    What’s with not painting your properties in the Philippines? People build shiny new houses then don’t do upkeep and let them get ruined. Maintenance is not a thing here.

    Good bones, But needs paint, cabinets, air con, screens, etc...big investment items to put in someone else house..Pass...owner isn’t willing fix up or improve there own property, imagine when you will need them to fix something.

    prices are likely to be coming down some. that house is not worth 20k in that condition

    Nice thorough review. One exception. You actually said "nice quiet area." You can't be serious! The roosters did not shut up for even a second the entire time you were there. No thanks. Not for free.

      Welcome to the Philippines - About the only place in PI you won't hear a rooster or dogs is 30 floors up in Makati or about 2 Km offshore in a banka LOL.

      @@zorbalight3933 Not true. Some cities in highlands don't have roosters. Haven't heard a rooster for ages.

    Maintaining houses is a problem throughout southeast Asia. In addition, there seems to be a lack of forethought in design and construction. Shower curbs and doors, functional cabinets, kitchen layouts, electrical outlets, screens, ventilation, parking, etc., are all overlooked. If you are planning on moving to Asia, you better plan on getting used to roosters, barking dogs and debris fires. Those things are everywhere, even in the big cities. Finding an ideal spot will feel like hitting the lottery. Good luck.

      Roosters are not in every city or town. Trash fires are illegal in most cities and many towns as well. Barking dogs yes, that's true.

    Shower lip. Treated 2 x 4 glued down by and edges sealed by silicon. not a good permanent solution, but it's a rental and will last long enoug for your needs and able to be removed with no damage. Sand it, stain it whatever to make it look nice.

    I am impress with the property. Of course some minor touch ups are necessary but, for a 3 bed room at 20 thousand pesos house. I like that deal.

    I have the exact floor tile in the house I’m sitting in right now in Va. It was owned by Filipinos when it was new 40 years ago.

    Why are so many houses there painted in such bright colours and the paint is shiny, I’ve never understood it? Anyone know why?

      Because of the Spanish influence. That's why the Philippines looks the same as Mexico ,Central and South America

    It seems to me lots are bigger in dumaguete then other areas in the Philippines?? Usually the houses hardly have any garden at all when I go on real estate websites...

    Basic house worth max. 300 USD
    Not a match for your current house at 180 USD.

    Why don't you consider Valencia ?
    5C cooler than Duma and cheap electricity / power plant ! /

    That house needs a lot of work on the inside. I am not sure I’d call that a kitchen though lol. A wet bathroom floor is always an issue for me whenever I’m in the Philippines.

    Too expensive for 20k for that condition. The ower jacks the price up. Cause everybody in the Philippines know to ask for tawad (discount). Lol

      say 12k max , seen 3 bedrooms and 2 cr, with carport . a big fence in yard with gate 16k 2 story house with balcony , big kitchen with cabinets.

    3 Bedroom is a good deal, i just wish it was furnished, it really depends on how long u wanna live in one city to invest in ur own furniture.

    There are many foreigners in Dumaguete so just a matter of time before this house gets taken up... must include a decent kitchen though.

    Constantly hearing the roosters. I guess you have to accept it. Needs a better kitchen, cabinets etc. Not a well thought out home design.

      Dont buy any property here if u dont have permanent resident pass...tourist 30 days visa can be extended to maximum of 6 months if u have alein certificate of registration...think 10 times before deciding to buy any property here...just rent

      I married 2010 and she came to S Texas 7 years. we found land online and closed by miracle to get a clean title 9 month later, moved here in 2017 , built on the lot for about 90k USD a 3 br 2 ba with well and wall, 2 diakins 2 kitchens , very professional build. with lot costing 18 k usd we have a success. location excellent. I call it all luck, not a problem stopped us. We have 2 kids 4 and 8 and that is the story.

      @@philippinedawn4631 interesting. What do you mean you bought online? You did go to see the land personally? How big is that lot and what area? And what is a "clean title"?? And how did you find quality builders? Wasn't it a big transition for the kids to move to pH?

    Hi ned loverly place beautiful house very nice ned plenty of space inside lot of room it's a pitty that some lttle things need doing before you move in. Personally I'd be asking if you could paint and put shelves up. Loverly place though it should be thenm to do though. Scott expat in the philippines.     Ned, that house is not worth 20k per month. Most filipinos see green(US$) when they see a foreigner. Unless it is pre priced before you inquired theres no way its 20k. But then again, you are not unterested in that dump. Youre just making content. ✌
