire a cold management company to most of the leg work. This has the unintended consequence of not creating any mutual respect or loyalty between the landlord and tenant.
Destiny June this is an extenuating circumstance. It’s not like a regular financial situation. We’re going into a recession due to a pandemic. This is unprecedented & most states don’t allow evictions during state emergencies (which I believe every state is under until at least May now).

My mom's tennents told her that they weren't going to pay, and they didn't owe her any money. I told her no, you can't harrass them for the rent and you can't evict them for now ... but they still owe you money. Chances are they won't pay and will need to be evicted. The housing market is going to get bad once the stay at home orders are lifted.

That's called properly screening your tenants! Some landlords rent out properties to people that they know barely scraps by. These are usually the giant commercial companies. This problem can also occur with navie older investors who put all their money into properties, then rents them out to younger people who unsteady income. This isn't the country's first show at this, but it goes to show how non-resilient our economy actually is.
What happened in Canada is that everyone on Employment Insurance received a $2000 advance right away. People were able to use this to cover rent/pay off credit card debt. The next week they continued regular insurance payments. This also means they get their coverage reduced by 4 weeks.
Not my Landlord. When the Shutdown in Ohio happened and people got laid off my Landlord send out a text to all the tenants where they can find a job LOL.

Small residential land lords are often working 9-5 jobs as well, and they prefer to invest in real estate rather than the stock market. Most land lords have mortgage payments, and the government didn't send out anything about those being cancelled.

As I’m a first time landlord the money I get from the property is going straight into a bank account for a rainy day. . Just need to build it up a bit to get in the safe zone . The house will never be vacant it’s in the best spot although , I have landlord insurance.
Plus if you lose a tenant now you have to fill that home with someone else and with the current job market and people being laid off it would make sense to work with the current tenant on a plan that benefits you both.
Your opinion on this makes me really happy. I've seen a lot of owners who are behaving absolutely disgusting like they've forgotten that sometimes stuff happens and you can't pay on time, pay partially or in the worst case scenario can't pay at all and that this isn't necessarily an attempt at hurting them but that this is just life. This being said I'm disgusted by all those idiots that are calling for a rent strike because they can't comprehend that 1. You still owe that money and 2. That your landlord has expenses as well. If you owe 20% of the value on 80 properties you have a lot more room to bend than you would if you owe 80% on one property. Property owner's that have cascading debt on multiple properties will get wiped out during this crisis. (That means you Airbnb owners...) Dave Ramsey's real estate story is very likely to happen to a lot of would be real estate moguls.
My landlord is selling his apartment complez by the end of this month we will have new owners. They barely fixed anything he said he's $35,000.00 in debt because the main pipe broke. It's crazy some landlords raise up the rent and blah blah blah , yet they don't fix it and if they do they take a while and/or do a half ass job.

That three to six months reserved that you recommended is actually recommended for everyone not just landlords. I don't keep it in the bank, I just pay 6 months of my house payments at a time.
Jeremy Wheeler I’ve thought about paying 6 months in advance, however my main concern with that is what if the property owner didn’t meat their end of the bargain with keeping up with maintenance or anything that needed to be fixed. Than I would have lost any leverage I would have to make them fulfill their part.

Never been late with rent and am a person who's budget is set so my utilities are 3 months in advance while my rent is at 2.5 months almost up to 3 but not there yet but I'm set if there's a emergency in my life. My landlord loves my us it's a great business relationship

