- A complete tour of our newest short term vacation rental property! These are before and after photos and a video walk through detailing what we did to take a $500k property to a short term rental valued around $1M. This is located in Gatlinburg, TN - the gateway to The Smoky Mountain National Park.

What I love about this house, is how unique it is. There are few straight walls - everything is somewhat round and curved. The rooftop lounge and game room are massive and certainly quite rare for this area. Most other cabins have smaller game rooms and limited outdoor space. We felt that if done right, this property could be one of the most sought after vacation rentals in the entire Smoky Mountains Market!
A list of things that we did during the rehab:
- Converted a 2 car garage into a large 450 sq/ft Home Theater room, fitted with a 120" projector screen and surround sound
- Repainted the entire house, both the interior and exterior
- Tore up all the old carpet and replaced with luxury vinyl plank flooring
- Redid the entire game room. We took out the old cabinets and countertops and put in new cabinets and custom made butcher block. We hung a 65" TV above the bar. The game room as so many different items to keep you busy and having a great time. Pool table, poker table, foosball table, conversation set, massive bar and 8 barstools and a full bathroom.
- The 2,000 sq/ft patio we outfitted with a rugged outdoor flooring and furnished with a ton of outdoor seating, dining table, lounge chairs, firepit, string lighting, daybed, cornhole, connect four and Jenga. This is the perfect space for an entire family to relax and unwind.
- We tore off the old deck that was falling away with erosion. We moved the hot tub to a newly built platform, sitting under string lighting with a view of the mountains.
- There was an old shed made of plywood. We finished the inside and put an infrared sauna, along with new windows so you have mountain views while relaxing inside the sauna.
- The house is thoughtfully furnished and can accommodate up to 12 guests
- We moved the laundry room from the main house to the attached guest house. We built a home office where it used to be so those working some while on vacation with their families have a space to work.
- The attached guest house is a dome and has super cool vibes. It has it's own fully stocked kitchen so if families want to split up for some privacy, they are able to.
- We installed a park style grill outside, along with a new grill station so people can enjoy the outdoors and cook up some tasty BBQ for their families!
- Custom mural to take photos with and capture fun memories to share with your friends and family online.

Random question: how many TVs do you have in that house? We have a property with 12 TV and cable is getting expensive. I’m looking for different options. What do you use?
We have 7. Only pay for cable for one box in the living room. The rest of the TVs are smart TVs so guests can stream whatever they’d like on their own
Do you come up with the renovation and design ideas on your own or do you work with an interior designer/consultant? Any recommendations or resources you can share on how I can develop this skill of figuring out what updates to make to a property?
We have done the design on our own. Honestly a lot of Pinterest searches !

The only thing we would do differently is understand and start the permitting process sooner for the renovation! D
Looks great Michael! Were you two "retired" at this time, or did you guys still work jobs? Looking at buying a unique fixer-upper and doing all the work, but I know it will be an intense few months working 50 hrs at the job, and 50 on the house!
We were still working our W2s. Granted we were both on our way out so our primary focus was the house any free time away from our computers.
And also most of the work was done by contractors so it was hands off except for putting furniture together on our end :)

Thank you so much! My wife and I designed it along with some collaboration from our investment partners on this property. Most of which we did a ton of research on Pinterest and then went to the drawing board of how to make every space of this property unique. Super happy with how it came out! :)
