    What’s ridiculous is that this building is mostly empty. Nobody lives in these buildings. They buy them like they buy fine art. The world of high end real estate is so weird.

      NYC is rat-hole city, you think living there is cool until you actually do. The view is cool, but you know what would be even cooler? If the building was moved to a beautiful valley in Iceland or Alaska and you could wake up to scenic waterfalls and mountains every day. Now that would make this place worth the hundreds of million of dollars for a penthouse.

    I've been investing heavily during the pandemic and I've been making quite a bit of money.       @@juicerenekton9870 probably more than what a mcdonalds worker has to go through. 9-5 can be tough, McDonalds is especially hectic. However building up such business as this guy did doesn't happen with only 9-5. Takes an immense amount of effort, creativity and courage with a bit of luck.

    For the average home price in the United States, you could buy about 27 sq ft of this penthouse. (Numbers vary greatly depending on source but I'm using $370,000 for average home price)

    The problem with using 220 Central Park south as a comp is that it’s a different and more prestigious building. Look at the price difference per foot between sales in the two buildings. Remember, your best comp is always your own building

      My apartment costs $300 per month and I can see the sun rise and set while sitting in one spot. You basically just need any southern facing room that is 3-4 stories tall, and 1-2 stories trailer than any of the other buildings around you. There are affordable apartments in nearly every city around the world where this is possible. But that shows that this guy is good at his job - he knows the kind of language he needs to use to make something sound special and unique.

What recommendations do you have for the best time to buy? On the one hand, I keep reading and seeing trader earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

      This might be a good time to buy stocks. The Federal Reserve is continuing to raise interest rates to try and get inflation under control. When interest rates increase stocks typically go down. You might also look at Treasury Bonds which have rates locked in between 4-5% right now.

    The broker did make a number of good points. Certainly feels like an entertainment space rather than a home. In that context I could see it being useful but then security seems like a concern and I'd imagine other owners wouldn't be trilled with constant guests.

      In Manhattan is a place called “The Edge” where you take an elevator to this very high observation deck and then you get these great Manhattan views. The platform also has an area that is just glass on the floor and you can see the ground a thousand feet below. I had a tough time walking on it!🤗
