  • In this video Tara shows us 2 affordable condo apartments in central Yangon. One apartment she shows us is a 1 bed room apartment with a monthly rent of $600 and the other is a 2 bed room apartment with a monthly rent of $750. Tara looks at both apartments and considers whether she would like to live there. The condominium building is called the Residences on Baho and it is located on Baho Road next Times City and the Hledan Centre.

      Myanmar is much more expensive. Someone have to feed all the luxuary life of the generals and politicans. Typical 3rd world failed country problem.

      People are surprised because you can get way better in places like Thailand, Singapore, Malaysia, Vietnam etc.
      Unless you absolutely have to, why live in Rangoon?
      There's very little to do, the infustructure is terrible, no proper public transport (so the roads are always jammed with traffic with no other way to avoid it like underground/sky train etc.) and prices are generally much higher for comparable goods and services in the region.

      @@kamma44 On the positive side , the people are not as jaded and seem much more Genuinely friendly and welcoming.
      While the girls in ESY are not naive , they are not ruined by Western cultural influences . Take that as a snapshot of the society itself.

    Tara has a very refreshing accent that is stronger than I have heard here before. It makes sense that a former UK colony would have proper English skills. She is a delight to watch and listen to. Are most English schools in Yangon taught by UK teachers?

    The building looks rundown.
    Condo/apartment/hotel prices in Rangoon are crazy! The price and quality are way off.
    There's a reason many tourists/expats skip Burma and head for other countries in S.E. Asia such as Thailand, Malaysia, Vietnam etc. Sure they may visit for the novelty but most of them rarely ever come back.

      Myanmar would do well in terms of getting more foreign tourists/expats to reside in their country. First of all their visa rules should be eased. Currently, the only expats who reside in the country either have their own business or have a job here. There are no visas for expats who may want to retire here. Secondly, the price of accommodation here has to come down as well. If those 2 things could be solved then I am sure Myanmar would become an attractive destinations for foreigners to both holiday and to live - able to compete with Vietnam, Malaysia, Thailand etc.

    Thanks for sharing! The rent seems high for what you get when comparing to the neighbor countries. But Yangon is an up and coming city with more demand than supply for such condos. That explain the high rent.

      In low per capita income countries, like $5000 per capita and below, real estate will be cheap if u live in local area which will be cramped with dump infrastructure near open water drainage.
      If u want functional, clean infrastructure, prices shoot beyond first world prices for the same quality.
      Google up Lodha builders in India and some of the stuff they built in Mumbai 😂.

    I can see the appeal of Myanmar. Other countries in the area may be TOO popular with expats for some people, especially Thailand

    Thanks for the video. Keep up the good work. Enjoy it alot.. I think it is a good price for two bed room apartment in good area. For those who are "complaining" about 750$ for two bedrooms is expensive, I don't know what you are comparing to. You have to remember that Yangon is the largest city in Myanmar and hub for almost all the businesses.. Here in Washington DC, US ( a decent - 2 bedroom apartment ) - not in downtown DC and no where near Metro - you have to drive to get to Metro, is about 2000 US $ ( does not include any unility - water, electric, gas, etc., ).

Here in Vitória ES, Brazil, a city in the metropolitan region of 1,700,000 people, a 3 bedroom apartment, 1 living room, 2 bathrooms, kitchen, laundry area and balcony, total 66 square meters, plus a garage, can be rented for $ 260.00 (R $ 1400.00). near a beach called CAMBURI. Other values like condominium ($ 70.00) and energy that will be according to consumption. What do you think about Myamar?

    Thank you Tara for your presentation of both Units. Very well presented. Any idea what the minimum Term of Lease is? Is there any Bond Money (Zabaw or Sayan) or Security Deposit required to be lodged? The price is quite high. USD 600 = Australian $ (AUD 800 p.m.) ; USD 750 = AUD 1,000. p.m. i.e. AUD 250 per week. Presently Rent in Perth Aust. is on average AUD 200 ~250 per week. Security Bond is 4 weeks rent equivalent. (AUD$1000) for a 3 Bedroom Cottage type home.
    High Rise Buildings are not suitable for older or elderly Tourists as they don't provide LIFTS. and usually 8 storeys high.

      In most cases (normally), you would pay at least 6 months rent + 1 month security deposit in advance. Landlords don't go by month-to-month payment plan in most cases in Myanmar.