But that comes with hard but smart work and using what you have to. I'll be able to get myself into real estate myself by getting some apartments or houses to rent. I've gotten far and fast by working for my money so I'm happy. If I took a loan could I achieve my goals faster of course but that opens me to risks I don't need if I have time that I do have. Now me paying rent and utilities in advance may be stupid to you but my foundation is strong enough to make it so if I lost some means of making money i.e my job I've a buffer to get work without panicking and having to lower my wage earned to find that job or I could switch companies and move while knowing that my landlord would let me out of my lease at no penalty and would allow me my over paid rent back if I wished to move. This arrangement is beneficial if you can do it. Like I said my landlord and I have a business relationship that is that business not personal and I want to that way. It's been 5 years this way and as I said I'm at that point where I can almost start my real estate plan but not all the way there. But you think as you will and do you as you wish but at least I've no worries about today tomorrow or the future cause I've taken care of all things that have to be taken care of. Good day

not just property owners should save 3-6 months of money... EVERYONE should save that much! You never know what will come. The next time you buy cookies, chips, fast food, Starbucks you should really look at it and say will this improve my financial situation (plus its just plane unhealthy), if NO than dont buy. SIMPLE... I have so many friends who drop $300 on a weekend on bars/clubs. They are now crying and I am siting back still worried about the future like them, but at least dont have to worry about money as I have many years worth of money reserves

If a tenant loses their job in the pandemic and can’t pay and 1/3 of the country is in the same boat what do you achieve by evicting them? Good luck paying the mortgages on a bunch of empty rentals. As many have already pointed out any investment has risk, normally the risk is market crash and negative equity but anything can happen. The truth of it is in my opinion, landlords investing in a real estate portfolio are taking advantage of a fortunate financial position where they are permitted to even buy properties, the part that bothers me is taking advantage of the less fortunate who can’t do that and contracting them to aid in paying for their assets. Essentially, the wealthy abusing their security and attaining assets on a poorer persons dollar. I work full time and can not attain approval for enough money to buy a property I want to live in, meanwhile others can, choose not to live in them and allow someone else to pay. Comparable situation, a bank here charges no bank fees if you are paid more than $2000 a month into your account with them, if you don’t, they charge you... if anyone can afford that and not miss the money, wouldn’t it be the people making more?
Nice video Graham. You're a very wise and fair-minded person. I like that. You suggestions for both tenants and landlords are spot-on. I do think there is a subset of corporate landlords/managers who expect their tenants to literally sell (or pawn) their belongings to magically make the money appear each month. Sadly, their pressure tactics work well enough on some people to keep squeezing. From a landlord perspective, so much depends on how owners' real estate holdings are leveraged. From speaking with my institutional RE friends back East, a number of large real estate development funds are likely to collapse; not because of non-payment by renters, but because of a liquidity crisis while projects in development are stalled or scaled back. (I'd hate to be in commercial leasing right now!) We were fortunate to collect 100% of our rents this month, but I agree that next month will probably be different. It was interesting to speak with my property management company and to find out how much they depend on late fee revenue - something they are not allowed to collect right now in North Carolina. For smaller R/E investors who have a lot of debt, this time could be terrifying over the next few months. We are not in any present danger whatsoever (0% debt); but nothing is completely safe in this environment, and our future plans will likely have to be re-evaluated when this is over. There may be great potential in the recovery and its aftermath - I hope so. In the meantime, we're all in this together; and we'll all be asked to sacrifice something. If there ever were a time for tenants and landlords to cooperate in good faith, this is it. Liked and Subbed!

It's interesting that they are saying 1/3 renters are unable to pay. When you consider that roughly 30% of American's rent, this means that 10% of American's were unable to make their payment. The numbers don't add up. Sure unemployment has shot up to 6M+ but with 200M working age people, this means that only 3% of people should have been in a spot where they are unable to pay based on losing their job. Where are the other 7%? (This is also assuming that the 6M who lost jobs are renters, which is not the case.)

The 6 million figure was just how many people filed last week. The Coronavirus total (past 4 weeks) for unemployment benefit applications filed right now is at 17 million
I think it would be even less than 3% because you aren’t taking into account anybody who lost their job but are prepared for emergencies. I haven’t lost my job but thanks to the emergency fund I have saved up, I would be fine for several months even if I had no income.
In NYC there are tenant advocacy groups that already have in their mind that "We are not paying rent until August". Pandemic or not, these groups are in the business of taking advantage of landlords. This pandemic is just another excuse for not paying rent. the governor is no help either, he already gave the tenants a free pass until August. The tenants have free attorney representation so they don't care. You have tenants living in a unit for $1200/month and the going rent is 4K/month. To boot, lots of these tenants are professionals with high salaries and secretly own beautiful vacation homes outside the city.
I will say most people are unable to pay rent with most of my rent from Seattle I have given most of my tenants that are having financial struggles, I have forgiven them of this one month.

