People that say to have a professional do the work, never checked the work the professional does. 2 years ago, I paid a shop a ton of money to replace the control arms and tie-rods on my car. I'm already replacing a control arm now. If you want something done right, you have to do it yourself.

Your loose/separating window dormer caps look to have been caused by the freeze- thaw cycles. You Sir have a tremendous task in front of you, how does one eat an elephant? One bite at a time. 😄 You said it yourself, what a poor design, it was build to fail. Temporary patches are the only way to go for the time being, however a complete modification to the exterior façade is in order, take a step back and think of a long term redesign to mitigate the water intrusion issues. There is no since in remodeling anything on the inside until you remedy the water intrusion issue. You also need help with what you have in front of you, your project requires a village! That's exactly what I was thinking. I wasn't going to suggest a professional with the implication that they would do it better or that Jason doesn't know what he's doing. I would suggest getting a gutter specialist to come out and take a look just to hear how they might approach this repair work. Some old head veteran industry guy just might have some ideas you haven't thought of yet. You can still do the work yourself after a specialist drops some knowledge bombs. Worst case, he doesn't tell you anything you don't already know.

    • @watchere

Most of the guys out here hire 18 year old kids to do their labor. Very very hard to find old veterans these days and come out and do any sort of estimates. All the guys I had come out to give estimates were like in their early 20s and they have never seen anything like this, they say all they do is calculate the length of gutter and the type and put it into a calculator and give me a price thats it. They also always assume the worst so the repair estimates have be wildy high

Trim the trees back away from the building otherwise you'll have to keep cleaning the gutters. Either that or some really big custom gutter guards lol.

Circuit breaker tracing - get a socket pigtail (Leviton R60-00055-000 for an example) and then a circuit breaker tracer like Klein Tools M2O41519KIT - you can temp wire the pigtail into a circuit, screw the sending unit into the socket pig tail then have fun checking all your panels for the tracer signal!

    - Gutters - Hopefully the underlaying structure is not rotted out, but plan for the worst. It seems the backup of leaves and debris is caused by the grates. Do the downspouts discharge out on the ground or do they feed into an underground storm water system of some kind? That may be clogged, causing some of the backups - as shown in the power washing clip. Municipalities have banned downspout connections to the sewer system. If the downspouts drained to the ground, the grates could be eliminated and most of the depris would flow through and discharge to the ground.
    - Point a security camera in the direction that ball came from.
    - The "Pros" - My mother had the "pros" install her gutters. A simple, basic job, residential aluminum gutters. They are pitched backwards, away from the downspouts! Water pools on the low side. These "pro" companies hire unskilled, cheap day labor to do the dirty work as quickly and shoddily as possible. That is why I am a DIYer.
    - Help - Consider hiring a day laborer or two to help with the tear-out of the membranes. I suspect it will take much longer and be much harder than expected. Save yourself for the installation and finishing work. I was thinking about college students for the summer, but that opens up a potential rat's nest of liability issues.

Appreciate the tips and comment! The gutters go down into a sewage system. I am honestly not sure if its city sewage or private because there is a manhole cover in my driveway in the back and it doesnt have any township/city markings on it. Its possible it might have its own cistern, could not find any records.

Sorry to all those people that want you to keep all the vegetation. But there’s a lot of reasons to get rid of a lot of it. But again the good news is that you can then put in something that you really want and that will be practical for the area. 2030 years ago or earlier people didn’t think about it. They just planted whatever they wanted. They never realize that those plants are going to get big, and usually they get much bigger than they say they’re going to get.

As long as the job is done properly, it doesn’t matter who does it. Gutters may not be your career but you’re a smart guy, do your research and do the job properly and you’ll be alright. Managing water is the biggest problem with building maintenance. Take care of the unseen elements, foundation, roof, structure, etc. Get to the cosmetic fixes later.

Hi there. So you want to definitely use a laser leveler on the gutters and use pegs, strings, or grease paint lines to mark the appropriate level of slope to make sure the leveling is as effective as possible. Measure thrice, cut only once.
On the roof, save your money and replace the slate with something else. Slate is a TERRIBLE roofing material. It is really only used to "look posh". Historically it was only used because back in the day, many towns had nearby deposits of slate/schist and thus it was a free natural resource.
