    I just bought this house for under $12K Cash including the closing costs. I'll be doing a full renovation in effort to bring this house up to snuff to be part of my fleet of rental houses.....actually it's only a few houses, but many more are part of my dream! If you would like to see an intro video where I show this house, check this out. • My New House - Paid CA... I'll be doing detailed videos on this channel, where I share my thoughts along the way and Big Update videos on my main channel, The Homestead Craftsman. This video represents Day One.......the most daunting day of work on any house! For me, it takes a few days to shake of the feeling and really get your head around the project. Luckily I have days of demolition and tearing things up to let out those frustrations! If you have any good ideas let me know, when you're in the middle of a project like this it can be tough not to be blinded by all the work. Your ideas are a big help in deciding what to do.     My parent's flip at least two houses a year, typically when a decent fixer upper hits the market my step mom has first dibs being a realtor and my father is a contractor so they make for a great team. Growing up in the environment, I learned a lot about remodeling, properly gutting a house, the buying and selling process and now at 22 I just bought my first house to remodel! I won't sell it because it's a gorgeous 3 story farm house on ten acres of land with a decent sized barn but it will make a great family project. So far, I've replaced some of the wooden siding and have the exterior sanded down and prepped for paint and I know it's weird that I started from the outside but the lady that lives down the road used to live there so I wanted it to look nice for her. She's older and drove up the one day to find out what was going on and gave me the story of growing up in the house and how it was sold off back in the 80s to someone living upstate. Now the lawn is all nicely manicured and she stops by from time to time to see how the work is coming along.
    I don't have a ton of time to work on the house between work, school and the reserves but when I get a chance it's at least a 12 hour day that gets put in. Grab my dealt heavy duty radio, plug in my phone and crank the tunes to set the pace. Working on it is almost therapeutic for me and what's crazy is there's a good bit of furniture up in the attic still. I may have to make a video one day walking around the property.

      What is the normal profit off each house? I know it varies but if I went in as full time could I live off the profits.

      @@csb772 It's honestly a toss up and you never really know what you're getting yourself into and that's why it's best to hire an inspector to look over the house to search for any major structural faults. I don't know how the market is where you are, but here in certain areas of PA there are good deals on homes that were foreclosed on or gutted. The last house we did was a 3 bedroom, 2 bath farmhouse that was abandoned for 13 years. The entire house was a gut job, all of the old plumbing and wiring was tore out, the plaster was tore out, we took off two shabby additions, replaced the base flooring throughout most of the house also new shingles, new siding and obviously all of the framing work on the inside. All in all, the house was purchased for $25k, there was roughly $80k spent on the total remodel from top to bottom and the sale price was $145k. Now obviously there's quite a few details left out, there was a roofing team that came and did the roof as well as an electrician that was hired as well. I believe the final figure after all was finished was roughly $30k profit.

    Wait, don't cover or repair the floor yet!! You can cut through the the floor where needed to run plumbing rather than down on your back in the crawl space so often!
    One supply pipe the the back wall for the bathroom and kitchen. And one for the sewer line. Then you can do the in wall piping for bath and kitchen which appear to be all on the back wall. Hope it's not too late?

    Love these cheap houses!. They helped make me a millionaire!
    I bought one for $9500 last may and we are almost finished. It is NICE! It was a total rehab we stalled to do a couple others.
    A couple years ago I bought a nice dirty 2/1 brick on an acre for $8000 cash as a foreclosure and found it had an old mobile on the acre too. I rent them both now.
    I have 12 mobile on 23.5 acres I have that I mostly got for "free" or nearly free and moved to my place. I gross about $8000 a month on just the mobiles.
    I bought a 6-plex last may for $26,000 and got it all rented by November.
    A few years earlier I bought a triplex for $12,000.
    In January we bought a REALLY nice place for 3/2/1 brick for $37,000 cash as a USDA foreclosure.
    Next is a doublewide on a 1/2 acre that I picked up for $4000. We put on a roof but it is a total gut inside.

    I've worked on a lot worse. My wife and I bought one for $65k, spent $25k and sold it for $238k but we did all the work ourselves and it was our first time doing any kind of construction or remodeling...if we can do it anybody can! I love what you are doing...bringing it back to life.

    I bought my house for 60k (super low in my local market) in roughly this shape, gutted the whole thing and rebuilt from the ground up, new plumbing wiring insulation.. the whole nine. It’s a much better way to do it than buying a turnkey home if you have the time and are capable. This little place has a lot of potential!

I also like how they walk you through the many different steps of construction, which is important for the less experienced like me.