What she doesn’t know is that my cousins (her kids) are paying her rent and not telling her. The last thing any of them want is for her to get evicted and come and live with one of them. Lol

Yes there is risk but we shouldn't take on more than was is fair. For instance we shouldn't have to put up with tenants who simply want to take advantage of the situation. We shouldn't be the ones to shoulder it all either.

I had one affected by COVID-19. I told her don't worry about April/May, they'll be no late fees and we'll work out a payment plan. To my surprise, the tenant completely caught up in mid-May. If you are lucky enough to have a good tenant, it absolutely is worth it to work it out with them.

I do AirBnB, That is dead stopped. But....I have other long term renting. Multiple types of rental income is key. But, having a reserve for the SHTF takes the stress off. Having that in cash, commercial credit, personal credit are all last stands if needed.

My friend is a landlord and he freely gave his tenants a two months free rent forgiveness as a no fault of their own without punishing them in the future by forcing them to pay more to make up for this. So hes eating the cost just like he would if all the appliances became faulty. He handles the job as a landlord just as he does with everything else in life by refusing to be taken advantage of but still finding honor in kindness. His tenants will probably never leave. Though I understand what this video stands for I also can appreciate that us people can accept that this isn't our faults. So it's nice to see my everyday folks out to help, so no digs at you but I definitely think you would recover much quicker than your tenants would trying to scramble to make up. Course I still dont look down on you either, just because you have money doesn't mean you should be punished either BUT i do believe as landlords you have responsibilitys to the families in which you provide for, I mean that is the "job". Regardless it is a crappy situation for everybody. We dont ever get anywhere on our own, the world needs more help, love, and understanding- on both sides. Also please dont take this as I'm saying everything must be free and taken from the rich and all that junk as I am a believer in hard work for what you want and need, no handouts, your not being ugly it's just this topic made me think of other ugliness in the world. Sooo anyway good videos and interesting input, keep up the good work!

Don't get me wrong, I sympathise and acknowledge the misfortune of what is going on right now. But I wholly disagree with your standpoint about what a landlord's job entails. The job is to maintain a property so that another who desire to rent it can do so. Their "job" isn't to provide for, or even care for, their tenants beyond that. It's like buying food from a restaurant and expecting them to give them out for free.
You make quite the humanistic argument, but I just don't agree with putting contractual obligations on par with acts of kindness. They're two different things, and to some, rent might be their way of surviving. Aside from that, I have no objections.

@@KarinaFangz Being a landlord is hardly a job. If you can't afford to live without other people's earnings to prop you up, you probably shouldn't invest in something you can't afford. Property beyond what you need is an investment and investments come with risk.

Most likely due to the lack of employment and hard work, but at the end of the day they are providing a good and they're self-employed. It's the only source of income for some people, and there are standards they must abide by.
Also everything you do requires the help of others, it's a fundamental basic function of society. But I agree with not investing in things you can't afford.
I'm currently renting and having an emergency fund has given me soooo much comfort. Everyone I know is more anxious than ever. Ask for a rent reduction due to the lost value like not being able to use most facilities such as swimming pool, gym, barbecue area, etc. that’s assuming that you live in a compound and still have money to pay the rent but want to save some.
Let’s all be grateful that we still have a roof over our heads.

There are legal ways to do just what you say. I hope if anyone withholding rent for lack of repairs is doing it the proper way. Certainly tenants don't believe they can disregard promises in their lease because they believe the LL isn't meeting his obligations, do they? If they did that, they'd have no right to complain about LL.