    The dude in lungi in first video would also help u get tea, coffee , cigret if u speak nice to em and tip em now and then. Door delivery is also good option in places like India and Myanmar flats.
    Where do Military Officials live? That's where I'd wanna move if I was moving to Myanmar for business.

    I note with fear, the Building Bye Laws permit the construction of high-rise buildings as well as cottage homes in Myanmar with singe layer of bricks for "outer" walls. Frightful. I am so used to Dble-Brick outer wall construction.

    Not really surprised by the prices, but shocked by the poor quality of the condo. I'm European and used to Thai Condos which, in comparison to the shown is not that bad.

    0:57 They did not just finish building it. This is a very old building. Just take a look at 14:00
    In Bangkok, these apartments would cost about $200 and $300 per month, respecitvely. I think the apartment owner is desperate for some quick cash.

      As far I have been told this is a new construction but as can be seen at the beginning of the video it is flanked by what looks like older buildings. So it may be that it is a building that has been heavily renovated. Even though you can find signs in the video that some finishings do not look "new" or done to an exact standard that does not necessarily mean the building isnt new. I have seen plenty of examples of new builds over here where finishings are not done particularly well. You should see what building sites look like in Yangon - the majority of them use quite old fashioned methods. I would also disagree that you can find a similar apartment for $2-300 in Bangkok. When we lived there we paid for $400 for a fairly small 1 bed room apartment which was 30 minutes away from the city centre by BTS. The flat shown in this video is actually right in the heart of modern Yangon just stone's throw away from the trendy and expensive area around Times City. The equivalent in Bangkok would be to live right next to Siam Square and you cannot find a condo there for $300 per month. Prices are definitely higher than Bangkok on the whole but I reckon around 50% higher.

      These condo prices are similar to cheaper condos you'd find in Bangkok for example.

      (A 10 min walk to Siam Paragon and even cheaper than the ones in the video).
      The days of the internet has allowed people to easily compare what others are charging for a similar service or good from halfway around the world.
      The same can be said for prices of certain goods and services in Thailand. I'm currently in Chiang Mai and am astonished at some of the prices here?!
      Take for example a simple tuna/chicken mayo/ham sandwich. All made from relatively cheap ingredients that are readily available locally. Prices would be any where from 90-150 Baht (2.25 - 3.40 GBP). I mean you could walk in to any coffee shop/Greggs in London and get a freshly made sandwich for 2.50 GBP. Heck even sandwiches at Pret a Manger start at 3 GBP?!
      And yet the cost of running a business in London is astronomically much higher in London compared to Chiang Mai or even Bangkok.
      However, Thailand can pretty much get away with overcharging foreigners because it has been a tourist hotspot for decades. There is better infustructure, better modern conveniences, better international banking etc. etc. etc.
      But for Burma, which has just barely opened up to the world, visitors/expats would be less willing to accept these prices. And that's probably why many just skip it and head off to places like Vietnam or even the old standby, Thailand?

      Condos in Yangon are relatively expensive - believe it or not but this condo is actually reasonably priced. It can be hard to find a decent condo in central Yangon at less than $1000. That is just the way the market is here due to the low supply of condos.

    They are taking the piss with those prices. My guess is Chinese investors in for a rude awakening. Those places are new and tiny but poorly built.

      Fair enough - we aren't making these videos to advertise these places. We are not being paid to show these places, but for accuracy's sake I would like to say that this condo is not particularly expensive by Yangon standards. In fact, I would say its pretty good value for money by Yangon standards. And that is what we want to show in these videos - give people a realistic view of the property market over here. Personally, I also pay $750 rent for a 2 bedroom condo which is slightly bigger than the one shown in the video but it is also a 30-40 minute ride away from the city centre by car. So when I compare the condo shown in the video to my own condo it seems like quite a good deal. During the next year my family and I will have to relocate to a more central location anyways as my daughter will have to start school there and we would actually consider living in this place, but will probably keep looking for the next few months.

    Pretty basic accommodations. I guess they're trying to cash in on foreign travellers but Thailand & Vietnam have much nicer accom. for the same price.

    Seems like apartments in Yangon are terrible value. These are very basic places, simple furniture, only cold water in the kitchen sink and bathroom sink. Poor view.
    I wouldn't like either of these places. I'm living in Ho Chi Minh Vietnam and the accommodation here is much better.
