Clever Folding Home Can Be Transported Anywhere & Unfolded in a Day - PREFAB HOUSE

  • Rohan and his team have designed a really clever folding prefab home that folds up origami-style to 1/3 of its size so that it can be transported anywhere (on trucks, trains, and planes) and then it can be put on a foundation, unfolded, and weatherproofed in just one day. Rohan's inspiration was a trip to a village in India where he saw the housing crisis and this got him thinking about how to get housing into remote communities, and that's where the folding idea came from. But it turns out that these folding houses can also be used in urban areas as laneway homes, backyard homes, and more!

    The homes are built with dimensional lumber, they're insulated with structurally insulated panels (SIPs), and they're finished with drywall on the interior and hardy board on the exterior. The wall panels can weigh ~1,000 pounds each so they use engineered hinges to unfold the house, and then they weatherproof the exterior seams using specialized membranes, gaskets, and tapes.
    Rohe Homes makes a few different-sized models, including a small 530 square-foot home all the way up to a larger 1,050 square-foot home (which is actually just two of the smaller modules connected together). The homes can be purchased as lock-up-ready kits, or fully finished.

    Interesting idea but at $100-$200K these are out of the reach of an average person and appear to offer little practical advantages over traditional mobile homes other than maybe level of insulation. If they could figure out how to halve costs with scale of economy or other cost-saving measures then these might be a lot more interesting. Also the fact they require heavy machinery and construction personnel on site as well as lots of finishing tasks like wrapping and waterproofing really hurts.

      @@liamwenzel7471 I priced out a 1700 sqft spec home 2 years ago and they said $500k+ plus I need to buy a lot and install improvements. I assume that was going to be 750k+.
      Pricing out a manufactured home at the same time, it was about 120k + foundation + transport along with lot and improvements. I figure that would have been around 300k.
      We bought a used stick built as a middle ground.

The practical truth is things cost but this is Not a piece about an answer At all its about a "Hobby" with novel ideas and good intentions that's all. Nice guy , not anything But an "Alternative" advertisement for overpriced prefabs. Impractical.

    Fully finished base model $200K CAD = $149,161 USD as of 1/2024. 530sq ft = $378 CAD/sq ft. Add $ for exterior siding, walkways, driveway, lights, HVAC system, water/sewer system, electrical hookup, landscaping, land, permits, labor, etc. Can start at $400K CAD. $756 CAD/sq. ft. Compare that to alternatives:-). Nothing new and innovative is cheap today.

      the only thing new about this concept is the hinge, I helped put up a similar prefab house without the hinges around 10 years ago. Pretty sure it was larger than their cheapest, and cheaper.

    I can see how these homes can be a positive and negative building process. The positive is that it’s basically built very similar to most conventional homes, but the structural (wood) components are built in a factory which should allow it to be built faster, cheaper, and provide a more consistent product. I can also see these homes being positive for places where maybe wood, various other materials, and labor are minimal. You also have less traffic carrying material and a labor force to the location which is helpful if it’s difficult to access. There is also the fact that the home can theoretically completed quicker, at least the main structure portion of the home, especially if everything needed to complete the final project is delivered on site at the same time. Finally, the cost to the consumer should be lower than a conventional house since the main structure is built in a factory assembly line.
    There are less downsides to this type of home. If the location is remote or challenging to get to, driving a large crane to the site will likely be very difficult, if not impossible. The cost of the crane offsets some of the savings you get with a prefabricated house. Building codes differ everywhere based on city, state, province, territory and country which might somewhat limit where you can install these homes as I’m sure you can’t modify your spec homes to accommodate differences in codes. The customer is limited to the basic spec homes you build. If you rely on local labor to assist with the finish work on the home, or building the foundations, that could be an issue if such labor is limited or nonexistent. If the customer has an issue with the home during the warranty period, which I’m sure you must offer, there might be a delay in any needed repairs given that a company representative would have to come out and inspect and authorize the repairs if the home is quite some distance from your factory. Unfortunately, given that these homes are all electric, that might be a nonstarter for many, as electricity is far more expensive than gas, propane or oil. Electric is fine if you don’t have access to natural gas, propane or oil, or if you plan to heat your home with a wood burning stove/fireplace, otherwise the cost to add sufficient solar will obviously greatly increase the cost of the build.
    Overall, if a customer has a location with good access and, a labor force within that area, if needed, a prefabricated home such as this might be a good option, especially if they don’t want to wait the time it takes to build a conventional home and/or if it saves them quite a bit of money. In most cases, I believe it’s the speed in which these homes can be built as the driving factor why most people would buy a prefabricated home. It looks like these homes are also have a quality built you don’t see in some prefabricated homes. Unfortunately, where I live it’s not necessarily the cost of the home, but it’s the land that’s so expensive which drives the high cost of homes here.