In all seriousness, I was laid off from my dream role in a major corporate company in February and have yet to secure a new opportunity. One of my tenants called me on April 4th with the news that she had a reduction in her pay and hrs and that her husband was laid of. She has been a tenant for 4 years; we explored best, and worst case scenarios together and came up with two plans that will allow her to get back on her feet along with meet her rent obligation by spreading out the May rent over the remaining term of the lease
We actually just put up a video discussing how the market and these conditions are uncharted yet with a level head we will all come out of this ok

I just closed on two fourplexes in texas and one tip i have for all those you are currently trying to rent out their units is screening tenants and only accept apps from tenants in jobs that havent been affected such as goverment employees etc!!! Ive really became very picky with the jobs my potential tenants hold as to ensure that they will be able to continue paying the rent

I emailed my landlord about my April rent. He didn't respond and I made a partial payment on-time, then a follow up email. The landlord responded demanding to see January's bank statement. I don't see what January has to do with April and also don't feel like my bank account is any of his business...
So I'm electing to take the late fee. I have no doubt this will be reported to skiptrace and expect it to be harder to rent down the road, but, I can't make money appear when it doesn't exist... as a tenant who has never talked to the landlord *or the property management company* since the lease began , this is frustrating. For context: the property management company that now holds the account had purchased the account several months ago. The only notice we got to the effect was a note on our door and it was confirmed by the previous company that we made our payments to. Literally the only communication I've had with the new owners is when they asked for my bank statement from an irrelevant time period as "proof of hardship." I love the building, I love the area, and I think my rent is fair, but I miss the days when you could talk to an actual person...

You're either being hardheaded or naive if you can't see how a previous month's income is relevant to verifying your current hardship.
I hate to break it to you, but almost any time you ask for financial assistance, it is likely you will asked for a copy of bank statement/proof of income.
I feel for you. Nowadays we have a lot of foreign and domestic investors buying up property and choosing to hire a cold management company to most of the leg work. This has the unintended consequence of not creating any mutual respect or loyalty between the landlord and tenant.
Destiny June this is an extenuating circumstance. It’s not like a regular financial situation. We’re going into a recession due to a pandemic. This is unprecedented & most states don’t allow evictions during state emergencies (which I believe every state is under until at least May now).

LOVE THIS and couldn't agree more I don't have tenants as I mostly invest in stocks, but as a business owner who charges a monthly subscription fee for using our software we have pretty much given 2-3 free months of use to anyone who asked for it, because I mean times are just crazy right now so you got to be a bit more compassionate with everything, but we're all going to get through this!! 💪

My mom's tennents told her that they weren't going to pay, and they didn't owe her any money.
I told her no, you can't harrass them for the rent and you can't evict them for now ... but they still owe you money.
Chances are they won't pay and will need to be evicted.

That's called properly screening your tenants! Some landlords rent out properties to people that they know barely scraps by. These are usually the giant commercial companies. This problem can also occur with navie older investors who put all their money into properties, then rents them out to younger people who unsteady income. This isn't the country's first show at this, but it goes to show how non-resilient our economy actually is.

What happened in Canada is that everyone on Employment Insurance received a $2000 advance right away. People were able to use this to cover rent/pay off credit card debt. The next week they continued regular insurance payments. This also means they get their coverage reduced by 4 weeks.

Small residential land lords are often working 9-5 jobs as well, and they prefer to invest in real estate rather than the stock market. Most land lords have mortgage payments, and the government didn't send out anything about those being cancelled.

As I’m a first time landlord the money I get from the property is going straight into a bank account for a rainy day. . Just need to build it up a bit to get in the safe zone .
The house will never be vacant it’s in the best spot although , I have landlord insurance.
I could always sell and get my money back , as it’s increased in value by 250k
Plus if you lose a tenant now you have to fill that home with someone else and with the current job market and people being laid off it would make sense to work with the current tenant on a plan that benefits you both.

