    I own property in Tellico plains TN .I am constantly getting offers for my 6 acres. But they want to pay you way below market value . Probably China haha .NEVER ..

    I hear Sevierville can be expensive.
    In fact a lot of Tennessee is being bought by people from California and New York who are pricing out locals.

      I've found tracks of land for as cheap as 3k, though they aren't massive acres of land. You'd still need to pay for clearing, building, sewage, hook ups, etc., so depending what you build, and how close you are to utilities, the prices can vary wildly. If you aren't in an HOA controlled area, you could possibly build a decent tiny home or 2 bed ranch that is affordable, or even buy a manufactured home. The thing about buying in Sevierville is you'll stand a much better chance to sell the property at a decent price if you ever chose to, and if you purchase a big enough lot, and can manage to build a separate small house on the land, you'll also stand a very good chance of decent income from seasonal or long term rentals.

    Campbell County has become more expensive in the last few years. It is also directly within the prevailing winds of Oakridge National Labs. Do your research before buying land in east Tennessee.

    Be it Land or Homes, It would Be Awesome to Do East Tennessee, Separate from West, Especially, yet also from Central.
    These 3 Regions are Soooo Different.
    I'm Most interested in "Income Residence" & Acres of Land (2 - 75 Usable/Buildsble/Developable) in Eastern Tennessee, & Considering Some areas in Central... 😎😬🙃

    There used to be cheap land in Tennessee, but those days are long gone. Prices for even the worst land or worst unlivable house are outrageous now.

      You would have to travel for jobs..Amazon,fedex,vijon,Nissan are all major companies in the Tennessee area..if you can stand the commute

      Depends on the county as each county has different regulations. Septic disposal is the main concern. You can’t just dump your septic waste onto the ground

    tried to buy some land near Sulphur Springs.
    Woman wanted THEN THOUSAND DOLLARS AN ACRE !
    When I told her the land I bought back in MS was $750 per acre, she said, and I quote, "well maybe you need to carry your ass BACK DOWN there."

    Sevier county, due to it's proximity to pigeon forge and dollywood, has become a tourist trap. do not seek to live here unless you are upper middle class and want to feel like you're below the poverty line. i was a local that got priced out because the overall cost of living is too high and employers there pay well below market average. it disgusts me the level of ego and greed on display. and to think, my family has been there since it was a quiet farming town. i have other problems with that county but i think i have said enough. forget that dead end county. i ain't ever going back.

      THANK YOU!! ive been looking for this exact info for months now!! i was between, sevier county and knox county. but now that you say this, imma take some advice bc i do visit sevier county often and its a tourist attraction and the job market just doesnt look to promising for the cost of living

    I have land in Lexington TN. And we are looking to put a RV home base on that land. Where do I go to research information to find out if I can have an RV on my own property?

      @dryvonne1999- Contact your county or city clerk's office for zoning and or permits for your land. They should be able to direct to the right person. But if they tell you that your land is not zoned for RV's and you put RV's on your land anyway. You just asking for trouble.

      Call Henderson County DRYvonne. Talk to the zoning and planning dept or building dept. They will let you know what you need to do to find out about putting an RV on the property. Also if it is allowed. Thanks for watching!

      Your question answers itself .... If its "your" land why would you need permission ?
      And on the flip side , it's never "ours" truly , we just rent the land annually from the gov . Sad it is , truly sad.

    Except that thousands per day are moving to Tennessee yearly and the land isn't really cheap unless you buy recently logged hills that's not much good for anything but cooking meth which happens to be the gross domestic product of the Tennessee backwoods and they hate outsiders.