      Agreed. This is a cool concept, but I can actually build houses, and have done almost everything involved with construction of a house, so I'll just save tons of money and build my own house. Besides, I'm looking more at something that is buried, to make it cooler in the summer, and warmer in the winter. Cheap to cool, cheap to heat. For what they are charging, I would want solar panels and batteries to be included, as well as a solar hot water heater. I can build something bigger than they are offering, for a fraction of the price.
      Frankly, I think Elon Musk's company is going to be far better at this. His houses are also a fraction of the price of these homes.

    5:17 the variety of markets that diverge from traditional housing might mean that this company excels and grows quickly. I'm keen on their direction towards low-income or disaster-striken demographics, but the vacation or secondary home market seems appropriate too. Great interview and showcase!

    Really love the concept of this since we want to buy land and put a modern home on it. However, if you add up the costs on their website, the smallest model comes to around $200,000 CAN and the largest model is around $300,000 CAN. Both models only deliver in BC (CAN). Assembly is only offered within a 1-hour radius of a point that is not clarified (their HQ?). If/when these come to the US and are available for assembly anywhere in the continental US, let us know through another video. Also, the windows could be larger for some rooms, and it would be nice to offer skylight add-ons to reduce the need for overhead lighting, and also a solar panel / battery backup package (Tesla?) to power the entire unit.

      You should look at regular, modular homes. Had one built and delivered in 2 halves that the builder put together on site. High insulation rating, extra snow load rating, kitchen appliances included. The interior was all finished with plumbing and electrical, the only thing not finished was the marriage line where the 2 halves came together because we chose drywall instead of vinyl panels on the walls. The company we contracted doesn’t send drywallers to the house site. We’re overall very content.

    IF they can offer these for the same price as cheap mobile homes, ($10,000-$20,000) then this could be a game changer. I eventually want a mobile gome on my land, so I've looked into the prices a lot, and the cost to transport an old mobile home is about as much as the value of the building itself 😂

    Reminder to all viewers of this channel: the United States already has four vacant homes for each and every homeless person in the country as of 2022.
    These foldable prefabs are at best usable in the cleanup efforts after natural disasters or for building refugee camps quickly and cheaply. These foldable prefab homes are not meant for long term habitation and are at best a useful novelty and at worst, a cynical reminder that most viewers in the United States will never be able to own their own homes in the next 20 years.

    $100-$200K for a "tiny" home, is not easily obtainable for the average human being, and It's certainly not aiming to help the housing crisis.
    A tiny home is meant for individuals who want something affordable. To downsize their overwhelming lives. To give an individual or a family the opportunity to have a home of their own sans the inflated pricetag.
    To have a home and lifestyle that an individual or family can actually enjoy rather than solely focusing on how to make enough money to cover their astronomical rent or mortgage each month.
    This is showing the exact opposite of what a tiny home and the tiny home movement represents.
    This is the fast fashion of tiny homes.
    To state that something like this is a feasible concept for individuals who are not wealthy at those "beginning at" price points is ludicrous.
    Also, I'd like to know how these homes would hold up to a various range of what mother nature dishes out across the board such as: earthquakes, tornadoes, hurricanes, flooding, fires, etc?

    I don’t see any advantage over modern modular homes other than perhaps shipping costs, but again their price isn’t much different from a modular home. The disadvantage I see is that their roof design doesn’t seem adequate for places with heavy snow loads. The house needs a peaked roof so at least some snow slides off.

      Just to let you know, we build our roof pitches up and above the structure itself, so they can be peaked for different municipalities. The few shown in the video were not required to have a significant pitch.

    Get out of the big cities and look at smaller towns. There are some absolutely beautiful 3-4 bedrooms homes in Wisconsin in the $150,000 range, and no, it's not 50 miles deep in the woods.

      Hi there, the units would be structurally tied into a foundation and our hinges are removed once deployed. it's as a permanent structure.

    Sure it's only 4 hour construction time on site which saves like 3-4 days otherwise, but then you have construction time off site which probably takes longer than a normal framed house.
    Also the price is about 5 to 10 times as much as a traditionally on site framed house.
    Giant waste of money and maybe worth it to some extremely rich person that just wants a disposable vacation home with a several month notice.

    Really despise how something that was meant and made popular by people more interested in cost effectiveness, saving and sustainability has become so overinflated. Makes me sick, honestly. If someone wants to pay that price, more power to them. But to me, it defeats the purpose entirely, despite being beautifully designed.

      there is a incentive to never really solve the housing issue. a lot of debt is tied up to RE investments and if they were to fall in value that would destabilze the whole financial system.

    This is not affordable lol. I’ve seen amazing tiny homes for a fraction of the price. This is a tiny home for rich people on the weekends, or for “kids” that want to take a gap year, but that also have rich parents.

    Yeah, hard pass when seeing the price - you’re better off buying a tiny home on wheels (convert it yourself or built from scratch). You can’t really say you found “inspiration” from India and manufactured something completely out of the price range for majority of the people.