    Does no one here watch Texas Flip and Move? Or Fixer Upper? Or any type of remodeling show at all? It's ALWAYS a better idea to remodel than it is to tear down and rebuild. As long as the basic structure is in good shape, you've got the bones to work with and make your own. Too small? Add on some space. Don't like the floor? Replace it! When he's doing the work on his own he doesn't have to pay for labor. Might take longer, but the work gets done... So many of y'all are so clueless. I'm so glad y'all live such privileged lives in your large $300k+ houses. But this house when fixed up could easily make a nice home for a couple starting out or single person or a retired couple looking for something small to retire in. Y'all know tiny houses are the trend right now too?

      I'm glad a lot of people feel this way, they are the ones I sell it to once it's done. Looking at this house is sort of like meeting an animal before it's eaten, most people can't handle it. Once this house is done no one will know what it ever looed like, it's just getting judged cosmetically.

      omgubler My grandfather's house was taken over with black mold and hasn't been lived in for almost 15 years. He passed away and I'm selling the house with a heavy heart knowing I can't fix it myself. I was expecting the gentleman who is purchasing the property to completely rip the house down. He is gutting everything. He suspects damaged pipes to be the source of the mold as mice now live in that house and the mold levels are almost gone. He is inviting me to see the house after it is remodeled. I know my grandfather would whoop me senseless for selling it so cheap but I know it's with someone experienced in renovations.
      I'm actually purchasing a small 3 bed 1 bath less than 1k square foot house. It's cheap and for me and my 2 pups it's plenty. I don't understand the fascination with huge houses. They're expensive to buy, expensive to maintain, taxes are expensive on them, and utilities are through the roof. Small and cozy is the way to go.

    You need to put a sealer on the block walls thats why the paneling buckled too much moisture getting in.

      Travis In Canada OSB on the floor eh? What are building a canadian doot shack? Why not 3/4 T and G? I'm going to watch the other videos on this rebuild, all things
      considered I would have ran a PT box and floor joists as well. Sure it would take some work but if your addressing the plumbing and subfloor it would all be right out in the open. Some bracing and a jack and you'd be looking good. Concrete or stone pad while your in there for good measure. Its all money, I know but in the long run you'd be better off. I'd run my drains down beneath and go underground with my water main and up through the exterior wall (right through the brick). Set up your electrical and water hook up in a shed fasion along exterior wall so that all your services are accessible without a crawl space below. PT again on your interior walls against the concrete, KD on partition walls. Corner off the water heater then run the plumbing and electric normally and avoid future problems.

    Seeing you tear down the walls made me remember tearing down a wall in an old church. There was 2 layers of chicken wire under the dry wall and over the studs. No plaster or anything like that. Just chicken wire over studs and under drywall.

    Just a quick tip. When you were cutting those holes on the floor. Try putting the blade on the saw reciprocating saw upside down and cut. Its easier to cut and you have more control over the tool, as you're using the tools weight to your advantage to make the cut.

    It’s amazing how you do this all by yourself! 👏🏼👏🏼We did our kitchen and it was hell and the sink still leaks lmao!! It stopped then got moved a lil bit and now it leaks AGAIN!! It’s the drainage pipes that leak. 😒

      Nutritional yeast powder while I was eating it on something. Now, every time I get around anything at all in the air, I have a really hard time. I was extremely ill for over three years, and finally have gotten on meds that treat my lung damage. Just one mistake.. All that dust in renovation, and I see a lot of people who don't wear masks. It really does only take one time and only with a small amount. Your body makes tumors to surround the foreign particles in your lungs and it takes off from there. I love seeing people wear masks.

      Thanks, but US houses are not flying away on a regular basis.....we just happen to have a lot of tornados, which will tear down about anything and experience serious hurricanes, I personally would not choose to live in those locations for that reason. Built right, a wooden house will last lifetimes. Masonry, stone houses are nice, but they have their downsides as well.....for example, they can collapse, where wooden structures will give signs of issues for years before something happens. I like both, but as far as working on, a framed house is much easier to alter. Cultures build with the material that is most common, we have tons of trees, specifically softwoods that are used to make construction lumber. Just some thoughts.

      Yeh I thought the same. The entire floor should have been replaced. It wont last much longer and you don't want to have to rip it up again after the building is refurbished.
      Plus if a tenant goes through that he could end up in the shit

    The house I'm in currently has cement floors and it's awesome. They're heated in the winter, and in the main area (kitchen/dining), it's painted really beautifully. I'd love to buy something like this, it would be a lot of work to renovate but so so great when its finished! 😍

    I kind of figured you wouldn't be satisfied with putting some lipstick on that old fixer-upper. With the housing market being tight, you might be better off doing some really nice finishes and selling it.
    Either way, can't wait to see what you do next. Also, would be nice to hear what you're doing with your Tiny House.

