This is really good information! A few disclosures which were not mentioned is that many apartments do not allow Airbnb rentals even if listed under an LLC. Most of them are aware of this back door way of using their apartments as rentals, they don't like the frequent traffic of different people going in and out. As well, regarding home rentals it's important to find out if the home is in an HOA, many of them don't allow these type of rentals either.
I second this comment. Most apartments are already up on game with this Airbnb arbitrage.. I now of two people personally in my market (Orlando) that received letters from the apartment complex stating they have three days to vacate. These were apartment buildings downtown.. This airbnb arbitrage game people selling is a no bueno. My advice is to just ask these apartment buildings do they allow short term stays and if they do be honest with them about doing Airbnb on their property, if they don't, move on to the next building. You don't own the apartment to be renting them out.

Also different different counties have their own city ordinance as well. For instance Georgia requires that you meet the zoning requirements with your own residence. There are a few things to find out before getting starting depending on you state and county where you reside. As mentioned in this awesome video you can use other peoples properties , but do your homework.

In San Francisco, you can get kicked out of your apartment if they discover you are using their apartment for airbnb . In fact, it is on their contracts so people need to be careful doing this in someone else’s place 🤷🏻♀️
That’s why you let them know what you plan to do before you sign the lease, some places don’t allow it, some private owners don’t care they just want their rent each month 🤷♂️ it just depends on who you rent from.

How would I fund the deposits if I am strapped for cash. For example If I had two landlords to say yes and the deposits are 3 grand each. How where would I go find a financial institute to do quick funding?
I started hosting in March, I've had a few bookings. But not enough to cover the rent. I'm trying to stay competitive with the rates in the area. I sure Hope my bookings pick up! How expensive is air DNA?