If you rent from a private landlord, most are pretty good people. It's the commercially owned apt complexes that are ruthless.
Your opinion on this makes me really happy. I've seen a lot of owners who are behaving absolutely disgusting like they've forgotten that sometimes stuff happens and you can't pay on time, pay partially or in the worst case scenario can't pay at all and that this isn't necessarily an attempt at hurting them but that this is just life.
This being said I'm disgusted by all those idiots that are calling for a rent strike because they can't comprehend that 1. You still owe that money and 2. That your landlord has expenses as well.
I share a flat with my brother and he lost his job in march, now my salary is the only thing that supports us. Rent is a priority but I'm not sure how things are going to go when the money we saved up runs out. I'll try my best but it would be a huge relief if my country would do the no eviction thing as well

@@KronStaro I would say it would depend on the amount of debt vs. properties you own. If you owe 20% of the value on 80 properties you have a lot more room to bend than you would if you owe 80% on one property. Property owner's that have cascading debt on multiple properties will get wiped out during this crisis. (That means you Airbnb owners...) Dave Ramsey's real estate story is very likely to happen to a lot of would be real estate moguls.
My landlord is selling his apartment complez by the end of this month we will have new owners. They barely fixed anything he said he's $35,000.00 in debt because the main pipe broke. It's crazy some landlords raise up the rent and blah blah blah , yet they don't fix it and if they do they take a while and/or do a half ass job.

My dad is my landlord and I have been able to keep my job. I might live in a trailer but the rent is cheap enough to where I don’t have to worry. With my stimulus check I’ve been paying ahead on my car and keeping some money back just in case.

That three to six months reserved that you recommended is actually recommended for everyone not just landlords. I don't keep it in the bank, I just pay 6 months of my house payments at a time.

I’ve thought about paying 6 months in advance, however my main concern with that is what if the property owner didn’t meat their end of the bargain with keeping up with maintenance or anything that needed to be fixed. Than I would have lost any leverage I would have to make them fulfill their part.

Your only limit is yourself bud and the more sorry you feel for yourself the longer you won’t be able to pay for groceries

Never been late with rent and am a person who's budget is set so my utilities are 3 months in advance while my rent is at 2.5 months almost up to 3 but not there yet but I'm set if there's a emergency in my life. My landlord loves my us it's a great business relationship

@kingofallcrypto Slave no dont think so currently where I live and make money it's cheaper to rent then buy a home and I'm able to have a savings that would make most people envious. But that comes with hard but smart work and using what you have to. I'll be able to get myself into real estate myself by getting some apartments or houses to rent. I'm looking to work smarter not harder in that I'm not spreading myself for others to just slave away for someone else forever. Also I don't come from a wealthy family. So I'm trying to become a true self made man and not one that was handed a small fortune to start with. One brick at a time builds a good foundation. I've gotten far and fast by working for my money so I'm happy. If I took a loan could I achieve my goals faster of course but that opens me to risks I don't need if I have time that I do have. Now me paying rent and utilities in advance may be stupid to you but my foundation is strong enough to make it so if I lost some means of making money i.e my job I've a buffer to get work without panicking and having to lower my wage earned to find that job or I could switch companies and move while knowing that my landlord would let me out of my lease at no penalty and would allow me my over paid rent back if I wished to move. This arrangement is beneficial if you can do it. Like I said my landlord and I have a business relationship that is that business not personal and I want to that way. It's been 5 years this way and as I said I'm at that point where I can almost start my real estate plan but not all the way there. But you think as you will and do you as you wish but at least I've no worries about today tomorrow or the future cause I've taken care of all things that have to be taken care of. Good day

not just property owners should save 3-6 months of money... EVERYONE should save that much! You never know what will come. The next time you buy cookies, chips, fast food, Starbucks you should really look at it and say will this improve my financial situation (plus its just plane unhealthy), if NO than dont buy. SIMPLE... I have so many friends who drop $300 on a weekend on bars/clubs. They are now crying and I am siting back still worried about the future like them, but at least dont have to worry about money as I have many years worth of money reserves