      Lipstick would have been fine for a little while but I just want to get it out of the way. As a rental this house is perfect, doing the renovation will make me be pretty maintenance free for 10-15 years. Renting it basically sells it over and over again, especially on this less expensive stuff. Basically renting is just holding the property till you want to sell. Thanks for watching.......oh, tiny house is on hold to work on all this kind of stuff, but it's still around.

      I usually pay between 4-10k for my investment properties. But i guess its all about the location, in my area i get much more for 12k.

      Ha, that's ok. No twin and my brother is taken as well. There's plenty of people out there, just hang around a quality crowd. Meeting people of a mutual interest is the best way over people who go out hunting.

      A structural block house is WAY more durable than a wood, or brick veneer house. You can put whatever siding you want on it to appease your vanity.

    You bought a property. Doze the building (its not a house!) and build a house on that plot of land. Living in that building I wouldnt even after renovation - you dont know what the walls/floor and roof are hiding of secrets such as mold, fungus, animals :/

      Would be more worried of mold, fungus can be bad and so are termites in areas but mold will kill a person. Like the idea but mold would be my concern

      He said he went under it to look at the pipes so he has a good idea.
      It's breeze block walls and he removed the entire interior so he can see theres nothing in the walls.
      If he demolishes it he will need to lay new foundations for a bigger property, and who's to say if bigger houses sell well in that neighborhood.
      The fact its built if breeze blocks and that he got it for $12k would suggest not.
      It's fine and well building a nice big house but that costs more and he has to recoup that.
      He could turn this one into a beautiful little property for only a few thousand bucks, and potentially double it's value. That's an easy win

    seal outside and inside frame over interior cinder block with aluminum studs spray foam insulation and stucco external cinder block. rip up all that flooring and put new sub floor in

    I love these videos. You are brave. You gave me the courage to rip up my living room subfloor and sister the joist. I had been avoiding it. That look like so much fun. You got a great deal bc you can do the work. It would only be a bad deal if you had to pay other people.

    Have you considered painting the interior side cinder block with moisture block basement paint? It might help with moisture seepage and prevent any new materials from being ruined.

    never thought of doing demo that way with a crowbar to pull off old sheetrock. that actually works pretty slick and alot less mess than normal sledgehammer making holes.

      Works good to take one side of the wall down, then I use a tamper for dirt to knock if off the other side, knocks it off in bigger pieces.....ceilings I use a sledge hammer and potato fork, but it's messy!

    Great job! That’s exactly how I started and most people said, you will not make any money! Today I am a self made millionaire.
    Instead of renting think about rent to own. You get a large non refundable down payment then part of monthly payments go toward purchasing and part goes to paying rent and tenant is responsible for all repairs and maintenance. If they tear it up and move on you have that large down payment to make repairs.

      I've considered it, we'll see. I'm thinking right now that renting it and selling it later would be best. While I could make money selling it now, I think it may be better to wait for the value of the location to rise and sell it later. The brunt of the work will have been done, any work to prep it to sell later would be mainly cosmetic. It never hurts to to have another rental property. Thanks for the thoughts.

    Use your sawzall to cut out chunks of drywall, then you can take them out in larger pieces: less work and faster. I've done a lot of demo. Just go carefully around outlets. Beats swinging a crowbar

    I honestly don't think those black spots are smoke damage. It looks a suspiciously lot like black mold. Thing is when it comes to those panels, that they trap moisture between the panels and the wall, leaving ideal conditions for mold to grow in. If it gets bad enough, then the entire wall has to be torn down and build anew, which sucks if that's how it is for the entire house. What gave it off to me was the bulging panels. That is a clear sign of moisture trapped between the panels and the wall and the moisture will cause something to expand, usually the weakest part which in this case is the paneling. My father bought a house that had a similar paneling all over the basement walls and when we tore off the paneling, the walls looked a bit like the walls seen here. Smoke damage usually don't go behind the wall covers and if that is the case, then whatever covers the walls will always be far worse affected than the walls themselves. A good tip would be to always get the walls professionally inspected for mold, even if it doesn't look like mold. The vast majority of mold networks are hidden, a logic which lies in the rule to never eat bread with mold spots on after removing the moldy spot. Cause the network can easily have stretched all the way through the bread. Same goes for the walls of a house. The vast majority of any fungi network isn't visible to the naked human eye and needs a professional to take a look at. Just a tip :)
    EDIT: I do see the smoke damage down the walls, but I don't believe the black spots are smoke damage.

    I'm glad you went with full renovation as that place definitely needs it! I hope you decide to double floor that place as well and I would use plywood sub floor and then you could put whatever type of top floor you want, hardwood, laminate, etc.

    Living room would be gorgeous with some American Clay on the walls. Good option for the moisture problem too. I know...you are just going to rent it...so a coat of Thoroseal and some paint would do the job.