If a tenant loses their job in the pandemic and can’t pay and 1/3 of the country is in the same boat what do you achieve by evicting them? Good luck paying the mortgages on a bunch of empty rentals. As many have already pointed out any investment has risk, normally the risk is market crash and negative equity but anything can happen. The truth of it is in my opinion, landlords investing in a real estate portfolio are taking advantage of a fortunate financial position where they are permitted to even buy properties, the part that bothers me is taking advantage of the less fortunate who can’t do that and contracting them to aid in paying for their assets. Essentially, the wealthy abusing their security and attaining assets on a poorer persons dollar. I work full time and can not attain approval for enough money to buy a property I want to live in, meanwhile others can, choose not to live in them and allow someone else to pay. Comparable situation, a bank here charges no bank fees if you are paid more than $2000 a month into your account with them, if you don’t, they charge you... if anyone can afford that and not miss the money, wouldn’t it be the people making more?
Nice video Graham. You're a very wise and fair-minded person. I like that. You suggestions for both tenants and landlords are spot-on. I do think there is a subset of corporate landlords/managers who expect their tenants to literally sell (or pawn) their belongings to magically make the money appear each month. Sadly, their pressure tactics work well enough on some people to keep squeezing.
From a landlord perspective, so much depends on how owners' real estate holdings are leveraged. From speaking with my institutional RE friends back East, a number of large real estate development funds are likely to collapse; not because of non-payment by renters, but because of a liquidity crisis while projects in development are stalled or scaled back. (I'd hate to be in commercial leasing right now!) We were fortunate to collect 100% of our rents this month, but I agree that next month will probably be different. It was interesting to speak with my property management company and to find out how much they depend on late fee revenue - something they are not allowed to collect right now in North Carolina.
For smaller R/E investors who have a lot of debt, this time could be terrifying over the next few months. We are not in any present danger whatsoever (0% debt); but nothing is completely safe in this environment, and our future plans will likely have to be re-evaluated when this is over. There may be great potential in the recovery and its aftermath - I hope so. In the meantime, we're all in this together; and we'll all be asked to sacrifice something. If there ever were a time for tenants and landlords to cooperate in good faith, this is it.

It's interesting that they are saying 1/3 renters are unable to pay. When you consider that roughly 30% of American's rent, this means that 10% of American's were unable to make their payment. The numbers don't add up. Sure unemployment has shot up to 6M+ but with 200M working age people, this means that only 3% of people should have been in a spot where they are unable to pay based on losing their job. Where are the other 7%? (This is also assuming that the 6M who lost jobs are renters, which is not the case.)

The 6 million figure was just how many people filed last week. The Coronavirus total (past 4 weeks) for unemployment benefit applications filed right now is at 17 million
I think it would be even less than 3% because you aren’t taking into account anybody who lost their job but are prepared for emergencies. I haven’t lost my job but thanks to the emergency fund I have saved up, I would be fine for several months even if I had no income.
In NYC there are tenant advocacy groups that already have in their mind that "We are not paying rent until August". Pandemic or not, these groups are in the business of taking advantage of landlords. This pandemic is just another excuse for not paying rent. the governor is no help either, he already gave the tenants a free pass until August. The tenants have free attorney representation so they don't care. You have tenants living in a unit for $1200/month and the going rent is 4K/month. To boot, lots of these tenants are professionals with high salaries and secretly own beautiful vacation homes outside the city.
I will say most people are unable to pay rent with most of my rent from Seattle I have given most of my tenants that are having financial struggles, I have forgiven them of this one month.

Airbnb more stable than long term rentals because they will always be those who can afford to book for traveling reasons or temporarily staying week to week or monthly etc.Thats why important to save for slow times.
Pay extra on rent after this blows over to start paying back what is owed. Yeah well many of us are paycheck to paycheck and have nothing extra.
